“Pros: You get good space and the building is pretty well kept. Noise levels are good you don’t really hear your neighbors a ton. Cons: You’re pretty far from the nearest subway which is 59 Columbus Circle. There is a bus stop across the street but still it’s not as convenient. Shuttle to Columbus on weekdays if you work in the city Advice to landlord: Nothing”
— 827 11 AVENUE · Manhattan“Unit 443 Pros: I’ve lived here for years and can say the building is generally very clean and the front desk guys are really chill. Maintenance requests generally have a pretty quick turnaround. We finally got a shuttle to Columbus circle although it only runs during certain hours or the day Cons: I wish the shuttle ran more hours of the day and some units don’t have in-unit washer/dryer. The windows only open a crack without window screens so you let in flies and mosquitoes which is annoying.”
— 827 11 AVENUE · Manhattan“Pros: friendly doormen, nice gym, nice rooftop Cons: bathrooms fill with splatters of bright yellow liquid when you shower, and building won't do anything about it - it's quite gross and also encourages mold to form; there is no exhaust or way to dry out the bathrooms. elevators are slow. hallways can be messy. terminal 5 noise reverberates into south-facing units. kitchen cabinets melt from heat. Advice to landlord: fix the bathroom condensation issues”
“Pros: management is responsive and the building is clean Cons: the coating on the windows make it always feel like dusk and the proximity to the concert hall is LOUD when shows are in season.”
— 827 11 AVENUE · Manhattan“Unit 502 Pros: Very good and friendly management team, and clean building with great amenities Cons: Not convenient for public transportation”
— 827 11 AVENUE · Manhattan“Pros: everything got sorted very quickly, excellent appliances and amenities Cons: common spaces too crowded, some of the tenants rowdy”
— 827 11 AVENUE · Manhattan“Pros: The people that work in the building are delightful. The Floorplan and spaceiness of the apartment Cons: The management (or lack there of) of the building is truly disrespectful with no regard for women and minirotiies safety. They have displayed sexist and discriminatory behavior towards queer non-binary people and women. They encourage sexual predators to continue to take photos and videos of their female residents as opposed to protecting their privacy. The building favors the predatory residents. Advice to landlord: Hire many more women and listen to them! Understand what it is like to live in the fear you continue to perpetuate”
— 827 11 AVENUE · Manhattan“Pros: Great doormen and package room staff while living there. Nice apartment finishes. Gym is relatively spacious. Cons: Not enough common space for 1,000+ units. Amenity fee is per person yet there are only 4 grills and a few tables for an 1,000 unit building?”
— 827 11 AVENUE · Manhattan“Unit 1207 Pros: The maintenance staff come to fix repairs very very quickly! Cons: Neighbors did not respect the rules of the trash room”
— 827 11 AVENUE · Manhattan“Unit 919 Pros: - Amazing maintenance staff and front door folks - amenities are excellent (especially the lounge) - people were quite friendly - good gym in building Cons: - nothing in particular on the building itself. It is a bit far from the nearest subway station”
— 827 11 AVENUE · Manhattan“Pros: The management is amazing, if there was ever an issue with the apartment we would submit a request online and they would come within a day. The units are very modern and clean. We never had any issues with noise and could rarely hear our neighbors. The amenities are amazing and open almost 24/7. Overall an amazing building and space. Cons: Other than the walk to the subway station(around 16 minutes) there is really nothing to complain about. Additionally there is not much around the building(a couple sores/restaurants) so if youre hungry/looking for something youll prbably have to go to 9th or 10th ave”
— 827 11 AVENUE · Manhattan“Pros: New, nice, layout Cons: Cleanliness, too many people”
— 827 11 AVENUE · Manhattan“Unit 1628 Pros: nice amento ies Cons: a little far from trains”
— 827 11 AVENUE · Manhattan“Unit No Pros: Great amenities Nice gym Amazing rooftop Cons: Too many people They let anyone enter the building Advice to landlord: Make the process of checking people before they enter better”
— 827 11 AVENUE · Manhattan“Pros: Enriched amenities, enormous gym and swimming pool, as well as a relaxing lounge. Cons: Not good noise control, literally you can hear what your neighbor was mumbling”
— 827 11 AVENUE · Manhattan“Unit 2215 Pros: I like having a gym in the building and laundry in unit. Pretty good views, spectacular if you are west facing, more of a family building, but not to a bothersome point Cons: Far from a subway, water pressure could use some work”
— 827 11 AVENUE · Manhattan“Pros: The amenities, doorman, safe, neighborhood, in unit, washer, dryer, and large units Cons: They tried to rip off of half the units building by increasing rent until somebody caught them sending the notice is late and they had to reduce the rent increase”
— 827 11 AVENUE · Manhattan“Pros: In unit washer and dryer, large closet space Cons: Loud neighbors in the complex Advice to landlord: Nothing, doing great so far”
— 827 11 AVENUE · Manhattan“Pros: Gym, roof, views, price, cleanliness, doormen, safety, proximity to Riverside and Central park, online portal makes everything easy to manage, co-working spaces. Cons: Far from subway, M12 and M57 buses take awhile and are irregular, roof closes at 1030pm, some neighbors are dirty (but still kind and courteous), people smoke in the stairwell (although management has tried to crack down)”
— 827 11 AVENUE · Manhattan“Pros: The doormen and package room staff are incredible - this has been my home for several years and I loved it. Cons: The units are quite expensive given the size, but that seems to be standard for these large high rises in midtown.”
— 827 11 AVENUE · Manhattan“Pros: Spacious amenities that are just $50/month Responsive handyman People are great Cons: The non smoking rule is not held up, smoking pot etc. many units so less exclusive, can get crowded”
— 827 11 AVENUE · Manhattan“Pros: Kind workers, clean space, large apartments, great amenities. Cons: Not very communicative with tenants about issues.”
— 827 11 AVENUE · Manhattan“Unit Ph3 Pros: Views. Clean. Amenities. Cons: Too big. Noise of highway and construction. Advice to landlord: Try to get a bit more personnal.”
— 827 11 AVENUE · Manhattan“Unit 316 Pros: Close to subway Cons: Hallways to dark Advice to landlord: Hallways to dark turn on lights”
— 827 11 AVENUE · Manhattan“Pros: Nice and clean. Amenities are great. Ceiling is concrete so not a ton of noise although you can still hear pet toys etc. All the staff are 10/10. Cons: Things break a lot. I once had a ceiling tile fall on me and no one cared. Multiple floods into my apartment over the years. Ac unit is extremely finicky. Cabinet plastic is not heat resistant. Advice to landlord: Your staff is your best asset. They are awesome.”
— 827 11 AVENUE · Manhattan“Pros: My unit faces the River, so it’s very quiet and has a nice view. I enjoyed the convenience the building has to offer with all its amenities. I am a frequent user of the gym, sun deck and ping pong table. If anything in my room is broken, the maintenance team comes quickly and work things out perfectly. Cons: I signed a two years lease a few months before the pandemic started, and when I asked for concession, none was offered. Advice to landlord: Please consider some flexibility when tenants need to break the lease.”
— 827 11 AVENUE · Manhattan“Pros: Doormen are great Community is good Cons: Rent post covid skyrocketing”
— 827 11 AVENUE · Manhattan“Pros: The doorman are just there to announce guests, not concierges as sold in the adverts. They’re nice though, amidst of the staff is nice. It has the potential to actually be the luxury building it claims in listings with all the amenities etc. Buttttttt….. Cons: But it is actually a gigantic cruise ship of a dorm. There are soooooo many student apartments with multiple people in each. The amenities are terribly small in comparison with the number of units and tenants. People have parties of vast sizes with no way to control, and they leave massive messes. The sun deck has 11 lounge chairs for a building with over 1000 units. The grills on roof never work and are always disgusting. I think the amenities are really undersized for the scale of the building. The elevators are always filthy. The lobby is clean, but individual hallways and elevator vestibule are always dirty. I feel like, with 47 people on the staff holiday card that they distribute to encourage gifting, the building is staffed enough for basic cleaning. The amount of dog related filth is really gross. The trees don’t grow on the sidewalk bc of the dog piss. People are disgusting and throw garbage in the sidewalk in front. Advice to landlord: Trash can out front. Smokers pole Signs to keep dog mess to a minimum at the entrance. Signs to keep dogs from using tree beds as a litter box. Control guests on the tiny roof so more people can enjoy it. Bring back gym appointments. Too many people for such a small place.”
— 827 11 AVENUE · Manhattan“Pros: Responsive maintenance team & nice building Cons: Far from subway”
— 827 11 AVENUE · Manhattan“Pros: Clean, new, good amentities Cons: Too many people, walls can be thin, management is subpar”
— 827 11 AVENUE · Manhattan“Pros: Fairly new to building - 4 months. Interactions with staff and maintenance have been good thus far. Cons: Quite a hike to get anywhere. Parking nearby has been on waitlist for quite some time (before me as well, word of mouth) Advice to landlord: Indicator for key rings, so not stopped by concierge coming in and out of the building”
— 827 11 AVENUE · Manhattan“Pros: All amenities are outstanding and well maintained. Playroom and garden are ideal for little ones. Safe area. Close to all playgrounds. Close to Central Park. If anything in your unit is not working properly, you ask for repairs and they come in 30 min. Polite and positive doorman It does not feel overcrowded People are polite on the elevator Many furry friends Cons: This area can get windy. Some of the people on the bbq area are a little messy and there is no way to control bad behavior and the amount of people that comes in and out And behavior Sometimes the water smells bad, currently the problem went away. If your apartment faces the street you can hear the sirens of fire trucks and ambulances quite often at night. Probably other units don’t have much noise Advice to landlord: You’re doing an excellent job maintaining the whole building. Your staff is wonderful in everyday, I just wish you could manage better the visitors over the summer weekends. Limit the amount of visitors that come forr a celebration on the 31st floor.”
— 827 11 AVENUE · Manhattan“Pros: Clean, good gym and amenities. Cons: Noisy in the morning and noise from the bar downstairs.”
— 827 11 AVENUE · Manhattan“Pros: Fantastic Friendly Staff. Amenities Galore, and a Spotless Environment. Management is Totally Approachable and Extremely Responsive to Tenant Needs and Concerns. Cons: Suggestion....Perhaps a shuttle bus to subways. Advice to landlord: Keep up the good work. Please change the Google picture of the front entrance.”
— 827 11 AVENUE · Manhattan“Pros: The people, both neighbors and staff. Everyone is always smiling. Move here ESPECIALLY if you’re a dog owner. No fees for pets, and probably 1/3 of the building has a dog. Vet downstairs is clutch. Also the Peloton bikes, private movie theatre, and 3 roofs. Cons: I have heard rumors of people flexing a 2 bedroom into a 3 bedroom (which is totally fine), but then each renter adding an occupant and putting bunk beds in the rooms. Also one tenant on the 4th floor is notorious for their “corona parties” - word of advice, don’t rent on the fourth floor. Management was quick to shut down amenities for corona response (which is good) but are excessively keeping amenities closed - 2nd floor garden, 3rd floor roof, rumor is they save more money this way. Advice to landlord: Evict that tenant hosting corona parties.”
— 827 11 AVENUE · Manhattan“Pros: We have lived here for 2 years and love it here. The staff is friendly and quick to address any maintenance needs (usually within the hour). The view is great - even if your apartment doesn’t have a view, the shared patio is awesome for a breath of fresh air. Washer/dryer in unit is convenient. There are basically 3 grocery stores within a 5-10 minute walk. Cons: One con is that it is somewhat of a hike to the subway and there are no shuttles offered. Another is if you have bad neighbors who smoke inside or are really loud (and it’s affecting your quality of life) there is not much that management seems to do to fix the problem or warn the neighbor. Advice to landlord: The only thing is that sometimes smells from the vent outside enter into our apartment - wish something could be done to address this.”
— 827 11 AVENUE · Manhattan“Pros: The building is new so everything just works really well. If someone this broken, you put in a ticket and someone comes to fix it within hours. Moving in was also super smooth (they have a loading dock). Cons: I wish more amenities were open during COVID (pool table, basketball) but I understand. Utilities cost more than I would have expected (~$150/mo for a flex 2br). Advice to landlord: Requiring masks when alone on the roof is unnecessary”
— 827 11 AVENUE · Manhattan“Pros: Deck and service are good Cons: Doorman are just so so. I don’t like them Advice to landlord: Change doorman or give them instructions to be more polite and responsive towards tenants’ complaints.”
— 827 11 AVENUE · Manhattan“Pros: Everything about the building Cons: No subway station nearby Advice to landlord: Add In more amnesties”
— 827 11 AVENUE · Manhattan“Pros: Always clean. Beautiful property. Fair rates. Cons: None to speak of. Advice to landlord: None to speak of.”
— 827 11 AVENUE · Manhattan“Pros: Friendly building staff Cons: Elevators get slow Advice to landlord: Offer rent break due to selling point amenities (ie the gym) being restricted during the pandemic & resulting economic turbulence.”
