It's so close to almost all the subway lines and theirs is a bus stop right on the corner. You can quickly walk to two different Whole Foods and a Gristedes, target, Brookfield, century 21, Target, tjmaxx, etc., and so many places to eat. The Promenade is amazing - no fighting traffic. Lots of green space. I'm so sad to move.”

Cons: The building itself is a bit outdated, so if the unit hasn't been updated in a while it can look dated. But everything (heat, gas, etc.) works well. Advice to landlord: No advice, overall good experience!”
— 200 RECTOR PLACE · Manhattan“Pros: Nice lobby and pool. Cons: If you're a renter in the building you'll be treated differently. Any requests for repairs, even urgent will be delayed. I had a pest infestation in my apartment and the building refused to let my exterminator in (approved by my condo owner with insurance). They would only allow their exterminator to come who barely did anything. Infestation lasted all year with no care from the building. Neighbors only used their apartment infrequently, bugs couldve came from them. A lot of the bugs came from the dishwasher. There was also a major leak from the heat which damaged the flooring. Half the year went by before anything was done. The concierge/doorman only attend to you if you're an owner. Don't expect them to help with deliveries or anything of that sort. At my last building the doorman would put food deliveries in your apt when you were away or help carry big boxes with you. One annoying thing is if you live in the south building and you need a trolley for big boxes, you have to use the North elevators, get out early, go through a series of long hallways, then transfer to your elevators.”

Again, can't say enough about the staff here -- they are amazing. Walls are relatively thick; building is overall quiet unless you face West Street and don't have soundproof windows. Cons: Not the building's fault, but you need soundproof windows to live in units facing West Street -- sound booms and echoes. Neighbors are generally great here but there's a decent amount of college-age students/young professionals who test the limits of the very thick walls with parties/loud music, etc. Some floors smell of weed/cigarette smoke. Advice to landlord: Doormen and staff are world-class. Thank you.”

— 200 RECTOR PLACE · Manhattan“At first glance this building seems like everything you are looking for, unfortunately my experience so far has been terrible. Renters are treated differently than owners. The maintenance staff is extremely rude and not accommodating. I had more than a few major issues in my apartment (in hindsight should have called 311) that were not taken care of for months, one of which still has not been solved. Heat is a constant struggle, stops working frequently and when it does work is uncontrollably hot. Elevators are insanely slow. Deliveries go to the front of the building and you can't use the carts at the front because of the stairs so good luck schlepping your big boxes. Doormen are super friendly but no real concierge service, if I needed help getting something upstairs or was away and asked for something the answer I always got was a fat no. In my old building the concierge was on top of everything, and they had a very small staff. Milford doesn't help with anything after you sign the deal and they send you a welcome package. Thin walls. Pros: view, gym, pool ($400), lounge, doormen.”

Here are my thoughts about pros and cons about the building: PROS: * Absolutely amazing building staff, especially the doormen. I've never seen anything like this in my life -- they're always helpful, always know you by your name, and they make you feel safe and comfortable. Too many names to list all, but Amadou, Glen, Vishal, Sunil, Ercan, Peter, Abraham, Bobby were all great. I'll miss them dearly. * Overall good quality of tenants, usually families with children. * Good location, probably the safest neighborhood of the city, close to subways. Easy to find cabs. * A lot of apartment have gorgeous water views. We'll miss the sweeping views of Statue of Liberty from our bedroom. CONS: * Embarrassingly bad elevator system. There have been times I waited 15-20 minutes before giving up and walking 30 flights of stairs. They're under renovation, but not sure if it will really help, they're just not enough. I also don't think they're using all the elevators, sometimes you'll notice that one of them is just out of service, even though it's not clear why. * If you get a unit from Milford, then forget about any rent negotiations. They're willing to let the apartment sit in the market for 2 months instead of negotiating with you for a couple of hundred dollars. It's their way or the highway. * Really, I mean really tight rules about moving or delivery of furniture. Nothing on the weekends, nothing after 5 PM. It gets old after some point where you just need something delivered to your apartment, and you can't. * A 2-3 year high-rise construction just started across the street -- no sleep after 6 AM during the weekdays, if your apartment is facing West side highway. * No amenities, and I don't say this lightly. No lounge, no included gym (the gym costs $800/year/tenant, no month-to-month option, and it's closed during the day, which is probably the most ridiculous thing I've ever seen in any of the 6 NYC buildings I lived in. In short, you can just count the building gym out, it's useless. No rooftop, even though the building probably has one of the best views in Manhattan. No common spaces, just a fancy entrance, that's it. * Apartments are small. Our 2-br 2-ba is just 900 sqft, whereas the 1-br's are usually around 500s and low 600s, and it's usually a very typical, common layout (no varieties). After all said and done, I do recommend this building, we liked our time here. We're just ready for a fancier building with more amenities, like a gym, lounge and a rooftop.”
