“Pros: - Location, cleanliness of neighborhood - Building managed shuttles to/from the subway (great for cold, rainy weathers to not have to walk avenues) - Staff (supers, maintenance, doorman etc) are experienced and super nice - Pets allowed Cons: - Cleanliness of the building could be better particularly hallways, near outside (pets urine etc) - Building itself is dated structurally vs other buildings in the neighborhood - No rooftop Advice to landlord: Upgrade interior including units”

“Pros: The staff is very friendly. The amenities are great and not just for show. The rental office is very sensible. Overall, I am very happy with the building. Will renew and would move back into the building. Any issues/repairs are usually handled within 24 hours. Cons: They cheap out on the HVAC and appliances (the oven ranges, fridges, washer/dryer, etc.), which means that they break often. However, they are quick to fix them (which usually means swapping them out). The floors are cheap plastic faux wood, where the thin decorative layer easily breaks.”

My rent was not raised a crazy amount which is also nice Shuttle that goes to Columbus Circle during commuting hours on weekdays is a wonderful perk Cons: My unit has/had a cockroach problem. Although the building was relatively responsive in trying to fix the issue, it seems like the building might have a larger problem. A decent walk to the nearest subway station, can be slightly annoying since the shuttle only runs weekdays during commuting hours The dog poop and urine outside the building can be overwhelming. The building does power wash often, but unfortunately they can’t keep it clean at all times.”

Mgmt sponsors events (e.g. free ice-cream, discounts at local shops) to increase sense of community in this massive (1,000 apts) building. Cons: Lobby feels a little dated (but it's spacious and functional). My apt was broken into and I'm sure it was an inside job but I don't think that mgmt took it seriously (they cooperate with police, but when I stated who I thought it was they were dismissive). Also, this wasn't a problem for me, but my neighbors said they had a horrible cigarette smell wafting into their apt on several occasions (even though this is a smoke-free bldg) & mgmt did nothing to help stop it.”

Definitely not as swanky as the newer LIC buildings but great for Manhattan overall. Doormen are great as well and I’ve enjoyed living here. Cons: There is a cockroach problem in the building. I didn’t think it was so bad when I first moved in (I saw one every 4 months or so). Now I see them on a consistent basis even though I keep my place clean. Also lots of dogs in this building if you don’t like dogs, and gym membership is a little pricey Advice to landlord: There is a cockroach infestation in the building”

Advice to landlord: Again, the dog pee thing ^”

Doorman and maintenance staff is really really nice. Cons: Poor sound insulation: thin walls and doors with gaps underneath. Terrible old AC/Heating units, making incredible cracking noise when working, they need real replacement. Shower nozzle was awful. Advice to landlord: Replace AC/heaters in poor condition.”

Really nice apartment, good view, great location. Maintenance is quick and effective and communication is done really well. Cons: Maybe this is an issue on my floor only but the dogs bark incessantly. Prices were raised quite a bit, seriously considered moving but was able to negotiate something. Advice to landlord: The space is lovely, I just wish the rent was cheaper”

Cons: Have decided to raise rents on longtime tenants who stayed during COVID and didn’t break their leases. Our increase was close to 30% and are forced to move. We know some who saw even steeper increases. We expected an increase —. It not over $1200/ month Advice to landlord: Value your longtime tenants who have made a home here.”

Most things are handled electronically which is so convenient (maintenance requests, packages, rent, etc) I always get a same day response on maintenance requests. Everyone that works here really goes above and beyond to make sure I have all that I could want or need. Cons: The only con I can think of is that the outside of the building does sometimes smell like dog urine. This is a very dog friendly building (which i generally love) but some pups don’t seem to be able to hold it to cross the street to the park so the smell can be strong at random times. It’s not an every day occurrence.”

Long-term residents (10, 12, 14, 26 yrs!) are being forced out. Renovated units give up kitchen & bathroom storage and closet space, so less functionality for almost double the money. Noise from unit renovations can be annoying. Inefficient in-wall units for heating/cooling need to be upgraded/fixed since apartments are drafty and cold in the winter, stuffy in the summer, leading to expensive electric bills. Advice to landlord: Work with long-term residents to find a reasonable rental cost. Enforce noise restrictions. Be good to the staff, who keep tenants happy.”

They are rude, disrespectful and will flat out lie when you present them with facts. They are very subjective and give rent reductions to male tenants but are difficult and biased against female tenants. The elevators are always out of service, construction in the building is non-stop, and the water is turned off frequently. If you're looking for amenities, keep looking, the only one here, the gym, has been removed. Not worth the price they are asking. Advice to landlord: Hire new leasing agents who know how to professionally deal with tenants.”

Inefficient hvac units lead to large air conditioning bills in summers Advice to landlord: Keep the hallways between 70-72 degrees in the summer and not 80 degrees. They hallways are way too hot. Fix the cockroach problem.”
