FLATBUSH GARDENS HOUSING DEVELOPMENT FUN D CORPORAT · avg 2.1 ★★★★★ · New York City
“Pros: The area is close to alot of public transportation . The units have decent space compare to other brooklyn apartments Cons: The cleaning has become inadequate. There was a time when the building was cleaned every morning. However, trash is scattered about. An unpleasant smell hangs in the hallways. The doors are not properly secured. There’s often someone loitering around the building. The building is falling into disrepair. Advice to landlord: To make the place liveable again. People are paying crazy amount in rent to not have a place where it safe and clean”
— 3505 FOSTER AVENUE · Brooklyn“Pros: It will give you the basic shelter you need. You do not have to pay for utilities separate it’s included in rent. Cons: It’s always dirty in the building. The neighbors can be noisy but the building guards do not do anything about it. Garbage management is not up to par at all. Management is very rude and barely responds to emergency. Advice to landlord: Invest in management being better at responses.”
— 3505 FOSTER AVENUE · Brooklyn“Pros: there are no pros Cons: EVERYTHING! BEDBUGS, MICE, RATS, ROACHES! Dirty hallways & trash room!! Everything brakes! Advice to landlord: DO BETTER!”
— 1368 NEW YORK AVENUE · Brooklyn“Pros: Cheap rent, spacious, but they’re increasing their prices Cons: Dirty, neighbors loudly listen to music in the front, leave trash everywhere, cockroaches everywhere. Advice to landlord: Have maintenance come once a day to clean everything.”

— 1401 NEW YORK AVENUE · Brooklyn“Pros: All utilities included Cons: Roaches no matter how much you clean! Poor management Only care about rent and not there tenants! Something is always broken Poorly renovated Disgusting Building People in hallways smoking allllll day!! Hot water always in and out! Advice to landlord: Get rid of these roaches and tighten up on security!”
— 1368 NEW YORK AVENUE · Brooklyn“Pros: Has an elevator that always worked. Utilities included in rent. Close to train, bus, and stores Cons: Always bugs and mice despite weekly pest control presence. Garbage shoots don’t work so garbage is just piled in the garbage room on each floor until it’s collected. Broken things fixed but you have to take time off work because they only come during business hours. The mail room is awful. I had to get packages mailed to work because I didn’t want to spend my whole Saturday morning in line hoping I’d get to the window before it closed. Advice to landlord: Fix the garbage chutes. Get more people in the mailroom. Offer 24 hour maintenance.”
— 1368 NEW YORK AVENUE · Brooklyn“Pros: There is no pros to living in this complex Cons: Owners does not take complaints about the safety issue seriously, always a group of people hanging out in front the build and halls. Homeless man sometimes sleep in the building on first floor. There is to much wrong with this building to keep mentioning. Advice to landlord: List to Tenants complaints and act on them.”
— 1368 NEW YORK AVENUE · Brooklyn“Pros: None there are no pros for this building Cons: The neighbors are very rude and have no regard for safety or others who live in the building. Department of health needs to come to this building. Gang controlled environment. Advice to landlord: Add a tougher security force and stricter property rules and better surveillance cameras. Better maintenance workers.”
— 1368 NEW YORK AVENUE · Brooklyn“Pros: Close to transportation. Laundry on complex grounds. Cons: Broken fixtures, noise, neighbors who don't secure their trash correctly, random loiterers, pests, lack of safety (Security is a joke and the cameras are useless. A random man was masturbating outside the laundry room to my building while I was collecting my clothing and security took over 20 minutes to get to me because it was after 10pm and the elevators stopped going to the basement by then and they had to go through the back. The man had left long before then.)”
— 3505 FOSTER AVENUE · Brooklyn“Pros: Rent prices are very competitive if you’re looking to save towards another place or to get out of a financially tough spot. All utilities are included which makes it appealing. Cons: There are homeless people sleeping in the building which is not something you want to come home to after a long day at work. There’s also people who love to smoke in the hallways which the smell sometimes creeps into your apartment. Management is very lazy to get issues in the building fixed so be weary. Advice to landlord: Fix the issues in the building like the mice problem and homeless people sleeping in the building”
— 3505 FOSTER AVENUE · Brooklyn“Pros: Heat good sometimes water good Cons: Building unsafe entrance lock is broken Building floors are filthy not swept mopped or waxed. Repairs in units are not done. They want your rent but no service. Seems like only only section8 tenants get repairs done. I’m not on section8 anymore so my repairs are overlooked Advice to landlord: Treat your tenants better. Hire people that wants to work instead of hiding out. Have supervisors do daily inspection of buildings not just the first floor. Have repairs done when appointments are made People take day off and nothing gets done BUILDING DOES NOT SANITIZE NO COVID-19 CLEANING DONE FILTHY DIRTY”
— 1368 NEW YORK AVENUE · Brooklyn“Pros: Used to be affordable and rent was inclusive of utilities Cons: Mice, management don’t respond, security issues Advice to landlord: Respond!”
— 3505 FOSTER AVENUE · Brooklyn“Pros: Utilities are included in rent Laundry in basement Cons: Security concerns go unanswered Management is not very responsive Neighbors smoke in the hallways Mice are an issue during the winter months Advice to landlord: Be more responsive to security concerns Answer emails Address the terrible tenants who don’t respect the building”
— 3505 FOSTER AVENUE · Brooklyn“Pros: I enjoy that the tenants are mostly older or have children so it’s very community oriented Cons: Management does not care about their tenants; only renovations that are done are to outside of the building while they continue to raise rent. Old fashion kitchens and bathrooms. Pests all over the place without a quick responsive rate. Lazy management to take care of the core problem instead they will pretend to take care of the problem by spraying quickly and leaving. Considering SUING for having my tub being clogged for almost a week before a response . Had to play $300 out of my own money to get it fixed. Advice to landlord: Take care of the pest problem form the root instead Try to respond in a timely manner to urgent issues At least try to renovate your apartments if you are going to raise rent”
— 1401 NEW YORK AVENUE · Brooklyn“Pros: Quiet. Safe. Good neighbors. Large units. Good lighting. Laundry in building Cons: Maintenance response. Facilities are dirty. Bad roofs so leaking ceilings. Advice to landlord: Get a better system for maintenance response. Fix the root of issues instead of applying quick fixes.”
— 1402 BROOKLYN AVENUE · Brooklyn“Pros: Convenient area next to stores, transportation, and eatery’s Cons: Tenants do not respect the building or other tenants. Too many spots of dog fecies, even in doorway. horrible weather response(snow removal) , smoking/weed smoking in laundry, tenants breaking front door to allow access to others, poor trash removal, poor or no evening patrols by security. Unsafe conditions in stairways. Loud noises and music til early morning hours. Etc. Advice to landlord: Increase camera installation, in security patrols, better response from security team and property management. Increase penalties and cleaning of walk ways and doorways.”
