“Pros: the entire building staff is amazing and so kind. the doormen are super friendly (kind of annoying to have to fob in when there is a doorman - but it's a huge building i get it). the maintenance workers will come fix anything in your apartment same day. the porters are always cleaning the common areas and elevators. and Carmelo in the package room is the best!!! the apartments all have washer/dryer in unit, and have updated appliances/good storage space. also, it's very quiet, i've never heard neighbors above or around me making noise. it's nice having the gym & grocery store downstairs. Cons: overpriced for a studio and rent increases year over year make it unaffordable as a single person. it's annoying that the gym is $80/month. the entrances to the building are on kind of gross, narrow side streets, which can have lots of garbage piled up. Advice to landlord: if you want to keep tenants for multiple years, offer reasonable rent increases for reliable tenants.”

— 66 PINE STREET · Manhattan“Pros: Building is beautiful and historic, plus close to all train lines. Somewhat more space in some units than you might get elsewhere downtown -- because, FiDi. Doormen / concierge are mostly great, with a few exceptions. Maintenance is terrific, except the guys who smoke outside so it all comes right in the windows -- in a nonsmoking bldg. Cons: Management is terrible, and in constant flux. They drive rents up yearly, chasing all the people out every time instead of renewing. They're absurd to try and work with, and have evicted numerous people for bogus reasons. Overall not worth the headache. Advice to landlord: Try and keep people. Take care of your tenants.”

Cons: The side streets (Pine and Cedar) are dingy. Had many issues with the dryer and air conditioning. Tenants and doormen are not the warmest. Advice to landlord: Make it more homey and clean up the side streets.”

Cons: Management company doesn't seem to care about the long term tenants in the building. Have been increasing rent for renewals and then dropping the price for units when they don't renew. Seems like they would want to keep people that have been here for years, but not the case. Advice to landlord: Care more about the current tenants that have supported you for so long instead of actively pushing them out in hopes of charging more money.”

Cons: The app is terrible and management is unresponsive. There’s also a ton of turnover so it’s nearly impossible to get ahold of someone in the management company. You’re in the dark about everything until they want to raise your rent. Always seems to be 1-2 elevators down which creates really long lines during rush hour. Advice to landlord: Management should go online and see what comparable buildings are charging. 70 Pine is good but not worth being 40-50% higher than everyone else. Unnecessarily greedy.”
