“Unit 8K Pros: The building is well maintained and the apartments are larger than those in a lot of newer buildings in the same neighborhood. The appliances and kitchens have been updated regularly. Doormen are helpful and friendly. Cons: The building has been doing extremely loud and disruptive facade maintenance for months and months, with no end in sight. It makes it almost impossible to work from home (or sleep, watch tv, etc) during weekdays due to drilling noise. At the same time, they demand significant rent increases each year. Any apartments facing Broadway also have significant street noise if any windows are open. Advice to landlord: Moderate rent increases given the significant ongoing construction.”

The walls in our unit are fairly noiseproof from what we can tell -- we can hear muffled noise on the other side, but it's never louder than the hum of a fan. Cons: I'd love for the rooftop to actually be set up to relax outside. It's great, but there's no chairs/grass/anything.”

Laundry room terrible. The washers break all the time and the dryers do not dry effectively. The renewal leases go up by 50% or more. They want short term tenants so it is filled with young people with no intention of staying. The street noise is absurd. Times Square level day and night. Advice to landlord: Stop lieing. How can you live with yourself.”

Residents are generally friendly, but not much of a community. Advice to landlord: Make use of that roof on NYE!”

Good window space - recently replaced new window that’s soundproof. Management communicate in email proactively about covid and mask measures in the building. Great location - close to central park and Columbus circle, and time squares as well. Cons: Apartment interior is out of date. Old floor pattern that’s not aesthetically pleasing. Kitchen appliance are useable but need upgrade. Hallway needs more lighting or color change, a little too dark and old. Price is higher than other building in the same area Advice to landlord: Please consider upgrading apartment interior such as floor and kitchen appliance. It’s 2021 and people are looking for those things”
