— 236 HOWARD AVENUE · Brooklyn“Pros: - Only 3 floors which is great for a no-elevator building - The heating is nice and toasty which is helpful during the frigid winter - no pest or rodent issues which is a win in NYC Cons: The worst part about this building is the noise level, specifically from apt 2R. They are long time residents but despite reported noise complaints, they continue to be insanely rude and inconsiderate and will blast music in the middle of the day all through the night. Mind you, the walls are thin. So even with being on the 3rd floor, you hear all of their fights (yes, you read that correctly) and all of their parties. The leasing office does absolutely nothing about this and neither does NYPD. This is a 3 story building so everyone hears them. And I mean EVERYONE. Do not plan on living here long term if you enjoy peace. Advice to landlord: The current residents of 2R will make it impossible for this building to thrive. Please intervene.”

Cons: Repeated boiler issues that management failed to correct in a timely manner resulted in multiple periods of a week or more in which we did not have hot water. One of these occurred in the winter, over Christmas, meaning we also did not have heat during this time. A month before I moved out, a gas line was damaged in the building which knocked out everyone’s gas. I don’t know when it got fixed because I left but it was out for over a month at least. Emails to management (Katherine Loman) about these issues would go unanswered for days at a time, then responded to with dismissive and brief emails that failed to provide any sort of timeline for when these repairs would occur. Courtyard and trash area had rats. After all this they tried to raise our rent $200. We elected to move, found out the unit was then rented to the next tenants at a rate $1000 higher than we had paid. Took over a month after I moved out to get my security deposit back and I had to send over half a dozen emails to actually get the check. Advice to landlord: It is laughable to expect tenants to pay their full rent, and agree to rent increases, when management consistently fails to provide basic utilities like heat, hot water, and gas.”

The super, Raymond, has a record of 3 weeks for his quickest response time. We went an entire winter with no heat, and when the radiators were “fixed” they spat out rusty water that damaged our furniture. Mice in the basement and bugs everywhere. When we were forced to withhold rent due to multiple months without a working appliance, the new property manager Katherine Loman tried to intimidate us with false legal information and charged us an illegally high late fee. After all of this, our rent was raised nearly $1000. Do not rent from this building or any Delshah property at all costs. Advice to landlord: do your JOBS!!!!! honestly how do you sleep at night???”

Advice to landlord: Stop ignoring your tenants repair requests and stop cheaping out on tenants safety. Shouldn’t have to go through HPD to get repairs done. Shame on you.”
