“Pros: Great for what it is, nice apartment near the subway and in a great area, decently priced compared to others Cons: Elevators take forever, too many people and too many floors for just two. Building could use some updates.”
— 1849 2 AVENUE · Manhattan“Pros: literally nothing. except the one of the 5 million minimum wage paid doormen who fist bumps me whenever i come home Cons: elevator broken once a week AC constantly not working hot water turned off once a week water pressure terrible ogden cap is the greediest and slimiest property management in nyc Advice to landlord: sell the building to a management company that actually cares about its tenants. you've made it painfully clear that profit comes before people. maybe it’s time to let someone else try who hasn’t given up on doing the bare minimum.”
— 1849 2 AVENUE · Manhattan“Pros: Great amenities, very close to the 6 and Q, always feel safe walking in the area, a lot of good food nearby Cons: Recently the local 11 noises have been out of control, so much so that it would be hard for someone who mostly works from home. Also if you’re reassigning a lease etc they will nickel and dime you. Advice to landlord: Chill on the fees”
— 1849 2 AVENUE · Manhattan“Pros: Responsive management and maintenance Lots of amenities available Cons: Ongoing construction noise due to work on the building (6+ months) Near two major hospitals, sirens 24h a day Laundry machines always smelly/stain clothing sometimes Gym area is massive and nice, but lots of machines are broken/missing parts (it's also not included in rent - additional membership fees)”
— 1849 2 AVENUE · Manhattan“Pros: Amenities are great, good maintenance response time, doormen are lovely, and central air/ heat Cons: Construction noise and neighbor had cleanliness issues”
— 1849 2 AVENUE · Manhattan“Pros: Full size appliances, able to flex easily, great staff, package room, security is great Cons: Loud construction, sometimes brown water”
— 1849 2 AVENUE · Manhattan“Pros: Nearby subways Full service Cons: Construction and building renovations taking much longer than promised. Elevators always breaking down resulting in very long waits and delays. Advice to landlord: Lower rents because of bad conditions. Need more security protection”
— 1849 2 AVENUE · Manhattan“Pros: Location, access to subwa Cons: Normandie Court is great on paper. Nice kitchens, good location, building amenities. All of the amenities cost extra and the gym facilities were old and not worth it. The elevators were constantly breaking down. The walls were paper thin and facing 96th street near the hospital was terrible. They kept raising our rent ($600+ in one year) with no upgrades or changes. Not worth it!”
— 1849 2 AVENUE · Manhattan“Pros: Maintenance is great. Responsive and quick. Management is a nightmare . Gym is clean package room Cons: Management a nightmare. Elevators always broken. Gym equipment always faulty. The outside of the building filthy. Advice to landlord: Invest on cleaning the outside for the price they charge per apartment”
— 1849 2 AVENUE · Manhattan“Pros: doormen were very friendly. Package room was great. close to the Q Cons: Management here is awful and will try to scheme you out of your money. When I was moving out they tried to tell me they never got first months rent from us (over 2 years later) and tried to charge us that and two years of late fees. I pulled up receipts and obviously we HAD paid it. Laundry room was always full. Had small roaches at one point but they were pretty quick with getting the exterminator in Advice to landlord: new management”
— 1849 2 AVENUE · Manhattan“Unit N/A Pros: Right next to the 96th street Q Cons: Majority of the laundry machines were broken, the doormen let anyone into the building, had roach issues in my unit”
— 1849 2 AVENUE · Manhattan“Pros: Apartment had nice natural light, very spacious, great staff working in the building and the gym and club amenities were really good. Cons: The management company only cares about money, they try to include crazy and unreallistic fees for everything and this means they don't care at all for your needs or for maintaining a good relationship, even if you are a 10/10 tenant. That's mainly the reason why I left a place I used to like to live somewhere else. There is a construction going on which is insanely loud on weekdays and it goes very slow, it has been going for years now and no estimate to end.”
— 1849 2 AVENUE · Manhattan“Pros: Mail room staff is polite and goes above and beyond. Cons: Management is a complete joke. Front desk is borderline rude. Washing machines and driers are out of service half the time. Water coming out of faucets is sometimes brown with no explanations. Elevators break so that it takes you 20+ minutes to exit the building. Management does not follow they own rules about dogs; people are sometimes attacked in elevators. Besides all that, work on the facade is extremely noisy, you will NOT enjoy living there. Any reviews those past years saying otherwise are either lying or not yet affect by the noise. Trust me, their tone will change as it gets to them. Advice to landlord: Listen to your tenants and stop being money-greedy.”
— 1849 2 AVENUE · Manhattan“Pros: Wonderful doormen and staff. Very safe. Nice space. Cons: There is constant construction on outer bricks of the building, nearly every day.”
— 1849 2 AVENUE · Manhattan“Pros: Good facilities and gym Cons: Expensive and large rent hike!”
— 1849 2 AVENUE · Manhattan“Pros: Doorman building with a nice lobby, mail room and elevator Cons: Laundry machines are always broken, hallway smells so bad, can’t use any of the building space without being a member, rent went up so much after resigning, scaffolding has been up for about 2 years with no end in sight Advice to landlord: Include the gym with rent, replace laundry machines”
— 1849 2 AVENUE · Manhattan“Pros: The staff is all very nice, and the ticket system for responding to issues makes most things easy and quick to get addressed. The club on the roof is nice as a working space and gym. The finishes in the newly renovated units are nice as well. If you're a remote worker, the working space in the club could be a huge benefit. It's also hard to beat being directly on top of the 96th St Q train stop, and a block over from the 6. The units are very well soundproofed from each other as well. Cons: Last year, they raised the rent on a 1br by at least $700, and this year it increased by at least $500. Unless the amenities or location are very worth it to you, this is not a building where a small 1br is worth ~4.5k. There's no washer/dryer in unit, but for months now - the laundry room has had ~40% of the machines broken. For the level of rent and number of people in the building, that's unacceptable. The club costs $70 per month per person. Again, it's nice overall, but things like the weight room and the beach chairs look like they haven't been updated in 20 years. This is the dustiest apartment I've ever lived in. It is wild how quickly dust accumulates. If you're on the south side of the building, you can expect to be woken up by people blaring their horns when 95th St. gets blocked up by people double parking. Each building is only served by 3 elevators. So any time there's a move or an elevator goes down, you might face a 10+ minute wait to get a spot. Beware if you're considering moving in on a higher floor. Anytime you need to move out large items for trash or move furniture in, it needs to be coordinated with their staff, but that can become a circular game of telephone where people keep telling you to call different departments. The electric bills are about double what they are in smaller buildings. Also, if you're considering using the pool, you'll have to wear a swimming cap whenever you want to use it.”
— 1849 2 AVENUE · Manhattan“Pros: Friendly staff (door men, maintenance, etc) Cons: Oh my god everything else. The the vents have not been cleaned in the apartments so you constantly get dust all over your room. The heater/air conditioner in my room was stuck blowing heat and it was 75° outside. There was multiple weeks where they were doing some elevator work, and they closed one elevator at a time for a weeks where they were doing some elevator work, and they closed all 3 in a 36 story building. They will randomly close large portions of the club level and amenities, including both roof decks. There’s an additional club fee if you want to utilize the workspace and gym — they failed to tell me that both of the roof decks would be closed indefinitely before I signed up. They also have on-site laundry however, if you use the laundry chances are your clothes are going to come out fucked up. They have been doing a building exterior check for the past four months and will send you an email on the week that your apartment is scheduled to be affected by the ground shaking demolition/drilling noises for the entire day from 8 AM until 4 PM. They offer 1 to 2 suites for people to go work and reserve in two hour increments, which is not helpful if you work from home. I can’t imagine if I had children. The noise level has gotten to the point where I’ve had to call out of work because I had a migraine, and I had to leave my apartment.”
— 1849 2 AVENUE · Manhattan“Pros: Shoutout goes to the mailroom who works hard to receive, sort and hand parcels to residents. Cons: If you are thinking into moving in at Normandie Court, I would strongly suggest you reconsider. Some construction work started mid August 2022 and are still ongoing (management refuses to communicate an end date), which uses power drilling machines as well as power saws from 8am to 4pm, Monday to Friday. The noise is a nightmare and is to bang your head on the wall. Multiple tenants have reached out to management, they simply do not care about their tenants. Regardless of your personal situation, they won’t help in any way. Once you move in, you are blocked. Besides this complete joke, here are the other things you’ll experience: - Elevators take ages to arrive, and quite often the next one will be too crowded for you to get in, you’ll have to wait longer. Queues form at the ground level to get up, - Half the washing machine are “out of service” and take ages to be repaired. Once my laundry was stuck in one of those. All I could do was call a phone number that was unable to help. Of the machines in working order, half will be full of pet hair, in which you don’t want to wash your clothes. Nobody empty lint drawers ever. Plain disgusting, - The water in sinks/baths regularly turns brown for no reason and no explanations given by management. When you ask maintenance, they said "tell us when it happens next". You’ll wonder what you’re washing yourself with, - As mentioned in another review, windows don't close (whether you ask for repair or not). In the winter, the cold comes in a steady flow and cool your place to the point of having ice on the window sils. You will have to stop the draft with a towel or something, - Front desk will complain to you if you park your car for more than 15 minutes while loading/unloading, all the while you wait 5+ minutes for an elevator each time. Even though there is no lack of space at that time, - There is an hospital nearby and you’ll experience constant emergency truck sirens and honks every 5 to 20 minutes non-stop all day and quite a few at night, - There is a Mosque on the North West corner, and I do respect any background and religion, but be aware you will hear them pray in a loud speaker in the street (on top of that tower) around 6 am some mornings. I deeply regret moving into this complex. There really is nothing “luxury” about Normandie Court or its management team.”
— 1849 2 AVENUE · Manhattan“Pros: Well organized and managed, beautiful views, nice pool and gym. Cons: Excessive rent increases, management unwillingness to negotiate, noise levels. Advice to landlord: Keep rent increases moderate, not 1000 from one day to the next”
— 1849 2 AVENUE · Manhattan“Pros: - Doormen are super friendly - Very clean Cons: - Elevator takes forever - Sirens outside are very loud Advice to landlord: - Add elevator status numbers on all floors. So you can see when the elevator is coming.”
— 1849 2 AVENUE · Manhattan“Pros: Building door staff and package people are great, never had a pest problem Cons: There’s construction on the building that’s scheduled to go on until September 2023, drilling every day, and they aren’t making accommodations for people that work from home to work in the lounge.”
— 1849 2 AVENUE · Manhattan“Unit 18M Pros: Great location to Q train and Central Park. Affordable rents in a traditionally expensive area. Cons: Elevators are terrible. Go down about once a week. Neighborhood borders a slightly sketchier part of town, but rarely have issues. Advice to landlord: Fix the elevators for good”
— 1849 2 AVENUE · Manhattan“Pros: Great staff, nice building, good amenities. Cons: They will jack your rent up hard as soon as your lease is up. They raised ours 35%. We had to move away. Advice to landlord: Don't raise the rent so much on good tenants? It should be illegal.”
— 1849 2 AVENUE · Manhattan“Pros: Rooms are very spacious, laundry in building, gym patio and pool was included with our rent and staff was very friendly Cons: Lounge and amenities could only be accessed by residents and couldn’t enjoy with any guests. Walls are pretty thin and it is really easy to hear neighbors”
— 1849 2 AVENUE · Manhattan“Pros: Amenities: gym, lounge, sauna, hamam, swimming pool, roof top, handyman. Cons: prices are high Advice to landlord: be nice when you talk about prices”
— 1849 2 AVENUE · Manhattan“Pros: Building staff (not office staff) are incredibly nice and reponsive Cons: Not very clean and issue with insects Advice to landlord: Manage your office staff more effectively”
— 1849 2 AVENUE · Manhattan“Pros: They run a tight ship here and it doesn't go unnoticed. Staff are all friendly and extremely helpful. Maintenance issues are promptly addressed. Packages never lost. Spare key at front desk is handy. Great closet space. Quiet neighbors. Cons: While this is not unique to this building, the rent for my unit was just raised more than 20%. While rents everywhere are at an all time high, this seems extreme as I was already paying market rate. (I had to move out for unrelated reasons, but I'm not sure I would have paid the new price.) Advice to landlord: I hope you show your staff the appreciation they deserve, because they do a fantastic job!”
— 1849 2 AVENUE · Manhattan“Pros: - Friendly staff - Easy payment and loved BuildingLink - Energy efficient and electric bills were always cheap (I had roommates) - Great amenities - Spacious Apartments - Convenient for the most part Cons: - Plaza security was always changing - Area was pretty loud. Even from decently high floor we could hear the street. - Plaza was where everyone walked their dogs so it did not smell too great - Elevators were always broken”
— 1849 2 AVENUE · Manhattan“Pros: View, gym, pool, renovated apartment. Cons: Elevators can be slow Advice to landlord: Keep up the good work. Maybe fix elevators so they are faster.”
— 1849 2 AVENUE · Manhattan“Pros: This building was clean, repairs were done on time, friendly door men, nice facilities. Cons: The leasing and management are impossible to work with and make up rules as they go when it comes to renewing leases.”
— 1849 2 AVENUE · Manhattan“Pros: Good luxury amenities, service, and allows flex walls Cons: Elevators are often slow and backed up”
— 1849 2 AVENUE · Manhattan“Pros: Mailroom workers are great. Location is convenient. Cons: NOISE: They are doing concrete demolition and construction on the facade of the building (all of Normandie Court) for at least a year. It sounds like someone is sawing and jackhammering in the apartment. There are constant sirens due to the hospital and a lot of traffic. The windows and heating/ac units are very old and drafty making them inefficient. The amenities they advertise are not included and are hundreds of dollars extra depending on your lease. Elevators are always broken. Waiting 20 minutes is not uncommon when they are down. There's a line for the elevator in the plaza that stretches down to the package room sometimes. Washing machines smell terrible and are moldy because they are never cleaned beyond wiping down the outside once in a while. Rent increases are absurd. Advice to landlord: Be realistic-old apartments with constant jackhammering, no amenities, dirty washing machines, outdated everything, are not worth $4,000. Normandie has no business raising the rent to the same level as other true luxury buildings.”
— 1849 2 AVENUE · Manhattan“Pros: Mostly great building staff of door people, handy people. Location. Amenities. Cons: Managment is challenging to communicate with. Rats at the plaza level entrance. Elevators are slow and frequently breaking down. Advice to landlord: Please take our reviews into consideration.”
— 1849 2 AVENUE · Manhattan“Pros: Safety helpfulness large airy space Cons: Elevators take a lot of time during peak hours”
— 1849 2 AVENUE · Manhattan“Pros: Very close to the subway, good size apartments Cons: Intense application process.”
— 1849 2 AVENUE · Manhattan“Pros: Pet friendly, nice health club, friendly doormen Cons: Noise level is ABSURD. They are doing some sort of construction that has basically made my entire apartment impossible to work from home in due to the noise. It’s non stop for hours on end. Also, it seems that after they made adjustments to the water tank a few months ago my water pressure in the sinks have been awful. Elevators are also a mess. They need to make the times for the service elevator more narrow because when one elevator is down (which is all the time), there’s then only one usable elevator for the entire building. Workers also need to be cognizant of this - if an elevator is out they should be minimizing their own use of elevators or use the service one Finally, security in the Plaza is awful. The amount of time they just aren’t paying attention to the door to unlock it is insane. It’s small but I shouldn’t need to loudly bang on the automatic door to get their attention to open it Advice to landlord: Do construction after 5pm and teach staff to better respect tenants who pay to live here”
— 1849 2 AVENUE · Manhattan“Pros: Nice friendly unionized staff who remember everyone and appear happy at work. Very responsive and courteous Cons: Anything rent or finance is a bit byzintine, rent increases and no negotiations, noisy building, and elevators go down very often. Also did not return security deposit within 14 days as required by law. Had to follow up for over 1 month”
— 1849 2 AVENUE · Manhattan“Pros: No Rodents or pests in my three years of living here! Clean building, trash chutes on every floor to make taking out the trash easy, laundry in building, and management is responsive. Cons: Elevators can be slow”
— 1849 2 AVENUE · Manhattan“Pros: Staff are nice but they’re really not allowed to speak to tenants Cons: Roaches and they killed my dog via extermination. I was informed they were “sewer” roaches by the exterminator. Also, they hoard the nice apt from existing tenants trying to find a new apt. They try to use a first come first serve… only catch is that you must call daily to be first. They don’t retain you on a list - unless half their building wipes out due to a pandemic. It’s all corrupt there. Advice to landlord: Do better”
— 1849 2 AVENUE · Manhattan“Pros: Close to public transit, lots of amenities, pleasant enough staff. Cons: Too few working elevators for a building of it's size”
— 1849 2 AVENUE · Manhattan“Pros: Doorman, laundry, train Cons: Rent, elevators, parking”
— 1849 2 AVENUE · Manhattan“Pros: Maintenance comes within the day usually Cons: Management sucks and is cheap. The ac floods often. It has leaked all over my floor and my roommates floor. They had to replace the whole floor and management would not pay for my damaged carpet to be replaced. In the summer the floors also come up off the ground. So our entire apartment has now had the floors replaced. Super inconvenient. Rooftop not included unless you are a member of the gym. Only building I’ve ever seen that. Advice to landlord: Treat your tenants with respect and don’t cheap out on the kitchen and floors. It probably costs you more money to pay someone to come fix everything all the time.”
— 1849 2 AVENUE · Manhattan“Pros: Big building, big amount of amenities, nice staff , gym with swimming pool, bus and subway really close . Cons: Lot of noise all the the time : police, ambulances ,firefighters, crazy people on the street screaming.”
— 1849 2 AVENUE · Manhattan“Pros: Always clean, felt very safe and maintenance was responsive Cons: AC unit was old and seemed to use way too much power and drove up electric $$”
— 1849 2 AVENUE · Manhattan“Pros: The building is generally clean and quiet, non-management staff are lovely and pretty helpful/responsive (eg maintenance, security). Doorman and package office are convenient. Right by the Q train, and nice views. Cons: Management office is awful - unresponsive and irresponsible. They will overcharge you, steal security deposits, etc. The building is also aging/dingy. Advice to landlord: Hire competent people in the rental office.”
— 1849 2 AVENUE · Manhattan“Pros: 24/7 doorman building, there’s a package room , health club and roof deck( tenants must pay extra ). The building is kept well. Laundry room in building a plus. Maintenance is quick and responsive. Cons: Management can be hard to reach and not so friendly. The elevators when one is taken out of service can be a pain to deal with.”
— 1849 2 AVENUE · Manhattan“Pros: quick response to maintenance requests; building staff's attitudes & personalities; laundry in basement; mail room Cons: management; overhead lighting; high price of guarantor or income Advice to landlord: Drop the guarantor amount or allow different way to prove rent payment”
— 1849 2 AVENUE · Manhattan“Pros: Doorman, package room, clean building, gym & pool Cons: Rooftops were closed during the pandemic. Landlord didn't decrease the rent due covid-19. Advice to landlord: Give better rental deals to current tenants instead of new ones.”
— 1849 2 AVENUE · Manhattan“Pros: Staff are nice, maintenance is quick Cons: Not flexible with resigning even during covid, crazy deals for new clients but nothing for existing tenants Advice to landlord: Think about keeping your current tenants rather than finding new people especially when so many apartments in nyc are empty, money is money”
