“Hands down the worst place I've ever rented with in my life, and not just in NYC - I've lived in 4 countries on 3 continents. For any prospective renters, don't be tempted by the convenient location, the glittering amenities, or the gorgeous rooftop views. Don't make the same mistake I made. It's a hornet's nest of problems waiting to happen, with a management that's more concerned about squeezing every penny from their tenants than genuinely resolving problems. First, I can corroborate everything that's been written in past reviews about cockroaches. They've shown up in closets, in the bathroom, in the bedroom - you name it. And management's response each time? Downplaying the problem with claims that "it's normal for NYC", and glossing it over by arranging for a once a week exterminator visit. I can't recall how many times I've been "assured" that all potential openings have been blocked off, only for yet another giant cockroach to appear. And management couldn't care less. Second, similar pattern with leaky faucets and drainage pipes. I've called maintenance and been assured that help would be on the way within 1-2 hours, only for 3-5 hours to pass by. Sometimes, they would "forget" to show up entirely. And when they did, they would come equipped with grandiose promises and temporary band-aid fixes. They really need a crash course in how to manage expectations. Third, and the most appalling - for all their aversion to solving problems, management expends an inordinate amount of effort digging up clauses in the legalese that would help them shift responsibility to tenants. I'll share a recent example. I was clearing out the unit ahead of move-out, when I had to urgently communicate something to management ahead of their close of business. After they didn't pick up the phone, I rushed downstairs to speak to them in person, and in doing so locked my keys in the room. When I asked them to help me unlock the unit, they insisted that there were no other keys in the building, and that I'd need to pay $1.1k+ for a locksmith. Later that evening, they themselves called me admitting that a key had in fact been there the whole time - their concierge had just failed to communicate that internally. And when I asked to be refunded the $1.1k because of their mix-up, they started changing the narrative to suit them and to shift the responsibility to the tenants. It's despicable, cowardly, and disgusting behavior unworthy of a building that dangles the word "luxury" left and right. I'm proud to share that I'll be suing them in small claims court tomorrow.”

Over 30 apts available for rent why? . Rent increases. And btw their rents are already one of the highest in Chelsea.”

Cons: Elevator was very slow, windows let some sound in from street noise. Rents increased quite a bit each year, but that's how the market was overall.”

I'm not sure what the doormen do. They never helped when lugging in stuff from the car when I'm going in and out multiple times. Luis was the worst and just kept telling me to take my time. Thanks Luis. They never called when I had a visitor. They just let anyone and everyone up without confirming. Be wary of the 6th ave traffic. The way the sound travels up is remarkable. Music blasting pedicabs, horns and sirens. I could even hear conversations when I was 30 something floors up. City living after all. One thing I noticed was the massive turnovers. People leaving after just one year because of the increases. I was lucky in that my renewal was in the middle of winter which is the slowest time of year so I wasn't impacted. There are people who have been there many years and lived through the building renovation so they get loyalty points I suppose. I recently moved after being there 2 years but most of my floor had new residents during my stay. Just be warned of potential increases. They don't seem to negotiate according to previous neighbors. Take it or leave it mentality.”

— 776 AVENUE OF THE AMER · Manhattan“Pros: We lived at the Capitol for four years (through Covid). In general, it has a good location, great doormen/staff, and reasonably responsive maintenance. We were lucky to have outdoor space which is a real perk. They are also reasonable with the security deposit and return it in full as long as you do not do anything crazy with the unit. Cons: We had some issues with cockroaches during the summer but they were prompt in remediating the issue (and did not have any subsequent summers). The elevators take a long time and occassionally go down, which creates a long line in the lobby. The neighborhood at times can get very hectic and some shady characters from the Penn Station area will meander down.”

Also there are slow elevators so you are often waiting. Advice to landlord: Evict the man from 21F. He is a liability of a neighbor, very rude and troubled.”

Advice to landlord: Replace the loud air conditioners.”

Cons: The hot water often stops working, and the elevators can get so backed up (there’s 4 of them in a 40FL building, sometimes 2 will be out at the same time). Also: they’re a stickler for rules and they will find out if you have more people over than you should (in the public spaces). Not to mention that the package valet has the worst times so if you work a normal 9-5 you’ll never be able to get your package!”

I had a one bedroom and it was adequate size for me, although the bathroom felt small. Cons: I did not like that the courtyard behind the building remained closed for the entire time I lived at the building. I used to have lunch in that courtyard when I worked nearby. I did not appreciate the insane cost of laundry in the cellar laundry facility. Every week it was about $30/week to wash my clothes—the dryers sucked!! My rent was absurdly high ($4300 for a one bedroom). I left NYC for good once covid hit. The building mgmt allowed me to break the lease, they wanted me to pay an extra month so they could find a new tenant—however someone else in my building took over my unit immediately, yet the building still wanted me to pay for the supposed vacant month. I discovered the new tenant was coming in and confronted mgmt and they backed off the vacant charge. That’s a lot of money I would’ve paid for nothing. Instead I used that money to get the fuck out of NYC. I’m never coming back to this hellhole. Advice to landlord: Good luck finding tenants to pay a ton of rent when nobody wants to be in NYC anymore. Look around on 6th Avenue, most of the shops and businesses are long gone. There is absolutely no point to be in New York anymore.”

It was a bit of a rough go for a bit with elevator issues and the construction but those issues have subsided and the new lobby and common area/cellar are awesome. The roof here is one of the best in the city and excited to utilize it again once the weather turns. The staff is amazing and super helpful in all the areas that make an impact- doormen/maintenance/management office. Some of the existing apartments might be in need of a refresh but all are still modern and clean and have good amount of space and amenities. Great location.”

The building is beautiful, and though we moved in during a time of construction and renovation, we never felt as though we were inconvenienced and the work completed very quickly. The staff are always helpful and friendly -- they always greet us when we come home, and wish us a nice day when we leave. The front desk staff make us feel safe and secure as guests and deliveries are always announced. For such a large building, our apartment is often times pin-drop quiet to noise from our neighbors, and the city windows definitely mute out the noise of 6th Avenue. Everything about The Capitol is convenient: the location is ideal, the neighborhood has everything you need, and the building has updated amenities like gym, laundry, and residents' lounge. The on-site valet is great and friendly as well and keeps our packages secure, though I wish the hours of operation were extended to nights and weekends. Overall, this is an excellent building that we'd highly recommend to anyone!”

Since I've been a resident there has been a lot of construction which has been frustrating at times, but I feel like it will all be worth it in the end. Also, one of the biggest draws to the apartment was the roof patio - which is one of the greatest views of NYC I have ever seen. However, the roof had to be shut down for the entire summer of 2018 because of a NYC inspection which was a huge disappointment. Overall though, we are very happy with our stay here and have recommended this apartment to many of our closest friends looking for new apartments to live in.”

Since moving on a year ago they have torn up the lobby, gym, rooftop, individual floors, and elevators. There are 300 apartments and I have never experienced having all 4 elevators working at the same time. I have also experienced 20+ times where I have waited between 10 and 20 minutes for an elevator to get to my floor. This would be bearable if the management company didn't also decide to gut renovate the ENTIRE building while they also update the elevators. They moved the package room and have workers using the elevators causing more elevator congestion and creating a frustrating environment. I would recommend anyone who is looking at this apartment to look elsewhere. While the renovations are going on we continuously get updates about dust disrupting the elevators (something a smart management company would have thought of). I have also overheard multiple current residents complain about all of these issues and are just as unhappy as I am. The Capitol at Chelsea and Bozzuto management seemingly decided to renovate every aspect of an 18 year old building with absolutely no plan or foresight into issues that could arise and the pain and anger they would cause their residents. If there was some way for me to take legal action against them I would.”

Average wait time for an elevator, even during off peak hours is about 7 minutes. They are re-doing all the hallways (which now look like a holiday inn), the roof deck is not accessible for all of 2018, and the overall communication for all of the renovations is extremely poor. Your rent will include all the amenities that you won’t have access to. I would highly suggest you look elsewhere. There are 5 other, much better buildings nearby.”

Management has not improved communications or the overall experience and have done nothing but "apologize for the inconvenience" Renter beware! Not only are they renovating elevators which adds 10 minutes to waiting time during rush hours, the ones running are broken and many people, including myself, have gotten stuck in them for long periods of time. Also, the washers and dryers NEVER work and no one on site can help you because they are run by an offsite company. We have wasted so much money and time with all of the issues in the laundry room. We have been in the apartment for 4 years because of the convenience of the location to work but plan to leave as soon as our lease is up in August because it has become way too troublesome. One would think these factors would be reflected in the rent, but nope. We are still paying sky high prices.”

It's bad enough when you're doing major renovation on a new roof deck AND a new lobby entrance simultaneously. If this wasn't enough of an inconvenience for the tenants, the geniuses at Bozzutto ALSO schedule the replacement of one elevator, ALL AT THE SAME TIME. There's over 35 floors and during the day, often at times, there's only two elevators. Tenants are so disgruntled as wait times during rush hour to and from work is so long. The daily inconvenience to everyone who lives in the building is enormous. And this isn't including the fact that they allow tenants to take their dogs on the 6th floor outside deck and relieve themselves, sometimes without the mess being cleaned up. It's absolutely disgusting.”

Our apartment looked onto the Empire State Building and I can't tell you how many nights I spent sitting on my couch, by my window, just admiring the views. Speaking of the views, you can't beat the roof of The Capitol. We celebrated the 4th of July up there and despite the cold listened to the roar of the crowd when the ball dropped on New Year's Eve. The entire staff was friendly and made sure that all repairs were made within 24 hours. We will also miss the holiday parties and the occasional Wine Down Wednesdays. I will never forget my experience living at the Capitol. Nothing beats the location. You are steps away from the best dining and all the "amazingness" that Chelsea has to offer.”
