“Pros: The people who live there and the neighborhood is wonderful, great views, affordable living, easy access to and from highway, quiet area Cons: The maintenance of the property's trash and pest control services is continually poor - there is an ongoing rat infestation and has been for a few years. The rats ate their way up through part of the apartment building last fall and ruined a neighbor's apartment in the middle of the night because pest control was mis-managed. The garbage cans are all eaten through, there's always trash out front in the building's courtyard and directly on the sidewalk when pickup days occur. The snow was not shoveled/removed timely. No gas service for over 7 months and the heat/hot water is continually problematic. The landlord is a corporate one funded by "investors" and lacks good communication and scheduling skills with tenants. They do not give adequate notice and the repairs are poorly and incompletely made. Advice to landlord: More timely and thorough communication with tenants - make a phone list or BCC list for building wide announcements, remove chain link prison yard type fencing at front and add new rat-resistant trash cans in its place (not in front of tenant windows), clean up back yard, re-structure invoicing system to allow for reduct & repair, hire more competant/licensed contractors for outside work, follow up with contractor & tenant when work is complete - a manager or building rep should be present to inspect larger repairs after "completion", perform building maintenance regularly - trash removal, sidewalk clearing, steps washing, handrail securing, etc.”

Cons: The common areas (lobby, stairwell, entry paths and gardens) are not at all cleaned or maintained. The new owners removed the beautiful historic stairwell facade at the front of the building and let the gardens die leaving dirt plots covered in rat burrows and trash and surrounded by chain link fencing. The trash is moderately maintained however spill over trash is piled in the front of the building so as you enter all you see are rats, trash and debris. Out of the backside of the building in view of bedroom windows there is a literal junkyard of old appliances, tires, metal scraps. There is also a tenant who allows his mentally ill "friend" into the building and they have super loud screaming/physical fights that result in cops being called. He has threatened and assaulted people in the building resulting in restraining orders with multiple tenants. Landlord is unresponsive to most requests and gives placating answers when asked what is being done about the issues. Advice to landlord: Immediate action needs to be taken with regards to the rats. Remove trash, debris and junk in front and back of the building. Bring back the garden!”
“Pros: Garbage is well taken cared of. Building quiet for most part. Cons: Ants, water bugs, rats, cracks in the walls. Had unfinished work when moved in but repaired it ourselves. Mold in the bathroom. The super doesn't do his job at all. In fact he sits in his parked car all day looking at who is passing through. He is very bothered when you have a concern. At time building shakes and there is cracks everywhere. Advice to landlord: Do a walk through of apartments prior to handing over the keys to new tenants.”

Cons: Can be loud especially during the summer and getting to the building can be a little dicey when it’s dark out since it’s in an isolating strip. Because of it being a lonely sidewalk, some dog owners definitely walk their dogs there to leave the poop- you will be constantly dodging it. Not safe at times due to an unruly tenant- complaints have been made and not much can be done by the management.”

Heat and hot water is bad . We have been having problems with the heat all winter and it’s not taken serious . Management does not respond to our calls and the duper’s hands are tied . Advice to landlord: The tenants in this building should have better security which begins at the front door , stop procrastinating and replace the doors to make it safer , don’t wait for others to get mugged as has happened in the past , you are responsible for our safety . Better safe than sorry , repairs are very lax too. Heat and hot water is very poor too.”

Relatively big apartments. Cons: Not updated, building falling apart, slanted apartment floors, drafty windows that need to be replaced especially in the winter, unresponsive management/landlord. Sold the building in 2020 and it’s been awful ever since. Supposed to have laundry in the basement but the units are always broken and never fixed.management will threaten to evict you for ridiculous things when they don’t clean hallways, doors, notify you of broken laundry, water (hot and cold) being turned off sometimes for the full day, etc. random construction without any notice to tenants that severely impacts quality of life with debris getting into apartment. I get the sense they’re trying to update and push older tenants out. Typical shady management company. Was much better before it was sold. Very disappointing. Advice to landlord: Allow a way to pay rent online instead of check/ it’s 2021. Maybe try holding up your end of the bargain with communicating to tenants, keeping up the facilities, cleaning the building, etc before posting notices about insignificant things and threatening to evict tenants. Respect begets respect and nobody here respects you. Oh and maybe enforce mask wearing of all your staff.”
