“Unit 2b Pros: A place to sleep Cons: The front door lock was broken for a long time, the stairwell and lobby were never cleaned, persistent package thieves. A homeless woman slept in the lobby for about a week while I lived there, and nothing was done about it. I had to file a complaint with the attorney general to get back my security deposit. I also received money in a settlement for the poor treatment my partner and I endured as tenants living here. Lots of trouble with water leaking from above units into our bathroom and kitchen. Management never responded to repair requests unless you contact 311 multiple times. They never covered the deadbolt hole in our door. They moved us in without a working lock on the door. They never properly fixed a hole they put in the wall after they came to fix an electrical issue. When we moved in, we also lived without a working stove for three months. The water heater was unreliable, I often took showers at the gym. In one year of living there, my partner and I persistently dealt with roaches and mice. We kept our food very tidy but the pest control was awful. Barely any help from management beyond an exterminator every three months or so. I could never contact the owners; even my lawyer had trouble with keeping in contact with them. They always gave different phone numbers, emails and addresses and would conveniently "lose" any certified guaranteed mail I sent. Advice to landlord: Acquire some human decency”

— 145 EDGECOMBE AVENUE · Manhattan“Pros: My apartment was cute but they lied on the apartment listed and posted pictures for an apartment that definitely wasn’t mine. Cons: This building is a shitshow. Swapped management 3 times in the time I was there. Mice and roach infested across all floors. We went without hot water and heat in the whole building in winter for nearly a month. Sewage was leaking from the apartment above into adjacent apartments and went unresolved for nearly a year resulting in mold. Mold across multiple units. They had deceptive renting practices and previous management wasn’t clear about rent stabilization rent increases. Hopefully it’s in better hands now but 0/10. Only good thing were the neighbors and location. Advice to landlord: Take care of your tenants.”
“Pros: Renovated unit, nice quiet neighborhood, friendly neighbors Cons: The stairwell and lobby are in total disarray: peeling paint, dirty gum stained floors, worn out stairs, crumbling sheetrock and water leaking from roof. Maintenance requests are almost never fulfilled. Exterminator is supposed to come once a month but never does anymore. Renovation in unit was done cheaply and poorly, for example they bought a fridge that was too big so they just ripped open the sheet rock so it could jam it in, leaving gaping holes in the wall. They also never painted our door. Such a ripoff for the price too. Advice to landlord: Give your tenants the conditions your tenants deserve or get out of the building management business.”

Cons: The mice infestation that began in the summer. The dishwasher repeatedly breaking and having long delays in its repair. The heating pipe in one bedroom that rattled all winter. The shoddy renovation on our apartment. Advice to landlord: Be responsive about repairs and pest management. We called several times to be given the runaround.”
