Have never had a problem with heat, hot water or water pressure. Very pleased with this building! Cons: The stairwell could be updated. Wallpaper is quite warn and makes the stairwell look dreary. Advice to landlord: Keep doing what you're doing. I believe the other tenants here are also quite pleased.”

— 423 EAST 83 STREET · Manhattan“Pros: Large units. Can pay rent online. Cons: Management doesn’t respond to maintenance issues but you can bet you’ll hear from them regarding your rent increase! Super is spread too thin over many buildings, does not live in the building despite what you’re told so it takes forever to have any issues addressed. They turn the boilers down in the winter so hot water is rare and heat is inconsistent. It’s below legal heat limit regularly. “Pest control” is a guy who squirts some liquid behind the fridge and leaves. Comes at 8am on a Saturday. Advice to landlord: stop overcharging and heat the apartments appropriately.”
“Unit 2D Pros: I don’t know Cons: Management is rather unresponsive and intentionally ignores tenants for reporting conditions like rodent infestations; there is so much trash piled up in the common area that you can’t be in the hallways without holding your breath or you might vomit. It’s rather dehumanizing when management ignores these issues and they persist for many months. I would avoid this building as long as it’s managed by this company. Advice to landlord: Get a new property manager”

Roaches have been seen but not often. Advice to landlord: Great building with great people, would like manager to be a little more helpful.”
— 1662 3 AVENUE · Manhattan“Pros: - Rent cheaper than average - Very close to Q line - Upper east is a very nice neighborhood Cons: 1) Neighbor noise (left or right, up or down) is inevitable if you live in B or C lines and neighbor noise from up or down is inevitable if you live in A line. I unfortunately had encountered some extremely noisy and disrespectful neighbors while living there for 9 years prior to COVID. It was a couple living in 2A, when they constantly held loud parties on both weekdays and weekends. The man a lot of time worked from home, so during the day he could play super loud music with heavy bass nonstop. What was also weird was that he would "stomp" around for hours inside his apartment - he had heavier than average foot falls, and this non-stop heavy foot fall noise made the situation even worse. At one point of time, they bought a humidifier, which had caused huge vibration noise through the floors over night. A few years later, the man moved out and only the woman has been living there I believe. The situation became a bit more manageable - the woman, although she also has heavier foot falls than average people as I remember, did not play music loudly too often and she at least was not working from home before COVID and she regularly had loud sexes, which did not bother me as much as loud music with heavy bass, partying or those mechanical noises. 2) The window AC units from neighbors can be very loud in summer - AC noise didn't bother me, but you should definitely watch out if that bothers you. 3) The building management (I dealt with general manger Ely Samuels and his secretary Annette Fobbs, and the company is called SC management), especially the secretary, is rude as hell. I don't say this lightly - I've kept all the emails back and forth with Fobbs. 4) Remember to look up "Hakim Organization" when you look for an apartment on upper east side - they (a family) are the owner of many buildings here, including this one, and they are among top 10 worst landlords of NYC according to now NYS Attorney General. Advice to landlord: Just patiently wait for your karma.”

Cons: Some repair requests never get done, stairs on first stairway are broken, building goes weeks or months without being cleaned, some apartments look and/or are old. Water pressure could be better, smells from the restaurant travel into the public spaces of the building. Not pet friendly. No laundry in building.”
