“Pros: Laundry in basement, reasonable rent and increases are also reasonable despite not being rent stabilized. Large bathroom and good layout for a 2 bedroom. Walls are thick so you don’t hear your neighbors much. Mgmt company is responsive. Super is responsive and lives down the street Cons: Things are just a bit dingy. Very dusty, peeling paint, apt wasn’t properly cleaned between leases. Dishwasher doesn’t do a good job cleaning. Can be a bit hot, packages get stolen a lot from the lobby Advice to landlord: Install buzzers with a camera so residents know who they are buzzing in to reduce theft.”

— 238 EAST 87 STREET · Manhattan“Pros: Older building with good access and clean facilities. Cons: Management can be hard to get in touch with but the onsite supers will respond when texted or called.”

“Pros: great location, charming apartment, washer dryer in unit for ours, clean and renovated kitchen and bathroom Cons: noisy neighbors, walls are NOT sound proof, neighbors smoking cigarettes comes right through to our apartment. Advice to landlord: make non smoking”
— 242 WEST 10 STREET · Manhattan“Pros: Present super who does a good good managing snow/heat/erc Cons: Building ownership is a mess. They’ve switched rent and laundry payment systems without telling people, impossible to figure out who you are supposed to submit info/questions to”
— 41 BEDFORD STREET · Manhattan“Pros: -love the location -management is responsive Cons: -the super wasn't very responsive but he left the job and is being replaced by someone else so hopefully that person is better Advice to landlord: n/a”
— 1435 1 AVENUE · Manhattan“Pros: New super very responsive No pest issues Quiet building Cons: Packages stolen frequently Management company can be difficult to deal with and slow to replace broken appliances”
— 415 EAST 73 STREET · Manhattan“Pros: - LOCATION -RENT COST Cons: Trash handling Walk up Pests No central A/C Lost packages No doorman”
— 1435 1 AVENUE · Manhattan“Pros: Some of the neighbors are really sweet and the rent is reasonable. The noise control between units is solid. Cons: I’m in one of the FN units which has a bedroom facing 1st Avenue. The street noise is absolutely deafening. Additionally, since moving in we’ve had a fruit fly infestation that persists after exterminators and constant cleaning. The building also lacks laundry facilities and isn’t well maintained”
— 1435 1 AVENUE · Manhattan“Pros: loved it here, so picturesque. great tenants in the building, everyone was super nice and respectful of the shared space. loved how they would decorate for the different holidays especially. Cons: honestly it was great so I don't have any complaints. they did try to double the rent so we moved out. :(”
— 217 WEST 11 STREET · Manhattan“Pros: Wonderful live-in super, very clean common areas, nice laundry room for size of the building, easy trash/recycling disposal Cons: Management took 10 business days to respond to any emails I sent. They also raised my rent $1k a month. Advice to landlord: Respond to your tenants - you won't have any if you continue to jack up rents and subsequently ignore them.”
— 217 WEST 11 STREET · Manhattan“Unit 6 Pros: the building was well maintained apartment was decently renovated street was beautiful and quiet cannot beat the location Cons: the management company was incredibly rude and impossible to get in touch with. over the course of 2 rent renewals, they raised our rent by $2100/month. Advice to landlord: Get a hold of your management staff and stop egregiously raising rent on nice, clean, respectful, friendly and always on-time paying tenants.”
— 217 WEST 11 STREET · Manhattan“Unit 5C Pros: Great area. Next to a lot to do and eat. Lively on 2nd Ave, but quiet where apartment is. Cons: Water bugs here and there”
— 415 EAST 73 STREET · Manhattan“Pros: Very good location, next to all transit. Friendly neighbors(except drug attic living on first floor who steals all packages and has numerous “friends” over Good lighting and heating, hot water. Cons: Extremely un sanitary. Have seen “live in super” as listed who doesn’t live here, once in building within my 10 months living here Garbage closet is horrendous!!!!! The inside of the closet has not been fully cleaned scince I’ve moved in. Tenants are scared to open the door as mice and cockroaches are INFESTED in there crawling out which leads everyone to putting garbage along the lobby hallway outside. Whole building is completely infested with cockroaches and mice Advice to landlord: Get a super who actually interacts with the tenants. Welcome the tenants in with the super to allow him to introduce himself( super left my house keys under a mice trap box 3 blocks down and took picture saying it’s under it and have still never met face to face. Hallways has not been mopped in months!!”
— 1435 1 AVENUE · Manhattan“Pros: Building is pretty quiet. Buzzer system in entrance works well. Garbage in stairwell of lower level very convenient and glad it’s not dirty out in front of the building. Laundry conveniently located in lower level as well. Super on site and same-day response to requests. Cons: Typical NYC cons. No elevator for 6th walk-up. Lobby packages frequently stolen. Stairwell needs a good mopping. But overall pretty clean”
— 415 EAST 73 STREET · Manhattan“Unit 1F Pros: First year living there was great- I did see a roach but they were prompt in fixing the issue. Garbage area is well kept, neighbours are generally okay Cons: Roaches in my second year living here have been out of control. Also mice seen multiple times in the building. Management doesn’t respond and the super Is not always helpful Advice to landlord: Treat the entire building with pesticide monthly!!!! There is a an infestation!!!”
— 415 EAST 73 STREET · Manhattan“Pros: -Issues like lights being out in the hallways or smoke detectors beeping are addressed immediately. -Super lives in one of the buildings and can come up to check something out immediately. He's usually nice... but see note in "cons." Cons: -Dryers were out for probably around a year and there is always at least one washer out of commission. -Cockroaches are an issue. -Garbage management leaves a lot to be desired. And there is no composting. -Super can be a bit passive aggressive. Advice to landlord: Step it up. Rents continue to increase, but quality of building isn't as buttoned up as it should be. Especially for what we're paying.”
— 238 EAST 87 STREET · Manhattan“Pros: Location. Beautiful, old lobby. Pre-war details. Original fixtures, etc Cons: GPG Management- retaliation for reporting warranty of habitability issues - raising rents as much as 25% - despite mold, leaks, peeling lead paint, etc. Some residents without stove for more than 16 months, still massive rent increase. Advice to landlord: Get new management company”
— 1 CHRISTOPHER STREET · Manhattan“Pros: - rent stabilized - quiet - very safe with police station out front - great location Cons: - mice were a big problem - building went through so much construction I had to leave for my health after bursting a blood vessel coughing(this was pre-covid - insane amount of construction dust that wasn't alleviated by having professional cleaners, leaving lights on outside bedroom window) - Advice to landlord: Hopefully these problems have been resolved under new management”
— 240 WEST 10 STREET · Manhattan“Pros: Good location, reasonably priced, mostly quiet other than construction Cons: Construction noise next door at the Greek church (supposedly set to finish in 2022), roaches and flies - super does not keep the garbage room clean. Advice to landlord: Hire a better super.”
— 1435 1 AVENUE · Manhattan“Pros: Location, location, that's all. Cons: Dryers out since March, paint in halls peeling, windows never cleaned, apartments never upgraded, tiny refrigerators, antiquated bathrooms and if appliance needs replacing they use old ones from other apartments being upgraded. Several hoarders in apartments. Advice to landlord: Do needed maintenance get dryers working, clean and upgrade halls.”
— 238 EAST 87 STREET · Manhattan“Pros: Clean building overall Cons: Laundry room had occasional cockroach, so it goes”
— 238 EAST 87 STREET · Manhattan“Pros: Location and price Cons: No hot water or response from management for MULTIPLE complaints, would never live here or another property from this owner again”
— 238 EAST 87 STREET · Manhattan“Pros: Very good location, good apartment a lot of lights and good price Cons: The owner/GPG management didn’t do anything to take care of the building, the building is very old, the Garbage room inside of the building which is so bad ( not enough space for 18 apartments), no one clean NEVER the building inside or outside ( entrance street), the superintendent ignoring tenants, no one cares about that building, I think the tenants can easily resolved all building problem just calling DOB and make complaints about what is going on there. Advice to landlord: Resolving problem with garbage room, clean the building inside and outside ( street entrance) every building 2 weeks, taking care of tenants requests , install Hercules washer/dryer machine in the basement at least you can do that and the tenants who lives in that building will be happy.”
— 1435 1 AVENUE · Manhattan“Pros: Affordable and a great location Cons: Tough to get in touch with management. Not the cleanest building.”
— 1435 1 AVENUE · Manhattan“Unit 6F Pros: The building was always in great shape, constantly being cleaned and maintained by the super. The super was also always very responsive to anything I needed help with. Cons: Nothing against the actual building, but my neighbor was always extremely loud and would smoke that would seep through the walls. I tried notifying management but there wasn't much they could do.”
— 415 EAST 73 STREET · Manhattan“Pros: Fairly quiet neighbors and a responsive super. Across the street from a nice laundromat and has lots of good food nearby. Cons: Creaky floors. Lots of construction and traffic in the area. Hall way is dirty and apartments get pretty dusty. No ventilation in apartment. No window screens either.”
— 51 CARMINE STREET · Manhattan“Pros: I loved living in this building and miss it every day. Quiet, clean, organized, so much convenience etc. Cons: Only thing that was a bit difficult was when they updated the laundry room, there was not enough space between the machines and the walls so it was a bit difficult anytime more than 1 person was trying to do laundry at the same time. Overall minor complaint though, I loved having access to so many machines. Advice to landlord: Keep doing what you’re doing, keeping the building in such great shape, having a meticulous super, etc.”
— 415 EAST 73 STREET · Manhattan“Pros: Well maintained and super is responsive Cons: Apartment can get hot but luckily it comes with an AC unit”
— 51 CARMINE STREET · Manhattan“Pros: Awesome location, clean (weekly), problems are being taken care of in a fast manner, most neighbors are sweet and respectful Cons: Packages get stolen occasionally. The heat is a little out of control but that seems to be typical for those types of older buildings Advice to landlord: Find a solution for packages.”
— 415 EAST 73 STREET · Manhattan“Pros: Super is very responsive, building is well maintained and quiet, thru wall ac units, only 6 units Cons: Garbage is indoors on first floor causing hallway to smell sometimes Advice to landlord: Nothing to add!”
— 51 CARMINE STREET · Manhattan“Pros: Excellent area, previously responsive live in super, wonderful formerly family run business, now run by some of the worst property managers in New York. Cons: I formerly lived in (240-242 W10th), it was disorganized and unprofessional chaos. Specific examples include; - incorrect billing amounts - did not complete agreed upon repairs despite contacting them multiple times, other reviews here substantiate this pattern. Some repair items were never addressed for the life of the lease, including painting and a broken window during the winter that let in cold air. - the building had a severe gas leak and management ignored it until ConEd came by and later required them to turn off the gas. - they are impossible to contact, as indicated by other reviewers - was forcefully pressured to not re-sign on a rent stabilized apartment by their attorney, David Parks. He in fact yelled at me on the phone- it was truly appalling. If I had the inclination, I would purse legal action against this company but ended up needing to move out because of the abhorrent conditions and harassment. I want to post this here so other potential tenants (and property owners) are aware of this unethical organization. Advice to landlord: GPG is the most unprofessional, poorly run and unethical management company in New York. Get your act together. As a property owner, I would not entrust my assets to this two-bit business.”
— 240 WEST 10 STREET · Manhattan“Pros: Great live-in super. The building is pretty well maintained. A nice quiet block. Cons: The walls could be thicker. Sometimes we have problems with deliveries being stolen or destroyed. Advice to landlord: Create locked package rooms.”
