Neighbors who have been here 10+ years are friendly. Cons: The building has one super who is unable to sufficiently address all apartment concerns in a timely manner. He does what he can but a property this large needs more than one super. Maintenance requests take 30-60+ days to be addressed or resolved, it’s ridiculous. You can’t get in contact with management - their communication is HORRIBLE and nonexistent. There’s lead in the doors/property - management is extremely cheap and won’t fix HPD violations. Inconsiderate neighbors allowing their children to make noise after 11:00pm, tenants smoking in the hallways. Neighbors throwing garbage outside of trash room and leaving open bags of trash on steps. The property has changed/declined within the past 18 months due to new tenants. Advice to landlord: Perkins can’t maintain all apartments alone he needs help. Address residents concerns and maintenance requests shouldn’t take over a week to address/fix. Vet tenants better as they’re making living miserable for others. Lastly, there needs to be better communication with management and tenants.”
“Pros: Great super, nice neighbors and a pretty courtyard. Cons: Rare mouse issue, quickly fixed by super and pest control. Has not been a problem since. Actual owners are total flakes, and never respond to a single message without being prodded 300 times. Advice to landlord: Be a little more attentive of tenants please”

During the pandemic the cellar was also used for a paid party space. Parties happen in the alleyway on any day- Tuesday Wednesday it doesn’t matter, last week there was an inflatable bounce house for a child’s birthday that lasted til past 4am and then sometime after noon the next day the people were back outside drinking etc. this apt single handily ruined my NYC experience, trash gets dumped in our alleyway the garbage men refuse to remove it when it’s piled high from the illegal dumping which results in vermin inside the building, I have seen live rats in the lobby in winter. If you look different be prepared for most people to be rude to you in the building and in the neighborhood stores. Our apartment lost hot water in the winter for the first two years living there I had to take apart the shower and change the mixer to put max water pressure on hot because there was no hot water for years and nobody to fix it. It got to the point I was ready to stop paying rent and I fixed it myself because the super is useless. We didn’t even have light in the living room because the building put faulty wired LED lights in that don’t work and when I notified the super he said he would come back and of course never did. Hes having a party rn in the alleyway tho *shrug* Advice to landlord: Fire Francisco get a super who is respectful of peoples personal space and doesn’t treat the building as a income generating resource for him to rent out the cellar and alleyway to have parties for people who don’t live here. Also one that doesn’t only speak a foreign language and you can’t communicate effectively your problem to him.. half the time I found myself fixing my own problems or just living with it because he only fixes stuff for certain tenants”

They pay one superintendent to manage all four building. He does his best but there’s no way he can manage 100+ apartments. It took a year to get a working microwave. The washer/dryer has been out for almost six months. There are mice and roaches in and around the building. The trash system is unhealthy and disgusting. It’s like the bare minimum is the bar for NYC landlords. Advice to landlord: Pick up the phone or email back. It’s so disheartening and disrespectful especially when kids are involved.”

And don’t raise the rent next year like every other landlord. Gonaa have a bunch of vacancies.”
