When we moved into this building, our broker assured us that these reviews were old issues that had been resolved. As a tenant who currently lives here, I can confirm that none of these issues have been resolved. Brokers are well aware of these issues, and are encouraging people to move into this building. Air Conditioning, Heat, and Electricity - Our unit has had a broken AC and heat unit for 2 months. Management will not respond to us despite our countless calls and emails. They are telling other tenants it takes 3-4 months for AC/ heat to be fixed. This is in violation of our lease and city law. - This summer 106 units had broken air conditioning with temperatures reaching 90 degrees inside the unit. It took weeks for this issue to be resolved, regardless of management assuring us it has been fixed. - In the winter, the building lost heat and electricity multiple days, forcing residents to leave their apartments. In addition, elevators were broken forcing tenants to climb upwards of 20 flights of stairs to get to their unit. Water/Leaks - Units on the upper floors of this building have been experiencing ceiling and water leaks for 4+ months with no resolution. - Maintenance informed tenants on lower floors that there is a lose water pipe that shakes the bathroom upon use. They are unable to track down this pipe, but express its danger. Amenities: - Management and brokers have lied to tenants that the amenities are finished, just waiting for scaffolding to be picked up. - This has been told to tenants for 5+ years. These amenities are abandoned construction sites and will not be completed. - Despite this, tenants are forced to pay for usage each month. - The gym does not have AC and reaches upwards of 85 degrees, and has multiple dirty and broken machines that are a hazard. - The roof deck pictured in photos does not and will never exist. WiFi: - If you work from home, this building does not properly support your internet. Ever. Elevators/Safety - Each week, elevators in this building are out. When they work, elevators shake, get stuck, and free fall. You are only safe from this issue if you live on the first few floors. Still, you must climb the stairs where the well reaches 90 degrees. - The back door of this building is kept unlocked, providing access to anyone. The front reception has missed multiple people coming into this building unattended. Last year, there was an individual that needed to be removed from the building. Cigarette Smoke - Multiple floors experience severe cigarette smoke from tenants and maintenance employees who smoke inside the building. - During the winter, we even witnessed staff smoking cigarettes in hallways and stairwells. Security deposit: - The management did change during the term. The old management stole all security deposits, so we will not get them returned under new management who is arguably worse. Please avoid this building, especially if you have children, pets, or are an older folk. Even for young professionals in this building, living conditions are inhabitable, especially as of late.”

It needs to be reset all the time which is annoying -constant construction (based on other reviews it has been up going for years) which results in noise throughout the day -terrace was open my first summer here, last summer it was closed. Still had to pay amenity fee -high rent increases upon renewal but I was able to negotiate -laundry is incredibly expensive ($3.50 a cycle), the washing machines are dirty and small, and the dryer almost never dried my clothes in 1 cycle. No option for larger machines to wash bedding or bigger items. -Gym is pretty nice but the hours are 6am to 9pm. I wish it was open longer, especially since after 6pm it gets super crowded with everyone trying to workout before it closes. Not sure why it can’t be open 24/7. -no ventilation in the bathroom so it gets really steamy after a shower -hot water is down sometimes, but they will email before it happens -I have had 2 water leaks in the time I’ve lived here from the ceiling. Maintenance doesn’t know how to fix it so they just painted over it. Below are some of the terrible issues I ran into during my time living there. 1. The wall is paper thin and unit was dirty when I first moved in. The neighbor next to my apartment had parties a lot. I had to call front desk on a Saturday night around 11pm. They sent someone to tell them lower the volume and the neighbor rejected to do that. As a result, they kept partying past mid night and the front desk just said there is nothing they can do. So I had to call 311. During my time there, i had to call 311 2 to 3 times because people who should manage situations like this is practically useless. The interior of the apartments are old and dirty. It feels like they never clean. The fridge was leaking and AC does not work!!! 2. The leasing and management were really hard to deal with. When I first found this apartment, I was mistaken my move in date for one day. I had to move in 9/30 but the initial contract was 10/01. I told leasing that I need to change that and I can hand the check for this extra day rent when I have time to go to the building. Keep this in mind, I was living and working in midtown, so there was a couple of unnecessary trips that I had to make in order to lock down this unit. You would think this is a fairly easy and honest ask, but no, leasing told me you have till end of that day to come in person and give him the rent so that he can process the unit if I want to lock it down. ( I believe I already paid most of the upfront fee/rent and the only thing missing was this one day rent) After a long battle over this, the leasing insisted that I come in that Sunday morning to give him the check but when I showed up on Sunday afternoon, I could clearly tell he completely forgot I was coming and management was closed on Sunday anyway. When I was moving out, the management and the front desk were giving me the hardest time.. I called NYC gov to schedule a large furniture pickup. BUT, the management was threatening me to charge me fee even if I do a proper disposal. I was so angry so I called mgmt and asked what does that even mean. She said the city will still charge the building even if I properly dispose the furniture. And I told her I made an appointment for the city to pick up, she then paused for a second and said oh, in that case that's fine. She just assumed that I didn't call the city and she didn't even bother to mention there is an option like that if I have not found it out myself. Super helpful! 3. They try everything to keep your security deposit (I didnt get a penny back). So it all came down to my last option. I had to pay extra to get out of the lease. I asked leasing one more time if they found anyone on March 31 and they said no. So on April 2nd, I paid one extra month and they kept the security deposit. BUT guess what, I just got an notification from streeteasy saying the unit was rented on April 5th. Only 3 days after I paid the penalty and they found someone. It might be pure luck or the whole thing is SCAM. You can be the judge. It was just a terrible experience for me, period. To conclude, when you see 90W, run out as fast as you can.”

Complimentary Sunday Brunch: The "brunch" was two dozen stale bagels from Cosi and old fruit for 400 apartment units. It was gone within 10 minutes every week. It was then discontinued altogether. 3. Rooftop: The roof has been closed for 7 years. Building permits are accessible online which confirm this. You will not have access to the roof ever at any point. 4. Laundry: The machines cost $4 to wash and $3.25 to dry a very small load. The clothes do not come out clean and you will not be able to dry clothes in under two cycles. That's over $10 to wash a minimal amount of clothes (clothes that again, are not clean after the wash). 5. Free wifi in the lounge: There is a $50/month amenity fee. Nothing about any of the services can be classified as free. 6. 24 hour concierge: There is a 24 hour doorman. The doormen do not check IDs of non residents or ask them to sign in. They do not open doors, help with luggage, provide your packages, provide any useful information, and they make no effort to learn tenant names. They're barely doormen and certainly not concierges. 7. A Sauna: This does not exist at all. 8. Gym: The machines are old and broken and there's no AC. For the $50/month you are required to pay, you would have been able to get a decent gym membership elsewhere. 9. Stainless steel appliances: My appliances are from 2000. Almost 2 decades old. The refrigerator doesn't even have an ice maker. The dishwasher barely works and the stove leaks gas. They also drive up utility costs because they are so energy inefficient. (Utilitiy costs are over $100 per month for a studio). Dry cleaning/Maid service: These are services you pay for. They are double the price of using outside services. Maple cabinetry: It's plastic. It doesn't even look like wood. Wood floors: it's plastic that gets scratched if you walk lightly in anything besides socks. 360 views: I am on the top floor and there were construction workers directly in my windows every day for 10 months. Management wouldn't even provide blinds so I had no privacy. They also refused to provide an end date for the work that began in 2011. Also, even from the top floors, the sounds from the West Side Highway are deafening and lady all day and night. Custom built closets: That's laughable. They are basic closets with oddly sized shelves that make it challenging to store anything. The doors constantly get jammed. Moving assistance: This service does not exist. Club 90 lounge: There are a few chairs, a TV and a pool table. I'm sure there's a charge to rent the equipment to play pool. The building advertises a wet bar and event space. To utilize these amenities, you are charged close to $1000. Pets allowed: The building charges exorbitant, non refundable fees for pets. Central air: The air conditioning units are old, loud, and rarely work. We went without heat for numerous days (we have also been without water on several occasions and have had brown water on several occasssions). In 14 months, the filter in the AC/heating unit was not changed once. Modern apartments: The windows are not sealed. When it rains, it leaks into your apartment and there is a constant draft. The sinks and shower drains are constantly clogged because of faulty plumbing. When you inform maintenance, their response is that they know and can't fix it. Paint is peeling everywhere. The apartment constantly feels dirty. The finishes are all fake, cheesy wood that peels off, mirrors and tiles are chipped, shower water pressure is terrible, walls are paper thin, lighting is awful so the apartment always feels dark despite having 3 tall lamps in one room. The apartment houses college kids who smoke in the hallways and blast music at all hours. There and constant loud construction noises. The elevators are always broken. You have to switch elevators and take the stairs to get to the club floor or gym. Putting all of that aside, the management alone provides more than enough reason to stay far, far away from this building. There is no property manager. The assistant property manager is the most unprofessional, rude and underhanded individual I have ever dealt with in my life. She refuses to do her job or provide any level of assistance to tenants, she frauds tenants out of $150 monthly in erroneous late fees because checks are "lost", she will not address or acknowledge any fault by the building or management and she frequently decides to not reply to emails whatsoever. It is incredibly odd that the company has had an admin serving as a property manager for a "luxury" building for so long. She does not understand leases or landlord/tenant law, refuses to adhere to guidelines put forth in leases, refuses to provide any relevant contacts for management (she wants everything to go through her) and she is grossly underqualified for the role. There have been numerous complaints filed with the city and state against the building. These are available online. Building management still refuses to address these issues and has even gone so far as to fabricate state laws and impersonate city employees. Your rent will go up by no less than $500 per year. Management will refuse to even have a discussion with you on this issue. Despite the fact that most landlords know that retaining tenants is far less expensive than attracting new ones, they will do everything in their power to get you to move. You will not get your security disposition back. If you scroll below to the other reviews, it is very very clear that living at 90 Washington will be one of the worst decisions you make in your life. One of the elevators was dysfunctional for several months at a stretch leaving more than 10 floors to rely on only one working elevator which added to the morning commute and frustration. Kings College student actually dorm there, the kids pay the school and the school houses them there. The college kids throw parties, don't have normal apartment curtousy. They slam doors, scream at all hours of the night and leave cigarette butts in the hallway. I had complained to management SIX times and they said they couldnt do anything besides file a noise complaint which they didnt do. I had to threaten to call the police for them to contact my obnoxious neighbors. Management sucks, the door men are super nice. Elevators are always broken. TERRACE HAS BEEN CLOSED FOR 7 YEARS. The gym air conditioning doesnt work, its terribly hot in the summer and freezing in the winter. And the wifi in the lounge doesnt work. Spend an extra 100$ a month and stay away from this building. After the first year they raise your rent 300$ then if you ask for an extension on renewing they charge you $750. Charge you $30 for replacing a light bulb even if you have the replaecment. I suppose the stay would've been manageable if absolutely nothing had gone wrong, but thats just not a likely scenario for a New York apartment. We had a burst pipe that destroyed the foyer of the apartment- I emailed management so many times that I finally had to threaten to get a lawyer to look at the lease obligations. The floor was fixed the next day without a word from management. For the first six months of our lease, our utilities bill increased by roughly $50 a month for no apparent reason. When we insisted on having the meter checked (after another 10+ unanswered emails and calls) all of a sudden "ConEd made a mistake" and "we're changing systems". I learned from a broker later that they buy electricity in bulk and just ASSIGN RANDOM AMOUNTS TO APARTMENTS. Once we complained, it never went up again. THIS IS ABSOLUTE FRAUD. We're moving out July 1st (thank god) and I asked for a letter of recommendation stating that we pay our rent on time/never bothered other tenants- $100 fee! Unreal. The AC UNITS are outdated, LOUD and break every 3-4 weeks. The entire building is a construction zone that has been shut down mid-project. In the time I lived there, they built a 40 story high rise from the ground up and 90 Washington couldn't even repannel the side of the building in that time span. Bugs in the cabinets. Mold in the showers/bathroom. Outdated windows that leak water in. Elevators broke weekly. Sleezy brokers constantly showing the building trying to rip you off. There is literally a fee for anything you do. Laundry rooms disgusting and constantly out of order machines. No direct access to the gym if you live on floors 2-12.
