— 338 WEST 49 STREET · Manhattan“Pros: i'm not sleeping on the street Cons: hot water went out 20+ times last winter, ~5-10 times this winter. water has gone out entirely ~5 times in two years. went the first five months of our lease without a working oven despite repeated complaints. every step from sending someone to look, ordering parts, attempting and failing to install parts, landlord following up with us, ordering a new stove, getting it delivered, and finally getting it installed all took numerous emails. went two months without a working refrigerator. called the emergency line several times. reported issues via online tickets multiple times. didn't hear from a super until we stopped him in the street when passing by him. several defects that are annoying but not worth reporting to the landlord given everything above. broken toilet paper holder, broken towel bar, broken cabinet door, broken closet door. only five electrical outlets in the entire apartment and one is inside of an upper cabinet in the kitchen. only one in the bedroom and it's below the baseboard heater, which means the bed cannot be placed near it. entire apartment is baseboard heaters which eliminates essentially half the small apartment from having furniture placed against it. we just use a space heater because we simply wouldn't have room for furniture otherwise. roof in hallway leaks terribly during heavy rain. plaster falls down from the ceiling, water collects at the top of the stairs and drips down to the landings of lower floors. last year the leaking destroyed the smoke detector which has never been replaced. front door keyhole has broken on two separate occasions and we had to leave a wedge in the door in order to access the building, which left us prone to anyone coming in the building. handle on the vestibule door (which doesn't need to exist because it has no lock and serves only as an inconvenience) broke and was not replaced for several weeks. landlord/properly management wildly incompetent, grossly neglectful, and only has any consistency in delivering an unwelcome rent bill stuck in the door despite our paying online and never having missed a payment. if i could get them arrested i would. speaking of which, police have come banging on our door at 3 am on two separate occasions (i wish i was lying or exaggerating) in search of a previous tenant who, upon the police's first visit, had not lived here in at least a year. the second occasion came months later. i hate it here <3 Advice to landlord: get a new job”
“Pros: NOTHING is good Cons: DO NOT MOVE HERE. Lived here for 3 years now. The last 6 months the building has gone to hell. There is crime, drugs and the landlords know and turn the other way. Avoid any apartment managed by this management company. Tenants are working with city government on these issues. Its insane. Advice to landlord: Get your act together.”

The building has many problems; the intercom hasn’t worked for four months, the main door downstairs was broken and unlocked for months, there’s mice and roaches, the previous super was racist, the janitor is homophobic, it’s easily the worst place I’ve lived in terms of management in the whole city and I’ve lived in squatter occupied warehouses. I’ve never been so disappointed in a landlord and management company before. Tenants have been rigorously complaining to 311 waiting for the city to send someone to fix the various issues because we can not get answers from the landlord. Packages sometimes get stolen, junkies come into the building, things are falling apart, neighbors have leaks in their apartments, it’s very unsafe. Advice to landlord: The owner should take much better care of the building.”

Reported multiple times to the dept of health until they actually intervened the building and have eradicated them (temporarily). Cleanliness; neighbors are dirty and there is never any cleaning of common spaces, chicken bones sitting there for weeks. Sketchy neighbors; im sure someone on first floor is a drug dealer. encountered neighbours drugged out of their mind in the stair case. Have a psychic and the first apt in the first floor has been sealed by the NYPD for over a year. Safety: Front door did not work and people came in and out as they pleased; had multiple instances of random people coming in and hotboxing the building. Layout of apts: They say they are 1BR but you have no space to put anything in the "living room" its just a kitchen between your door and your small bedroom. Advice to landlord: Get rid of rats, clean the common spaces, add a working security camera, fix the front door.”

I’ve had 2 packages stolen so far and management hasn’t helped. Security issues- I’ve had a stranger knock on my door and ask for money, had my apartment searched by cops responding to a DV incident a floor below, and a stranger chased my friend out of the building early in the morning. The hallway smells as some tenants leave their trash in the hallway because taking the stairs all the way down is apparently too much. The stairs are steep and if you live above the 3rd floor, good luck carrying anything heavy up. Advice to landlord: Let us know who our landlord is, increase security and adding trash chutes would seriously help the smell and trash problem (which brings in flies)”

Mature/older neighbors so no loud music. Some sound bleed but nothing unreasonable. Across from big plaza. Water gets hot and sometimes super hot. Super close to subways. If I liked the neighborhood then I’d consider staying. Cons: No package storage (some theft of amazon packages). Stairs rarely cleaned,l so they’re a bit embarrassing when having company. Slow at identifying/fixing big problems (There was a repetitive water leak they couldn’t find but I could’ve found first try). Low sound proofing into hallway. Advice to landlord: Find a place to hide packages. Clean stairs and hallways regularly.”
