— 309 GOLD STREET · Brooklyn“Unit 17C Pros: -no fee amenities -couldn’t hear neighbors from our apartment -close to many subway lines (A/C/F, G, N/Q/R/B) -great maintenance crew and doormen -timely replies to maintenance work orders Cons: -you can hear people in the hallway from inside your apartment -they wanted to raise our rent by $1000 in an already high rent building (we were paying $4,500/mo for our 1 bed) -can always perfectly hear the cars/commercial trucks honking and the sirens from NYPD/FDNY even with our windows closed -you live next door to NYPD/FDNY so there’s often road closures -difficult to find street parking nearby apt building -parking spot was $500/mo Advice to landlord: maybe don’t raise good tenants’ rent by $1,000 after one year of no issues. plan a deal with the parking garage owners to give tenants cheaper monthly parking.”

Cons: -Amenities: Dated exercise equipment and lobby furniture. -Cleanliness: Common areas are not cleaned frequently due to short staffing and limited capacity. -Policy Violations: Neighbors smoking marijuana inside their units, against building policy. -Congestion: Congested sidewalk in front of the building due to NYPD personnel parking. -Safety Concerns: Occasional encounters with individuals with mental health issues from a nearby women's shelter in front of or near the building. Advice to landlord: Improve communications with tenants by adopting a more proactive approach to addressing building-related and operational issues. Regular updates and prompt responses can greatly enhance tenant satisfaction and overall building management. Additionally, hiring at least two more staff members will help meet the demands of maintaining the building properly and ensure common areas are kept clean and well-maintained.”
“Pros: Great views, mostly nice residents Cons: Terrible management, no noise control, doormen couldn’t care less. Allowed homeless people in to use the pool showers/bathrooms. Lost and threw away packages. Apartment wasn’t ready for move in, and they tried showing the apartment without proper notice or consent. Didn’t treat leaks and then just painted over mold.”

— 309 GOLD STREET · Brooklyn“Pros: - Elevator and doorman building - felt pretty safe - pool/gym is a nice touch but pool isn't even open super late - staff is friendly Cons: - the actual apartment is built from cardboard. one of those luxury high rises that doesn't have any character - no ventilation in bathroom - doesn't maintain cool (AC pretty much always has to be on otherwise it gets super hot) - my kitchen had no drawers (really) - pool not open past like 6pm - not a good area (no neighborhood bars or restaurants)”

Cons: It became hard to live in the area when 2020 hit and tenants would always let their dogs do their business right at the entrance - there were always flies and bad smells at the lobby.”

— 309 GOLD STREET · Brooklyn“Pros: Nice modern building relatively close to transit. The views from the roof are amazing. Gym is open 24/7. Cons: The quality of the apartment fixtures is low. Apartments were built shoddily, and it shows. Water is EXTREMELY hard. Bathrooms don’t get much ventilation, so moisture gets trapped and produces a smell over time. Apartments have trouble maintaining heat or cool. The moment you shut off the air or heat, the apartment loses all the cold/heat, which leads to high electricity bills. Everything just looks nice and then you touch things and realize the whole building is basically just made out of plastic. Advice to landlord: Honestly, tear the whole thing down and rebuild with central air. Or renovate apartments with more durable fixtures and seal any gaps that cause the building to lose its temperature.”

The building itself is cut off from the main Downtown Brooklyn area by Flatbush Ave on the west side and feels very isolated. On the north side, the building is cut off by the freeway, and on the east side of the building is the neighboring projects. During our 1 year stay there, we were witness to 2 separate shooting incidents. On one occassion a customer at the Johnson Gourmet deli across the building was shot in the leg. The area does not feel safe to walk around at night. Also cooling costs can get very expensive for the apartments higher up due to sun exposure, especially apartments with panoramic windows. And the windows are only cleaned once every 2 years. The gym is really small, and it can be hard to get a full workout in because of the crowds. There are only 3 elevators to share between all the floors. More often than not, an elevator would be out of service either due to maintenance or someone moving, and the wait to get to the ground floor would be incredibly long. Advice to landlord: Clean the windows more often.”

Cons: Mgmt not as responsive as that of similar buildings, often rude. Maintenance requests often had to be submitted multiple times for attention (broken A/C, ceiling leak). Pool policies are ever-changing and enforced by rude lifeguards (no guests, frequent closures) - barely use this amenity as a result. Frequent/unannounced amenity (gym, roof) closures. Frequent non-working elevators. High turnover of supers. High turnover of residents coupled with frequent short term "subletting" of units. Not the building's fault, but there is loud construction nearby during weekdays. Immediate area lacks restaurants, bars, shops. Advice to landlord: Be more responsive to tenants.”

Windows are always dirty only cleaned every 5years and even when they clean them, they stay dirty because of the grime. No showers at the pool do water is filthy!!! When your washer/drier/ac break (which happens often) you wont be helped for weeks. Lots of reports of water damage & lengthy unresponsive management. Unsafe elevators Advice to landlord: Change the property manager. Visit the building sometimes and see for yourself.”
