In the spring and summer, the walk through StuyTown to the apt is lovely, but it quickly gets tedious and long (15 minutes from the train!). This makes social life just that much more effortful, especially since those 15 minutes aren’t through normal, restaurant or bar-packed streets, but rather through Stuytown alone. I did like the east village/alphabet city, though, and in-building washer/dryer, + ac, is great! The M23-SBS bus is a Godsend at this building. If you have a dog, the dedicated dog bathroom zone is right across the street, which is incredibly convenient! I loved all the green spaces/parks of Stuytown, near to the building and far, as well as Stuytown Cafe :) Cons: I didn’t love that the only way to dispose trash is through a tiny trash chute, which makes bigger trash disposals difficult. It’s also quite a far walk from the Ave A L entrance, which is the closest. Since many of the 2-bedrooms are conversions, there’s no windows in the living room, which, while common in NYC, is quite difficult to live with, especially come winter months with less time outside.”

AC is a fixed cost which is helpful in both the summer and the winter - in the summer it can be run without fear of a high ConEd bill, and in the winter it's helpful to offseat the steam heat. Stuytown is an urban oasis in the middle of Manhattan and this unit is far enough away from the street to avoid noise but close enough to avoid a 15-20 minute walk to the subway Cons: This particular building seems to have a disproportionate amount of issues with ConEd. At least 1-2 times per month we receive notice - often last minute - that we will not have hot water or heat for 12-24 hours due to ConEd repairs. A lot of Stuytown residents have lived here for years and are locked into hundred dollar rent controlled rates. There's a outspoken community of older original residents who are outwardly unhappy with the decision to sell Stuytown to Blackstone, and they're equally unimpressed and outspoken about changes in policy and programming designed to make the apartments appeal to a younger client base - concerts on the Oval, allowing dogs.”

Would have to go on mute on Zoom calls during work when I heard sirens because they’d drown out the call. Living in a constant state of alarm is stressful for your body and bad for your health. Also we got lucky with our neighbors but the walls are very thin so pray you have quiet upstairs neighbors.”

They switched their billing system during our lease, which resulted in us unknowingly underpaying by about $20 a month (on a $5k a month apartment, split 3 ways). They then charged us a $50 late fee for each month, but never notified us at all that we were underpaying (which only happened because they changed their payment portal, and the portal did not update our rent amount correctly). At the end of our lease they snuck in a cool “you actually owe us hundreds of dollars”, and it became very clear that they had intentionally declined to notify us so that they could charge us the late fee. Horrific.”

If you need to insulate the pipes so they give off less heat or wrap them in some sort of rope like I did and as a bonus it looks cute as a decoration. We didn't have a bad experience at all when it came to pests, but if you are unlucky and reside next to a "not so great" neighbor, that can turn around very quickly. Cons: Stuyvesant Town is a great place to live, but I want to move whenever I deal with property management. From essential to complicated apartment repairs, they will make you want to pull out your hair. I regularly lose hot water in my apartment, and it will take me weeks to reach out to management every day to restore it. My refrigerator was leaking water, flooding my kitchen for two and a half weeks before they sent someone out to fix the problem. My microwave, which is part of the unit's oven system, broke, and management is ignoring my emails. I could go on, but you get the point. I have had a lot of questionable landlords in my 24 years of living in NYC, but Stuyvesant Town (owned by Beam Living) is the absolute worst if you have any problems with your apartment. I know my neighbors share the same frustration.”

Maintenance requests are done with little care and they routinely damage things in the process. Upper management needs to be stayed on top of in order for anything to get done properly. Minimal care and sense of urgency unless you make legal threats. The walls are literally paper thin. Any given day you can regularly hear apartment doors slamming, people walking up and down the stairwell, neighbors talking or even sneezing/coughing, walking around above or below, or blasting music. Invest in a great pair of noise cancelling headphones and come to terms with that everyone can hear everything and anything you are doing in your apartment 24/7. The laundry room is an absolute disaster. Machines are constantly broken and eat your money. Stuytown continues to raise prices YoY. It’s honestly more cost effective to just send your laundry out vs paying their crazy prices. Dryers barely work to dry your clothes and the temp settings do not work either. Advice to landlord: Take care of your tenants by doing quality apartment maintenance vs trying to upsell future ones on all the new renovations that are only in a small % of the apartments. The photos at leasing office are fooling nobody! The apartments do not look like that. Lastly, all the work being done to the grounds is great, but the entire neighborhood comes and uses them and the residents have to pay for YoY upkeep charges. Nobody ever checks the oval space, basketball courts, outdoor gym, if people actually live there.”

Laundry in building is expensive and dryers don’t work very well ;( I complained about this though and they did full dryer repairs in my building that did help). Not a ton of significant cons; I’m just ready to move into a nicer space in a different area.”

Separated from the city so it's pretty quiet. Right by the east river bikeway. Garbage chutes. Looks expensive, but I'd argue it's a very "fair" price for everything you get. Cons: the building is solid concrete, so sound travels through walls. Sort of has a "projects" vibe to it. Amenities cost more money, including the gym, package reception. Separated from the city, I had to walk like 10 minutes to get to 1st and 14th. Doesn't really feel like you're in an NYC neighborhood, feels more like a gated community or a University dorm. No roof access. Advice to landlord: Open up the lawn for access when it snows!!!”

Only other pro was them letting us break our lease early as they would not provide any more security or compensation for feeling like we were in jail as we couldn't step outside without feeling we would be attacked from a known assailant that continued to harass and steal from us. Even after we caught him and had him arrested 4x. Cons: They don't care about your safety, continued theft, negligence from management. Living amongst rent controlled tenants that seem to be borderline homeless/drug addicts. Cant fit regular size trash in compactor. cant fit Large couches in elevator ( needed couch doctor to cut ours in half to fit in). elevator is constantly disgusting with smell and visible snot and saliva. some tenants smoke in their units ( even though its not allowed). Packages get stolen constantly, bikes get stolen. Unresponsive security teams. Advice to landlord: take care of your tenants.”

When something was broken, they reach out quickly and fix issues. And as soon as Covid-19 happened, they put sanitizer in the building and share the information. Cons: old apartment so water pressure is not really good. and when I use AC, smells little bit of humidity like mold. Advice to landlord: If you check inside apartment really well before new tenants move in, would be perfect”

Also, the concierge for the development is located in the building, which makes Amazon returns easy as you can drop off packages there. You must exit the building, however, in order to enter the concierge space. Management is excellent and apartment maintenance requests are addressed quickly. Cons: Walls are thin so if your neighbors are noisy, it can be a problem. Cell phone reception is fair and calls are lost occasionally. Advice to landlord: Keep up the good work!”

Multiple ways to pay rent (bank account/check/online) decent room size. Family community and plenty of kind people. Many outdoor activity spots with fountain, basket ball courts, plenty of trees, movie nights, cafe on spot, ice skating in winter and on site gym. Cons: Very expensive apartments. COVID dropped prices $700 on price and you cannot renegotiate your lease until it is expired. Walls are thin, getting out of lease is near impossible and need to pay 2x month’s rent to leave and they keep security deposit. Management heavily disorganized. Black stone owns the property and uses beam living as their property management Service. If you want extra amenities (study lounge, gym kids babysitting area) you will need to pay through the nose. Advice to landlord: Work with your tenants to provide rent negotiation even when they are in the middle of a lease. Have a program for tenants to mingle with each other. Other than that, keep up the fantastic work!”

The walls constantly had problems with plaster buckling and paint peeling. There was a black soot in the air due to the power plant being nearby. Advice to landlord: Install screens on the windows and better filtration with the air units.”

We ended up living out because it was so loud and nowhere near finished. Advice to landlord: Rent discounts for buildings facing 14th street for construction noise”
