“I’ve been living in the complex for 4 years I moved into a studio apartment with my 4 year old daughter and her father. For starters the rent for a studio apartment is almost $1700. That’s insane to me. All we have here is limited walk space a miniature kitchen and Nothing works! My daughter is special needs and there has been mold & a bunch of things wrong with my apt for the last 3 years. I’ve complained I’ve called 311. I’ve even tried to get a transfer out of this apartment. The management don’t answer their phones. Neither does maintenance….at this point I’m living in an unlivable apt with my special needs 4 year old and no one cares to fix the problems. It’s ROACH INFESTED , Rats mice infected… people constantly steal packages. The security is there for absolutely no reason because they can’t help you with anything they always tell us to call the police and make a report. They don’t enforce anything here to try and make things better. The cleaning person in the morning half asses. He doesn’t mop the hallways just the lobby and elevators. The environment is terrible. The people are terrible. Do not leave your clothes washing in the laundry unattended as my daughter clothing and bedsheets was stolen out the dryer. I’m just so over this place. I don’t know what to do anymore sometimes I just want to give up.”

But the most important thing is that items are beign stolen frequently from the package room. My duaghter, who is 12, got her package stolen from her 30 moinute sot it being dropped off. She didnt even have to to get it before it got stolen. They havent dealt with the situation in any way. Doesnt put up cameras, doesnt look for the person(s), or kick them out of the apartment. Its truly fustrating that I my child and myself have to deal with that. :C”
“Homeless people bathe, change and steal clothes in the laundry room (on camera). When brought to a worker’s attention, he responded “I know” while shaking his head. Drug dealers and gang youth frequent the staircases which wreak of drugs and urine. Homeless people also frequently urinate in the staircases. The leasing office is locked about as much as its open (during working hours). Whether You shout, bang or try opening the door, they play deaf which eventually leads to them playing dumb if You’re lucky enough to catch a worker coming in. And this is only if You’re fortunate enough to come across the lady that visibly doesn’t want to be working. If You come across one of the loud ones with attitude, bless Your soul. Work orders are typically responded to 50% of the time in general and about 25% of the time on the day You make the complaint. God forbid its an emergency on the weekend, a worker may or may not show up. If he does, he’ll be sure to remind You that they typically don’t work on the weekends. As I’m sure You’ve figured out, the complex is a completely overpriced joke. I now understand why so many tenants are withholding their rent. If theres one thing management is good for, its posting personal forms with the amount You owed on the outside of Your door.”

Maintenance of our roof leak never happened. Large livingroom window was never properly sealed, they tried three times, still leaks when rains, and rattles in the wind. On the 17th floor, there's lots of wind, so this really isn't safe. My parking check got stolen twice after drop-off in the maintenance office. I now send my parking fee directly via priority mail, to the parking office. Thefts happen in the laundry room by a woman with a suitcase that does not even live here. Packages are ripped open and rifled through by kids in the package room. Cameras don't help. These problems subside after a bunch of security footage signs get posted, but then they start all over again. Weak water pressure is a problem. They put in water-saving showerheads and sink faucets to try and make the low pressure better, but it's really doesn't help. My kitchen water runs so slowly that I have to get water from my bath faucet. Management is overwhelmed. They clearly can't deal with any of this. I have a lease for a three-bedroom apartment, and the third bedroom is unliveable: too small, window is too small, only opens a few inches. Queen bed doesn't fit in the room. I recently discovered that they illegally qualified this as the third bedroom, and I'm taking them to court.”

However (to date) I have had a relatively pleasant experience. There are 7 buildings in the Savoy Park complex - all with different addresses. When looking for my current apartment I saw apartments in all of the buildings. Apartments are RENT STABILIZED and include gas, heat, electric. Tenant is responsible for internet and cable (fair). Apartments are REAL bedrooms with REAL kitchens (most I saw have a full size frigs and dishwashers - studios may have slightly smaller appliances). All apartments I saw are airy and have tons of light and the views can be stunning. There is a laundry room, bike room, pet spa and a secure package room that uses the Luxer One system (https:// ). There are playgrounds for the kids, green space with seating areas and a parking lot for tenants only (additional charge per month). Staff is very friendly. I agree, they may be over stretched for a complex of this side. Management really should hire more staff. Maintenance requests have been answered in a timely manner (I put in tickets online) - one request happened faster than the other. The maintenance staff keeps the hallways and entry ways clean. Management regularly communicates (mostly through email) on happenings and what is going on - especially during this COVID time. They seem to work hard on making sure tenants are informed. I agree that maybe some of the "old-timers" may need assistance to connect. Perhaps after this COVID issue calms down, neighbors can help support each other by tutoring those that need help connecting. Most neighbors I have encountered are very friendly and seem to be respectful of one another. If you live on the avenue (Malcolm X/Lenox) it can be loud - but you get use to it. The issue is the dirt bikes and ATVs in the afternoons - annoying when you are trying to work from home during this time. This is, in my opinion, a city issue - not a property issue. What needs to be worked on: FIX THE BUZZERS and INTERCOMS and all gate should be LOCKED. There should be more security cameras in the lobby and on each floor. Hanging wires in the lobby are unsightly - this is just sloppy work on their vendor's part and management should complain and get this fixed. I really hope that they continue to perform well.”

They spend a TON of money on the cosmetics (renovated lobby, laundry room, and mailroom), and tend to drop the ball on the basics (security, timeliness of maintenance correspondence, rodents etc.). They are understaffed. The front desk workers take the brunt of all the issues. They try their best, and really do attempt to help out the tenants. However, they are overworked and the volume of tenants requires more than 2 people triaging all maintenance requests. If a front desk staff member lasts more than 12 months they've really stuck it out. Most leave within the year they are hired. Now for the details: Pros of the complex: 1. Spacious living accommodations 2. Each apartment has natural light in abundance 3. Friendly Neighbors 4. Incredibly Accessible to LGA (average 20 minutes door to door) 5. Neighborhood Amenities within Walking Distance (Grocery, Laundry, (if you don't want to use the one in the building) Cons: 1. Maintenance - calling on the phone you are placed on hold for LONG periods of time. Even when they have a work order placed depending on the requests it can be weeks before they schedule the super. They rolled out a portal for tenants to use but didn't provide instructions on how the old tenants can access the website. I've waited 2 years for my login. 2. HEAT - in the last two years the heat in the apartment is noticeable lower. The heat doesn't cut on until it is below 45 degrees (per the after hours attendant). Even if they were to increase the temperature by a few degrees it would help. 3. SECURITY - The complex is surrounded by gates, buildings accessible by intercom, and the self closing doors are accessible by key FOB only. Please note - security is an absolute joke on the premises. Security Guards at the entry way do not have enough support to manage the entire complex. The lobbies were renovated but the basics - door closing and locking - do not occur. The locks constantly break and the doors are left wide open. Each time a tenant raises the issue, they are told "parts have been ordered." They do not add additional security to account for the nights when the doors remain broken. Homeless people are found in the hallways. This is all very true. New York living rough no matter what neighborhood you reside in however, beware. They are charging market rents for amenities that are subpar. We're still waiting for the pet room to be opened.”

Fairstead need to find someone else for the job. The only thing they do best is send the invoice for rent on-time. Staff is the work I have ever encountered from a customer/Business relationship. The general manager is very rude and is never available to listen to the cry of the tenants. She's always on vacation. It took her two years to get back to me with my cry for basic repairs and when she replied her only answer was "if you don't like it here why don't you move". That was a very poor rude uneducated answer. There is no security here. Entrances/exits has been broken for the last 3 years. The stairwell is a breathing ground for weed smoking, drug dealers and prostitution. Security is a two man team and said they cannot attend to all 7 building. During my travels for work/running around the block at 430Am they can always be seen sleeping. Any positive review you see about this proverty anywhere online is false since its coming from GFB.”

FYI the apartments are STABILIZED but they don't disclose this at all until lease renewal. - Bed Bugs: Two apartments on our floor have had to be sprayed for bed bugs three months in a row. They did not notify any residents that bed bugs had been found, which they are required to do. -Roaches: Everywhere & in the apartments no matter how many times you spray and how clean you are. -Smells: Cigarettes, weed & trash. Everyone smokes in their apartments and the smell will hit you the second you get out of the elevator. - No heat in winter: Google the address and you will see hundreds of violations. The heat is out building wide for months on end and they do not notify residents. If you complain, they will advise you to buy a space heater. - Billing Incompetence: Our monthly statements have NEVER been correct and we are charged every month for an air conditioner that we don't have. We call and email the office regularly and it never gets fixed. Every month they put a THREE DAY NOTICE on our door saying we owe rent when we in fact owe nothing. Twice this year we have been served an EVICTION NOTICE from a process server saying we owe three months rent, three months late fees and three months AC charges for two sit conditioners. Once again, we owe nothing and have had to take time off work, go to court and show proof of payment. - Inexistent Maintenance: For the past 10 months we've scheduled maintenance appointments that result in them either not showing up at all, saying we weren't home (we are) or them coming in and saying they need to come back on a different day. For 10 months we've had plaster falling down from our bathroom, hallway and living room ceiling (big chunks of plaster and sheet rock), cracks in the walls of our bedroom and our ceilings throughout the apartment, no working heaters in any rooms, completely blocked drain the the bathtub, buzzer/intercom that does not work and 5/6 of our living room electrical outlets do not work. Yes, we have ONE WORKING OUTLET in our living room and yes, we already tried to flip the fuse box. -Aside from all this, $2250 for a one bedroom in this neighborhood is ridiculous. They are raising the rents because they are renovation the lobby, putting in a package delivery room (because packages are stolen regularly) and putting in a gym (which will take away half the laundry room size and available washers and dryers). They do all these renovations but can't make sure the building had heat during the winter? -The complex is shady with gates that don't lock and security that I'd no where to be found. -Squirrels and feral cats roam the property eating chicken bones that people toss into the grass while they sit outside and eat chicken and smoke weed in small, shady looking groups. -If you have dogs, watch them! There is broken glass in the flower beds and grass! -When people move out, they dump old furniture and appliances outside the back doors to the building so there are large heaps of garbage and old furniture everywhere. -Because the security gates don't work and getting into buildings in so easy, Jehovah's Witnesses will bang on your door repeatedly every Sunday morning. Also, expect weekly solicitations from Verizon FiOS, Time Warner Spectrum, etc. -Three times we've had people ringing our buzzer repeatedly for 10+ minutes during the middle of the night. We've also had people ringing our door bell, pounding on the door and blocking the peep hole around 3 am once a month. There are no security cameras so security can't do anything. My advice: Take your $2250 to a smaller one bedroom apartment south of 110th street. This building is trash and the neighborhood is getting more dangerous as it's being 'gentrified'.”

— 45 W 139TH ST · Manhattan“I had planned to see how the security deposit return process went before posting to all of the online review sites, but having just learned that they debited me the cost of rent this month AFTER I moved out -- yes, they have now STOLEN money from me (keys are returned, walk-through complete, paperwork signed, etc), I don't want to risk anyone else signing on to live here without knowing what they're getting into. I took a chance on this place two years ago and believed it was improving, but there wasn't so much clear information out there, or a critical mass reviewing it. Let me be clear: I regret living here and the actual people running the place (including each and every one I've spoken to or written about the rent they have collected from my account after I am no longer a tenant) makes me realize how seriously foolish I was. This latest situation is 100% reflective of the incompetence and mismanagement that defines this place. FYI: I posted this review on Yelp. I feel violated enough by this management company that I feel it's something of a responsibility to make what they're doing as public as possible. 1. I received an annual document pertaining to security deposits in the mail in January; it contained the former tenant's social security number. Nothing was done about this despite my repeated phone calls and stated concerns about identity theft. 2. I had bed bugs twice in two years despite my protective coverings and whatnot. When the bed bug sniffing dog came around, he did not detect any in my apartment despite the fact that they were large enough to see crawling on my body and my belongings. I threw everything in terms of bedding and upholstered furniture out when I moved. This was costly. 3. They do turn the water off constantly, as others have said, often without warning. 4. I too had heat trouble. There were poorly written and passive aggressive statements posted on flyers in the halls (on this and other topics) stating that it was because the system was most taxed on the coldest days. When called, they repeated a scripted line about not knowing when it would be fixed. Consider this if you have children or nowhere else to go. 5. I was told that I would have a wall a.c. unit, but instead I had a window unit. The problem with this (besides the feeling that you have a window open all winter because they don't remove them or allow you to remove them and the accordion on either side of the unit was flimsy and kept no air out) was that the roughly 2x3 foot space in the wall where the unit should have been was a thin sheet of metal rather than an actual wall. This also had holes in it so I could literally see daylight and feel cold air coming through. As with anything else, calls to get this fixed were met with canceled appointments and no action. I ended up piling boxes of blankets and pillows in front of it, and being bitterly cold all winter. 6. I sent an email requesting move-out instructions 3 weeks before I left town. No one responded. I called, and eventually called 5 times and they kept saying move-out instructions would be sent...they weren't. With 4 days remaining before departure, I sent an email saying I truly needed a walk-through and I was leaving town. They said they would send them by Wednesday. Wednesday at 6pm and nothing, so I moved my flight because I had zero confidence that (a) anyone here worked after hours (b) I would be treated fairly and not be unnecessarily fined if I weren't there for the walk-through. Then, at 7:30 on Wednesday they sent them. I immediately replied and requested a first-thing Monday walk-through. No response. On Monday, I walked into the management office and demanded a walk-through, only to be told that they didn't deal with that, but also that I should never have been corresponding with Brandon and the other 9 people they had cced on the e-mail. 7. The doorknob was always coming off in my hand. 8. I could never see out of the peep hole - the super said there was nothing wrong with it and called the cloudiness an "optical illusion" with the wall behind it. In fact, you could not see when someone was standing right outside. When I insisted it get fixed, this "optical illusion" idea was the line repeated by management. Naturally, it never got fixed. 9. On some days, the door would jam and I would get stuck inside the apartment. This happened four or five times over the course of two years. 10. In many apartments you'll want to replace the dead bolt when you move in, but I had to have new holes entirely drilled into the frame and door, because of the damage left behind by previous tenants. That cost $275. Just something to be aware of as a potential cost when they don't show you the actual unit you'll be renting. 11. The smell of pot is everywhere. Inside my apartment, it constantly reeked of cigarettes because of something odd with the ventilation. 12. People don't actually seem to carry their key fobs, rendering security a joke...Then, you'll be waiting for the elevator while people pound on the glass and yell at you if you don't open the door. This may also explain what long-time residents would only call "activity" on various floors in the building. 13. I had one or two uncomfortable run-ins with people in the laundry room (they would refuse to move stuff from finished machines, taking up all of the dryers, etc.). I was polite and never let things escalate, but people were just rude. I ended up doing my laundry at 6am to avoid all of this. The music levels on the lower floors of building 2300 are out of control. The management company does not respond and neither does security. It is best to read reviews about the property if one is considering moving in.”

The day I applied my application, they toured us in the building and showed us one bed room and studio. Both rooms were installed with all new appliances including stove, dish washer, fridge and A/C. I loved the place, so I filled application with $75 fee in the same day. The process took longer than I was told, they even called my company to verify my wedge, I gave them two years of Tax returns, pay stubs, 12 months paid rent receipts , and so forth. Finally, after I've got an approval email, I requested for the floor plan which was very different from what I saw at the tour. They also added saying all appliances are white finish. Which, I wasn't sure what it meant, so I've asked to see the place before I signed the lease. After this approval email, they required us to sign the lease within 24-48 hours. They never responded to my request regarding showing the place, but I asked several times saying because the floor plan is very different and the unit furnished in all white appliances also sounded very different from what I saw, I needed to see the unit. I also asked them where this unit located in the building( I insisted them that I don't want a room right next to the trash chute), they never intend to show the room or share the photograph of the room. Instead, they pretend that they never heard what I've requesting, they were keep pushing me to come in and sign the lease without sharing the building floor plan or any photographs. It got too sketchy after they started talking about within my budget($1600) everything will be all white finish(which I was never told before and the place I saw was $1640 which is only $40 more, and the studio I saw was with all new appliances with far under my budget). More over, if we were to use A/C would cost us extra $28 per months even thou we provide our own A/C nor we don't use it for the entire year(A/C, maybe you use them summer time only right?), this they never told us on the tour nor when we filled application. After I told them that I cannot sign the lease unless I see this place, they stopped talking to me. I really feel like this was complete scam. They pretend they act as professional, but they are not. Very sketchy. Don't trust them. After reading the bed bug reviews, ughh, I guess this was just meant to be. After all, I'm glad this didn't work out. Cheers,”

Our upstairs AND downstairs neighbors would play loud music every morning starting at the crack of dawn and night after dusk. I've called the police due to the noise because I tried to knock on the neighbors' door to resolve the issue personally but the music has been so loud with both neighbors that neither could hear me knocking (or kicking) at their doors. The police even had trouble contacting my upstairs neighbor because he couldn't hear them knocking over his loud music. Walking up and down the stairwells to knock on my neighbors' doors was terrible. All I was smelling/breathing in was cigarette smoke, urine and marijuana. It was disgusting, illegal and hazardous. A little after a year of living in Savoy I was no longer able to sleep past 7am or enjoy waking up without the fear of someone looking into my window (on the 11th floor). why? well, because there were construction workers pointing bricks on my bedroom window at 7am. I complained to the city (via NYC resident Hotline) and to the management office but nothing was done. It would have been nice if the construction work started at 8am (when most people are off at work/school). BEWARE OF BEDBUGS (and roaches)!!! Ugh. I"m not sensitive to bedbugs, so I had no idea what was happening to my husband's skin every night. He would wake up with lots of tiny red bug bites and fairly large rashes. Once we did our research and actually learned how to trap bedbugs in ziplock bags we made complaints to the management office ASAP (with the bugs in a bag) but nothing was done. The manager just told us that the only way for our apartment to be fumigated was once we removed all of our furniture from the unit and found a place to sleep for 2-3 nights (at our own expense). Sidenote: My husband and I were full-time college students with very little time and on a strict budget) Maintenance was also horrific. The maintenance guys (over twice my age) would stand around the laundry room staring at me like I was a fresh piece of meat or simply eye candy for their viewing pleasure while making vulgar comments about me to each other. I always had headphones on but little did they know that one of my ear pieces didn't work ... SUPER creepy and downright rude. Note to maintenance workers/creeps... if you're going to be dirty old men please try to be more discrete about it. There were so many crazy tenant violations happening in here. The whole time I lived in Savoy the management was working super hard to push out tenants paying subsidized rent for ages in order to repaint the apartments, put in "fancy" appliances and fake hardwood floors as a means to hike up the rent and attract yuppies by portraying the place as "luxury apartments". Folks, this is the hood... people get robbed, stabbed and shot here every day and night hence the cops ALWAYS standing across the street in front of the corner stores and basketball courts. I was born/raised in a slum like this so I didn't particularly mind all of the chaos the I was desensitized to. I also recall management trying to install a water meter in our unit (illegally) shortly after signing our second lease. Management wanted to charge tenants for water when the lease specifically said that water and all utilities (except cable) were included in the rent. I simply ignored all notices and pretended not to be home when the meter folk stopped by. I also recall the meter installers pulling my door lever in hopes of finding my door unlocked so that they could waltz in and install a meter. Last, but not least, after deciding not to be jerked for an additional year we emptied out our apartment and cleaned everything (even the inside of the fridge and oven) in hopes of seeing all or most of our 1.5 month safety deposit. NOPE! My husband and I had to ask our lawyer to write the management a "not-so-nice" letter explaining that my husband and I took before and after photos of the apartment and that a massive lawsuit would be coming their way if our deposit was not returned. Management then decided to be more reasonable and return most of our deposit (except for the cost of our bedroom door, which I did accidentally damage at some point)”
— 45 W 139TH ST · Manhattan“this is my third year, the new management is a night mare, been trying to get my AC fixed for 2 month and all they keep saying is that i am on the waiting list for 2 months. they are friendly only when you drop the pay check, other wise they are painful to deal with. i live in the building 60 west on the 15th floor and it is noisy, for a light sleeper it is highly unrecommended. the apartment is good as lon as nothing breaks in it, then it becomes a night mare. my advice: get an apartment in another place where they have decent management, i am moving out my self.”
