HILARY GARDENS COMPANY · avg 4.1 ★★★★★ · New York City
“Pros: great, responsive and friendly staff in the building; spacious units; great area; no issue with pests; quiet units/do not hear neighbors Cons: have to pay for gym/pool/roof access; management can be difficult to get in contact with; seemingly frequent elevator maintenance”
— 300 MERCER STREET · Manhattan“Pros: Amazing views and sunlight from apartments above 23rd floor, rooftop pool unheard of in Manhattan (for a fee), amazing doormen and staff Cons: Raise rent 8% every year the past few years with no negotiation, dogs pee all over the sidewalk in front of the building so it always smells, the super George is unresponsive and unhelpful”
— 300 MERCER STREET · Manhattan“Pros: Great building with nice doormen and staff, clean lobby, large apartments with good views Cons: Elevators get backed up frequently and are often out of commission Advice to landlord: Fix the elevators”
— 300 MERCER STREET · Manhattan“Pros: The doorman are incredible and the reason we were so sad to leave. The units themselves were very nice (we lived in 2 over 5 years!) and the maintenance team was super responsive and great to work with. Incredible location. We miss the building so much! Cons: The years of the elevator upgrades made for very painful long waits, but ultimately were worth it. The hallways could be nicer, and we wish they had larger units, also there is no flexibility on rent negotiations, which was painful during Covid.”
“Pros: Great location, I could walk to any neighbourhood. Cons: Why is the sauna only open 3 months a year?”
— 300 MERCER STREET · Manhattan“Pros: good building in good location Cons: Building is often loud Advice to landlord: n/a”
— 300 MERCER STREET · Manhattan“Pros: Having the Pool during the summer (have to pay extra for) and good zoned Public Elementary School. Staff ( doorman porters & handyman) have been here for a while and are great. Cons: Rent keeps going up for existing tenants and no concern about keeping long term renters. Almost opposite in current market they would prefer people leave so they can do slight reno and charge a lot more. Advice to landlord: Care about people who have stayed for a long time even during Covid when so many people left.”
— 300 MERCER STREET · Manhattan“Pros: Clean, great doormen, excellent views and top rate appliances -- very responsive maintenance staff. Cons: Expensive. Cheap floors and terrible paint jobs. Lobby is always full of packages. Advice to landlord: Find a separate space for all the packages - it really ruins the luxury vibe to walk through a maze of boxes everyday.”
— 300 MERCER STREET · Manhattan“Pros: Water pressure is good Doormen are good Cons: The outside always smells of dog pee. In fact, the whole street does. Windows are pretty bad and you can hear cars honking the whole time. Roof is only open for a few months Handymen asks for $20 for literally 5 mins of work”
— 300 MERCER STREET · Manhattan“Pros: The best doormen so nice Cons: Overpriced for what it is”
— 300 MERCER STREET · Manhattan“Pros: Great Location, Great views Cons: Horrible management, The building overall is poorly run The elevators never work and take forever, minimum 5 minute wait in mornings and after work. Gas was shut off for several months without any sort of compensation Advice to landlord: Sell”
— 300 MERCER STREET · Manhattan“Pros: Location, doorman, access, pool Cons: Street noise, some young loud tenants Advice to landlord: Keep doing what your doing”
— 300 MERCER STREET · Manhattan“Horrible, horrible experience. I developed severe allergies and breathing difficulties living in the unit and eventually found TOXIC BLACK MOLD in the air conditioners. Confirmed by a third party air inspector, a total nightmare…This landlord is completely and utterly negligent, incompetent, unresponsive, all of the above. I’ve still yet to recover from the mold infestation. Would give a 0 out of 5 if possible. STAY AWAY.”
— 300 MERCER STREET · Manhattan“Pros: Super well kept, doormen are the best at their jobs. Packages delivered to door Cons: Not many cons, pool and roof access costs money”
— 300 MERCER STREET · Manhattan“For a "luxury" building they need to turn things around. George, the super, is unavailable and rude when you do get him on the phone. Last year the lobby repairs took months, now the elevator repairs are taking more than a year and the building is now completely without gas.”
