The location is excellent, offering a quiet environment with a great rooftop view. Additionally, the front desk staff and third-floor management are consistently helpful, approachable, and professional. However, I have encountered persistent issues with Anthony, who oversees maintenance. Unfortunately, he is extremely disorganized and unresponsive. Reaching him is difficult, as calls to his number go directly to voicemail, and he does not respond to emails or listen to messages. This lack of communication has been a continual source of frustration, as it undermines the efficiency of the maintenance team, which otherwise consists of kind and dedicated individuals. The cost of using the laundry room has increased significantly over the years, nearly doubling from its previous rate of $3. Overall, my experience has been positive, I would live here again if there has been a change in who manages maintenance.”

The amenities are dated and there is a yearly fee to use the gym and lounge. Laundry is expensive ($4 a machine). If your unit has the white countertops, be warned that they stain very easily.”

They are some of the worst people I have ever interacted with when it comes to any unit repairs or moving. In regards to moving, you are not allowed to move larger items in or out before 9am and after 3pm (impossible when you work full time!). We hired movers to come at 12pm and got the approval from Anthony. When the elevator was broken, he sent the service elevator workers to go get lunch. We were prohibited from using the normal elevators and movers were not allowed to pile items in the hall outside the elevator for fear of “scratching the walls”. We were paying the movers by the hour, essentially to sit there and twiddle there thumbs until the service elevator workers returned and Anthony let us move. When we asked for a dolly to move out the mattress at the end of the day (~7pm), Anthony threatened to call the police on us for not “following the rules”. Absolutely ridiculous, rude, and impossible to do when having a tight work schedule.”

Apartment: 2 bedroom, 2 bath, granite counters, SS GE appliances, well updated door hardware, bathroom fixtures, shower heads, etc., pretty hardwood floors. We had absolutely no complaints about the physical quality of the unit, especially for the price. Common areas: Great roof deck with deck chairs and tables, views of midtown, the bridges, Brooklyn, FiDi, and the WTC. Another balcony on the 15th floor facing worth street--not much of a view other than the street and foley square (and the federal building!) but a clean, outdoor space to hangout for those of us without private balconies. Laundry facility is clean and definitely has enough laundry machines, although $3each is steep. I never used the gym in the building so no opinion, sorry. Staff: No complaints at all about Anthony. He is capable, helpful, and no-nonsense. He also seemed to be good with kids. Every single member of the maintenance and doormen staff was polite, charming, helpful, and unfailingly friendly. They made a huge difference in our quality of life and I still appreciate it. Location: The 4/5/6 station in foley square was a 2 minute walk and perfect for my commute. It's 1 express (4/5) stop from union square but if you need the 1/2/3 or A/C/E this isn't the perfect location for you, but you already know that. There's not a lot of night life or restaurants right near by--mostly just government buildings. This actually suited me because it was quiet at night and I'd rather go out in the village or LES anyway. The Duane Reade and Starbucks right downstairs were enough to make this a convenient block to live on. Bottom line: We had a great experience. It will probably be many years before I live in a building this nice again. Would go back in a heartbeat.”

Apartments were pretty robust and noise was never an issue (unless the neighbours music was really loud). Kitchen was small but we didn't cook a great deal. We were on the 14 floor facing south and had no issues at all with noise. I recall logging one thing with maintenance (faulty tap or shower) and it was resolved within 24 hours. The team also disposed of Christmas tree and broken furniture very quickly. Very safe area, can walk into Soho, Tribeca, downtown with ease and very close the the 4/5/6 subway. Nice gym, friendly door men, valet dry cleaning.”

I lived in a 1BR in 111 Worth Street for two years. First off, Anthony, the Property Manager, is one of the nicest guys you'll meet. He's incredibly accomodating and is super responsive if there is ever an apartment issue. Second, the rest of the staff is so nice and friendly, and always a pleasure to say hi to when you walk by. The apartments are built well, the facilities are all kept up, and the roofdeck is pristine. A nice benefit is the free morning breakfast with annual gym membership. The reason I left is because I moved to California for grad school, otherwise I would have stayed in 111 Worth St for the forseeable future. I always felt safe and thankful that I had found such a great spot in Tribeca. I'm not sure how you could give the property a bad review. I have nothing but great things to say about my time there.”

The building is very well maintained, common spaces always clean, etc. On the downside, getting the main office (especially Anthony) to return phone calls can be quite a challenge. If you live on the north side of the building, especially on the upper floors, there is a bell that tolls on the hour throughout the night. If you are a light sleeper, it is a serious problem. Gym equipment is kept up. Laundry room has adequate # of machines for building size. Super (Anthony) and doormen are fantastic. Maintainence staff are friendly and efficient. Little noise travels between apartments. Location is close to multiple subway and bus lines. No problem getting cabs. Neighborhood is generally safe (Feds have put security cameras on just about every pole and armed guards patrol across the street at the Javits Federal Building). Lots of great stores and restaurants are nearby. On the negative side, Worth Street is a noisy place, so plan on keeping the windows closed during the day and the lounge could use updating.”

They are also well-appointed with nice kitchens and bathrooms and bright living rooms. The views from the terrace and roof are spectacular and the gym and lounge area are a great value. But what really makes the building exceptional is the staff. My move from one apartment to another was effortless with their help. From the attentive and always professional super, Anthony, to the concierge and doormen, to the maintenance staff, everyone is courteous and helpful. When you need something, you don't have to ask twice. I recommend this building to anyone who wants a first-class living experience in Manhattan.”

The building is kept beautiful all the time and during the holidays the lobby is very festive. The building super Anthony, keeps a tight crew and his attention to detail shows. Anthony is reasonable and willing to accommodate as long as given enough lead time. The doormen, especially Juan and Sal are outstanding, know everyone by their first name, and always ready with a smile. Even my recent move between apartments surprised me, as the building without asking provided dollies and staff to help expedite the process started by my friends and I. The staff consistently go above and beyond...especially in terms of maintenance. If you need a light bulb changed, they'll typically swing by the same day and will handle multiple issues under the same ticket. The gym is small, but nice and rarely ever over crowded. The lounge attached to the gym is great too and offers a nice place to relax or study. Another huge plus and rarity is the bike room which is foremost kept secure and has a free air compressor. Lastly, the roof deck is AMAZING. Great views of Lower Manhattan...it's a great place for a drink and the perfect end to a date spot. CONS: Apartments are priced well, but not able to accommodate to the same deals found on Wall St or the Upper East Side. Great location, but the building remains competitively priced per the neighborhoods other luxury buildings. The gym has a lot of basic machines, but the additional of an extra stationary bike and universal machine would go a long way in rounding out the gym. Equipment is kept clean, but is need of a professional tuning and oiling to keep up with use. Only major sticking point with the gym is the recent additional of a foam tiles by the free weight area. Likely an attempt at noise dampening/absorption the loose tiles present a hazard.. The common deck on the 15th and roof are beautiful but could benefit from new furniture. Key furniture pieces have worn out and replacements have been some time in coming. Overall: My experience has been nothing but positive in the building. If you can afford to live here, I HIGHLY recommend it! You won't find a better building or staff anywhere.”

The "golf" coarse is always trashed with cigarette butts everywhere. They don't screen their employees criminal histories. They don't turn the heat on until the temp reaches the 40s. There were TWO major burglaries in the building this past year. Also, what's really freaky and quite disturbing is that the super won't release who owns the building. Any problem (not that there have been many) is taken care of the same day. The building is clean, well maintained, and with incredible features and amenities. The gym is amazing and you get continental breakfast in the morning and milk and cookies at night in the lounge. The roof top terrace is gorgeous and the view is breathtaking. They even have a driving range! Also, the super is very attentive and the staff couldn't be more helpful. As far as noise,I haven't heard any and the street in Tribeca is quiet compared to the conjested streets in other parts of Manhattan. Move here and you will not be disappointed.”
