“Pros: Apartments are nicely sized, they have a great view. Laundry room is big. Package room workers are nice and very helpful. Loading zone in the back of the building is convenient. Cons: We’ve had roach issues since we moved into our new apartment. We had someone come every week and it has not stopped since they are not solving the root issues. The management is responsive but not good at communicating. They came into our apartments twice without us knowing and admitted it over an email. There was also legionnaires that was found in two of the towers and they had no water for months. I believe it is resolved now, but there were a lot of issues solving that. I believe we had some mold issues in our previous unit, but havent had any in the current unit. The vents should also be cleaned out properly as it looks like they haven’t been in a long time. Advice to landlord: If the roach issues were resolved or treated more aggressively then we would have considered staying longer. We’ve been here for 5 years and are fed up with roaches and lack of communication regarding leak repairs. The vents should also be checked since it looks like they haven’t been cleaned out in awhile and could cause mold to spread if there’s a lack of ventilation.”

These ongoing conditions (odors, smoke, poor ventilation) are affecting my health and quality of living Unlivable conditions :urine, odors, smoke ventilation, pigeons infestation Ongoing issues: dog urine, odors, smoke, poor ventilation, neglect • Unsanitary hallways, smoke infiltration, and no proper ventilation • Persistent odors, dog urine, smoke, and lack of maintenance • Building neglect: urine in hallways, odors, smoke, poor air quality • Unlivable conditions: odors, smoke, ventilation issues, unsanitary areas • Continuous problems affecting daily living and health • Poor management of sanitation, ventilation, and air quality • Hallways unsanitary, strong odors, and constant smoke infiltration”
“Pros: - relatively cheap rent - close to subway - good laundry facility - effective use of space for the square footage - cheap utilities bill Cons: - loud neighbors - very thin walls Advice to landlord: Please email residents about maintenance or other visits rather than post it by the elevators.”
— 3333A BROADWAY · Manhattan“Unit B11E Pros: Apartments are large, the view from A, B, and C towers of the Hudson River are beautiful. Large windows and a lot of light comes in. Cons: Takes forever to get through the building and get outside. The hallways are sometimes not cleaned as quickly as you'd like. Elevators are routinely down which in towers A and B with only 2 elevators can cause a slow down. Laundry room closed at night which is frustrating if you need to use it. Advice to landlord: Keep the lobby clean and open the laundry room.”
— 3333A BROADWAY · Manhattan“Unit C26B Pros: As a Columbia University Student, there were a few options for transport (1 Train, CitiBike, Bus, Walking) which made the commute very easy and quick. The south facing view from my unit was a stunning split between the Hudson River and the city skyline from a unique vantage point. Some of the security staff is very friendly, and the building residents truly feel like a community, despite the +1000 units in the property Cons: First, the asking price for a STUDIO apartment with no renovations was $2900. I negotiated the price down to $2500 and when the lease agreement came in it was marked to $2595. This apartment is egregiously overpriced, and is aimed at Columbia University students with false advertising on StreetEasy. I was unable to tour the space prior to moving (I relocated from Seattle) and was very disappointed with everything but the view when I arrived. The management team was unresponsive and hard to reach; the building was very dirty and in disrepair, water outages were commonplace (about once a month) and when it comes back on, beware the brown water that will come spewing out for a bit at first; at some point my toilet, bathroom sink, shower and fridge were all not working at the same time and the maintenance team was unavailable at any time that worked with my schedule; my next door neighbor regularly starts to play wall shaking music at 7AM and 10PM (it takes a bit for me to make a noise complaint, so I held off for a long time, but after asking my neighbor in person and ultimately submitting a complaint there has been no change and has created tension on my floor). Advice to landlord: Please be more responsive to your tenants, and please find a way to make the communication line more straight forward. Many tenants work 40hrs a week to make ends meet, and the hours that the management office are open for need to be expanded to accommodate.”
— 3333A BROADWAY · Manhattan“Pros: Nice views and spacious Cons: Here’s a list of some of the issues I faced in the 4 long months I lived there - hot water shut down twice with no notice or info on when it would come back - Water completely shut off for 22 hours on a federal holiday. Management said water would be down 9am-5pm and it didn’t come back on until 7am the next morning. Management did nothing to alert tenants of what was happening. - Black mold in the bathrooms that wouldn’t be removed despite maintenance requests. - Packages commonly “disappear.” The third package I ordered was stolen or lost and I stopped ordering things to the building after that - Cockroaches in the common areas and rats living all over the place around the property. - Any time it rains heavily, the front walkway to the building completely floods Advice to landlord: Respond to maintenance requests, get some pest control in, and figure out the issue with packages disappearing”
— 3333A BROADWAY · Manhattan“Pros: New windows enhance the view and muffle the train noice. Apartments are spacious. Very close to 135th train station. Cons: Management is slow to act. Maintenance shows up at your door unannounced and bang on the door aggressively. Used to have pest issues, but seems to be better now. Elevators sometimes don’t work properly or go out of sync. Advice to landlord: Address the issues timely.”
— 3333A BROADWAY · Manhattan“Unit D2k Pros: Nothing very rude. Rats, dog bugs and stink bad they get paito do nothing Cons: Nasty building they never listen. We need the new manager to help Advice to landlord: Listen to the tenant's we want this build to be clean Carlos like before yall sold the building $300 million”
— 3333A BROADWAY · Manhattan“The building is really rude they threaten you when you try to talk to them. We had better management than this. To many dogs. ,Cats pee in hallway. The dude who clean the windows all day never put soap. Look at these stains. RSV, and COVID is around. This building doing Air b N b. And it's really disgusting”
— 3333A BROADWAY · Manhattan“Pros: Large spaces and affordable Cons: Dirty, noisy, poor management”
— 3333A BROADWAY · Manhattan“Pros: Location, views, neighbors. Cons: Roaches, management could be more responsive. Advice to landlord: Upgrade kitchens and get better exterminators.”
— 3333A BROADWAY · Manhattan“Unit E9D Pros: The apartments, since the buildings (all of them in the complex) were built in the mid-1970s, tend to be larger than the average NYC apt ESPECIALLY those fancy luxury ones being thrown up over the 5 boroughs that all look like glass boxes. So, yeah, a bit more room. The buildings are a block away from Riverside Drive and that means close proximity to the Hudson River and Riverside Park (City park) and Riverbank State Park. Cons: Too. Many. Buildings. and not enough maintenance workers available to do the work -- keeping common areas clean, fixing plumbing (and there are A LOT of issues with this), fixing heaters -- just overall upkeep. You are either paying market rate rent that is OUTRAGEOUS or on housing vouchers for what is essentially a high rise complex of almost 2,000 apts in the hood. The real estate agents ARE LYING. This is NOT a "doorman" building. They have a 3rd party company doing security and ANYONE can walk in provided they look like they live there. There are two laundry rooms. A small one, and a much larger one at the opposite end of the complex. Here are the issues: (1) too many residents (2) people coming in from neighboring buildings with their clothes to do laundry (3) multiple machines out of service (4) small laundry room too small and often out of service (5) people taking over multiple machines and dryers and not emptying them leading people to wait for their return or for a fight to happen when you remove their washing. Getting anyone on the phone for maintenance or getting to see anyone in the management office -- good luck! LOL The "package room"? How long do you want to stand on line to wait for them to find your package -- IF they do? Pack a lunch or dinner. You're gonna be there for a while. Mice. Roaches. Last but not least, the audacity that they charge $3k+ for a 1 bedroom market rate when this former Mitchell Lama (look it up) complex doesn't have anything to show for itself but new windows installed a few years ago. DO NOT BE FOOLED BY THE STOCK PHOTOS BEING POSTED BY REAL ESTATE AGENTS ABOUT THIS COMPLEX!!!! Also side note: You only have access to the #1 train. Don't let them lie to you about any others because to get to any other train line, you need to take buses and walk. Also, this is the hood. People unfamiliar with this neighborhood will quickly realize that problems lie just beneath the surface and there are sometimes flare ups with rival gangs. Yes, on occasion, there are gun shots and police activity aaaaannnnd people being unalived. P.S. You just had to be there during the five months we had no gas in the apts and had to cook on portable electric 2-burner hot plates. Fun times! Advice to landlord: Hire more COMPETENT maintenance staff! The management office should be open to all residents without having to go through hoops from 8 a.m. to 6 p.m. PERIOD. Your security is a joke. I no longer live there and I can walk in and out without a care in the world.”
— 3333A BROADWAY · Manhattan“Pros: Liked Spacious apartments Cons: Roaches and trash smell”
— 3333A BROADWAY · Manhattan“Unit E12C Pros: Amazing views depending on the floor. The apartments are huge. Cons: There’s obvious discrimination against people that are low income vs those paying market price. They take forever to repair anything and when they do repair something, it’s a bad job.”
— 3333A BROADWAY · Manhattan“Pros: Lots of washers and dryers, convenient locaiton Cons: Didn't love how huge the complex was and it felt impersonal Advice to landlord: Make it easier to not get lost in the maze”
— 3333A BROADWAY · Manhattan“Unit B7k Pros: Laundry, security, cleaning, package room, large living room and bedrooms Cons: People with dogs are annoying, sometimes the leasing office can be difficult to reach Advice to landlord: N/a”
— 3333A BROADWAY · Manhattan“My daughter and her boyfriend are vacating an apartment this month (don't rent #E-4B if it comes up for rent) for a little over a year. Upon moving in, the tub was clogged and dirty and not draining. Sent a maintenance rep who said it just needed "cleaning". Um no. It was clogged. Within days the ceiling above the tub started bubbling and leaking and then when it got truly soggy, it just started to collapse into the tub. Maintenance is a joke - they make you wait at your apartment for hours (while missing work) and then do minimal work to repair anything. Long story short, this leak never got fixed. Oh yes, it was patched and we were told it was fixed .... but lo and behold it would drip from the same spot again. Even the whole wall where the sink and toilet were had active bubbling and needed to be completely replastered. Would you want to pay $2395 per month for a studio and have these issues for the whole year???? When asked for one months compensation to move out early - the maintenance guy (who I guess has final say???) said that because the leak occurred from "different" apartments above theirs, we were not entitled to compensation. Such a rude response when my daughter has been documenting this issue since HER FIRST DAY OF RENTAL and it has been the exact same spot in the ceiling the entire time. I am tempted to bring this to a lawsuit - but the least I can do is warn others!!! Others have warned you will NOT GET A RESPONSE from any of their emails unless you pester them for days and then it is a brush off at. best. Do NOT RENT HERE!!! Take a look at the photos I posted. The least they could have done is compensate one months rent to give them time to fix the issue but no - greedy American companies win over the little guy once again.”
— 3333A BROADWAY · Manhattan“Unit D8E Pros: None at all Cons: Terrible maintenance Even worse management Lots of roaches and mice Hallways and walkways are always dirty Security is rude and doesn’t do much Apartment is literally falling apart and it takes months to get a response Advice to landlord: Get all new staff. Only 1-2 competent people in this building of this size”
— 3333A BROADWAY · Manhattan“The worst place I've ever lived. The elevator is always out of service, dirty water frequently comes out of the taps, and they frequently cut off the water supply. It takes an hour to retrieve a package from the package room, and I've lost packages several times. However, they claim no responsibility for lost packages. You can find dog poop everywhere in front of the building, and sometimes you can even see urine inside the building. It seems like nobody cleans the building. Despite these issues, if you love Harlem and the community, you may still find it enjoyable.”
— 3333A BROADWAY · Manhattan“Pros: Great location and decent size for the cost I pay Cons: Rent continuously goes up, pests, and no amenities/improvements with continously increasing rent”
— 3333A BROADWAY · Manhattan“Unit E-4B Pros: You get lured in by the view in Building E and on the surface, everything in apartment looks newish and the studio has a large full size kitchen. Cons: Upon moving in, the tub was clogged and dirty and not draining. Sent a maintenance rep who said it just needed "cleaning". Um no. It was clogged. We had to fix it ourselves by pouring Drano down the pipes every week or so. Still not great. I wish I could post photos - you would be appalled! The least they could have done is compensate one months rent to give them time to fix the issue but no - greedy American companies win over the little guy once again. Advice to landlord: Start treating your tenants with respect and if you aren't gonna fix things, at least reduce the crazy high prices you are charging for a subpar experience.”
— 3333A BROADWAY · Manhattan“Pros: The units are large and have nice updated windows. That’s literally the only pro. Cons: PESTS EVERYWHERE - Rats, Roaches, Ants, MOLD, you name it. You'll have to fight waterbugs and rats to leave your apartment. In the summer, the building STINKS. Management and maintenance doesn't respond and will lie to you when they say your issue has been resolved when it's not. Security is rude, and the mail room will take you 1-2 hours waiting in line before you can get your packages. It's also a dog friendly building which is great if you have dogs but means that those without dogs will have to walk around poo/pee in the lobby on a regular basis. Neighbors are also insane. I lived next to a 20 year old white girl who constantly gets in screaming matches with her girlfriend. Advice to landlord: BE BETTER”
— 3333A BROADWAY · Manhattan“Pros: Apartment itself was nice and recently renovated. Nice families that live here and never have an issue waiting for laundry. Cons: Package room is a mess. Disorganized and can take upwards of an hour just to wait in line and receive your package. Also tends to have cockroaches roaming around the halls.”
— 3333A BROADWAY · Manhattan“Pros: Elevator, spacious apartments, heat and hot water included, nice neighbors, close to subway Cons: Roach infestation, only have exterminator once a week; walls are thin and you can hear everything going on inside an apartment from the hallway; package room always takes a long time and the lines can get outrageous”
— 3333A BROADWAY · Manhattan“Pros: Very nice apartment with great closet space. Cons: Management is not responsive and there are many issues with hot water. Water gets shut off to parts of the building every few weeks.”
— 3333A BROADWAY · Manhattan“Pros: Apartments are very spacious, management is responsive. Cons: Finishings a little outdated. Not very clean.”
— 3333A BROADWAY · Manhattan“Pros: very big and spacious big kitchen with counter space hardwood floors nice doormen Cons: building upkeep can be better”
— 3333A BROADWAY · Manhattan“Unit D31K Pros: Remodeled apartments are nice; introductory deal is very good considering the value Cons: Bureaucracy in management and maintenance; size of the building makes things like security and package room difficult. Because it's a building with residents of a wide range of incomes, "gentrifiers" are likely looking for amenities that would improve experience that the building can't offer (a more effectively staffed package room, more security, fewer barriers for maintenance). From what I've heard, your experience in the building varies dramatically depending on whether you're in a new, remodeled unit vs. a long-standing tenant (who report even less responsiveness to requests for fixes) Advice to landlord: Ask new tenants to pay an additional maintenance fee to cover improved services, like increased security and more package room staff. Offer window screens to all tenants.”
— 3333A BROADWAY · Manhattan“Pros: Decent location to live Cons: Heat in the winter, water leaks, tiny ants and cockroaches Advice to landlord: Do something about the pests”
— 3333A BROADWAY · Manhattan“Unit B11J Pros: Many perks like cheap storage units and 24/7 security Cons: Pests are a problem in some places”
— 3333A BROADWAY · Manhattan“Pros: Good views in some apartments Cons: Have ongoing ant, cockroach, bug problems. Management won’t fix things, not responsive about maintenance, constant mess from other tenants”
— 3333A BROADWAY · Manhattan“Pros: Spacious apartments, elevators, package room, laundry in building. Cons: Pest was a huge problem and was hard to get someone to take care of it. Also to get ahold of someone to get anything fixed was always a problem and when it came time to end our lease the management was very rude and constantly losing my information. Advice to landlord: Do better on keeping track of tenants private information.”
— 3333A BROADWAY · Manhattan“Pros: Big apartment. Supermarket, trains and bars are nearby. Cons: No heat. No good pest control. I had beg bugs twice in 4 years without any assistance from management. Apartment has been taken over by rats and roaches. Water pressure is low at times and runs brown at times. Tub continues to be backed up. Elevators are not dependable- had to climb 18 flights this summer multiple times. Management is the worst- unresponsive to phone calls or visits. Package room always has a long wait. A lot of smoking in the staircase. Security has limited authority to assist tenants with any problems. They don’t allow food deliveries to come through front of building which results in food deliveries being cancelled. High rental increases after lease expirations. They are very quick to sue tenants. Mixed income building comes with mixed income problems… Advice to landlord: Do better. Be more responsive to tenants. Address pest and water issues. Fix the elevators. Market rate tenants are moving out of the building in swarms. These 1 bedroom apartments are not worth $2500.”
— 3333A BROADWAY · Manhattan“Unit E4F Pros: Sense of community Cons: Brown water comes out of the bathtub faucet when you turn it on, tons of cockroaches, not much heat from the gas heat, it’s so cold in the winter. Extremely noisy neighbors, many have their doors open, the walls are thin. Poor management , I complained about noisy neighbors multiple times and they completely disregarded me for months. The air circulation in the apt is poor…condensation is poor…there is a film of dust every day on the floor from dust coming through the AC vents. The building is next to a train. The management asks the tenants to keep water in their bathtub for water atleast once every few months. They will turn the water off for some reason. The staff is another big problem. They are extremely rude…have poor English, and refuse to actually tend to tenants needs. Instead they respond with attitude and lazily fulfill requests with no care or effort. They will usually make an excuse and tell you they can not help you. They also treat tenants so rudely. Lastly it is impossible to speak with management. They will provide you with an email and number on your welcome day packet….no one will pick up the phone, and it goes to an automated voice message that tells you they will respond back asap. I’ve called atleast maybe 40 times and left at least 40 messages….I’ve never received a call back regarding any of those messages. Please beware if interested in this building, they are charging luxury prices for unacceptable conditions. I have many friends going through legal issues and mental health issues after living here…..BEWARE! Advice to landlord: Respond to tenants needs immediately. We are paying thousands of dollars to afford the rising cost of living here. I didn’t mind the higher price because of the beautiful living condition that was falsely advertised. I would like acceptable living conditions so that we can have a healthy and forward thinking lifestyle in order to make these big bucks. Thank you.”
— 3333A BROADWAY · Manhattan“Unit C24C Pros: Close to the 1 train, spacious apartments, laundry in building, great water pressure and temperature, they keep the hallways clean, there's a package room so no stolen packages Cons: It's very expensive for the area, maintenance can sometimes take a long time to respond, sometimes the laundry room closes with no notice, they don't turn the heat on until it's veryyyy cold. Advice to landlord: offer reasonable renewals to keep the good ones (:”
— 3333A BROADWAY · Manhattan“Pros: Close to 1 train, laundry room on first flr, trash shoot on each flr Cons: Elevator is always broken, rodents and pest because of dirty neighbors, basement is creepy, creepy maintenance men Advice to landlord: Response.”
— 3333A BROADWAY · Manhattan“Unit D9A Pros: Reasonable rent for unit, great views of the river and clean units upon move in. Management seems responsive to me (for reference ive been here 4 months) Cons: Ants at move in (these were swiftly dealt with) Surrounding area at night is unsafe for young individuals Mail room and food delivery can be a hassle”
— 3333A BROADWAY · Manhattan“Pros: It’s close to a train stop. Cons: This building is trash. Beyond over priced. Roach problems. No control over the heat so AC has to run year round. Neighbors who are loud, disgusting pigs, throwing their trash out their windows onto the walkway that everyone enters/exits from. I’ve seen dirty diapers, and almost got hit by a take out container. I feel horrible for the maintenance people who have to deal with this bullshit. Advice to landlord: They don’t care. Why would they even listen to this when they don’t listen to us when we’re paying rent here? It’s laughable.”
— 3333A BROADWAY · Manhattan“Pros: Location and access to M4, M5, M11 buses and the 1 train. Easy to get to the city and close to Columbia. Cons: Everything inside the building. We are surrounded by a crack den, a woman who fights on the phone in the hall ways, and a couple who plays music until 3am. The management has not done anything. Once a month we call security to kick out a drunk man knocking on the floor looking for a guy who slept with his wife and asking for hammer. We've also had rats & cockroaches invade our floor and consistently have neighbors above us throw bags of rice and trash out their window so we get a view of their food from the night before. Oh, and trash chute are on every floor but the neighbors leave it just outside of it so our hallways smell like trash. Advice to landlord: ? Answer emails and be proactive.”
— 3333A BROADWAY · Manhattan“Pros: Great view, good space in unit, near green space, parking garage near building, convenient location to subway, highway, grocery store and bodegas Cons: Not clean garbage and laundry areas, roaches in common areas, stolen packages, can hear neighbors above, people breaking into cars nearby apartment, can hear the subway, no hot water sometimes, elevators don’t work often, leaks in common areas, and front entrance blocked for deliveries.”
— 3333A BROADWAY · Manhattan“Pros: When I was living there they were installing new windows and updating the elevators which is great. Cons: Elevators constantly breaking down until the new ones are finished being installed. Advice to landlord: Quicker responses.”
— 3333A BROADWAY · Manhattan“Pros: Near station, laundry in building, river view, affordable, spacious, impressive entrance Cons: Small cockroaches (ew!), unfriendly front desk, dirty corridor, old, bathtub always flooded, unresponsive management, frequent management change, scary corridor and elevator, noisy neighbor, cheap grocery store, dark neighborhood Advice to landlord: Be responsive and attentive, train your stuff (what's a point of having front desk if they are just their and looking at their phone not even greeting the residence.”
— 3333A BROADWAY · Manhattan“Unit E4B Pros: The location of the place is convenient, about 10-15 min from Columbia University. There is a nice diner right across the building and convenience stores nearby. But the place itself is awful, I wouldn’t recommend it to my worst enemy. Cons: I’m going to apologize for making this long but im writing this to save someone else the heartache of moving to this place. We all know it’s hard to find a decent living situation in NYC and it’s a shame buildings/ management such as 3333 Broadway know that and take advantage of tenants. So when I first moved, I was robbed of everything I owned and a man almost broke into my apartment within 2 days of me moving in. The police were almost certain the thieves live in the building and they also suspected security might be working with the thieves. Every single one of my neighbors I’ve spoken with also told me they had packages stolen from them. Management is honestly the worst, they hang up on you when you call or they won’t answer at all- if you go to their office they won’t open the door and will lock it. They’re not responsive or helpful in any way- I had to make a report to 311 for maintenance to come fix my leaking kitchen sink because I wasn’t able to reach management or maintenance. We had a neighbor on our floor that would leave her dog by itself and the dog would bark for 5-7 hours every single day. This happened for almost 8 months (the whole winter). When me and another of my neighbor asked her to do something about it, she was very defensive, she yelled at us to tell us she’s been living here 32+ years.. (we tried calling security, management, report to 312, calling the police and still nothing). she also leaves her door open and talks to another neighbor while she’s still in her Apt and we can hear the whole conversation. She yelled at my neighbor (he’s Asian) that only Hispanics were welcomed to live in this building.. Management didn’t take any action on any of the above I stated. I work in finance and wfh sometimes, the past 8 months has been extremely tough having to deal with this barking dog nonstop for 5-7 hours every day.. my mental health has been horrible, I even thought about jumping outside of my window a few times because of the nuisance barking (This dog put us through hell fr). There are cockroaches and rats everywhere, the hallways always smell like sweaty booty (I’m not exaggerating). The exterminator is supposed to come every month for pest control but that does not happen (hence, the rats & cockroaches have taken over). Oh also the water turns dark brown sometimes out of the blue, my bathtub exploded a few times in the past (like a bunch of black stuff came out of the bathtub) I was so nauseous and disgusted having to clean that I almost threw up 7 times. My toilet has also exploded a couple of times but it hasn’t happened in a few months. I can keep going and write a whole essay to be honest but I hope you can get an idea of what it’s like to live here ( I literally wanted to kill myself that’s how bad it’s been. I’m waiting for my lease to be up then I’m moving out because they refused to break my lease, but I hope I can spare another person from having to deal with all of this nonsense. Advice to landlord: Honestly just throw yourself in the trash and get new management because you’re awful, horrendous and the worst management team I have ever encountered with.”
— 3333A BROADWAY · Manhattan“Pros: Apartments are huge, giant windows, and conveniently located. Beautiful views from rooms. I’ve had friends who have lived here and loved it. Cons: The package room is absolutely abysmal… you wait 45 minutes to pick up a package sometimes. Security guards are a joke they do nothing. There are a lot of pests in this building and management does not care. We keep our apartment VERY clean and we still see the occasional cockroach, and found a dead baby mouse when we moved in. The laundry machines break frequently and you’re kinda screwed because you pay per wash/dry. Advice to landlord: Stop spending money on marketing the building and start putting it back into the facilities thousands of people use every day. EXPAND. THE. PACKAGE. ROOM. AND. STAFF.”
— 3333A BROADWAY · Manhattan“Pros: elevator package room laundry room Cons: smoking in stairwell rodents in wall poor water pressure Advice to landlord: fix the water pressure, and it turns brown coming out of the faucet a lot”
— 3333A BROADWAY · Manhattan“Pros: Elevator, great views, close to park Cons: Smells, constant water leaks in main areas, people smoke in stairwells, people let their dogs pee and poop in the building”
— 3333A BROADWAY · Manhattan“Pros: The units themselves are really nice and the proximity to the train is great. I have great neighbors and there’s nothing too crazy going on. The maintenance people are super nice and genuinely do their best to help you solve your problems. Cons: The elevator is great, until it doesn’t work and then you have to climb 19 flights. I’m able bodied so I can do it but it does become an accessibility issue when more than one or all elevators are down. The package room is a bit disorganized and you may have to go back several times to get your package but at least nothing has ever been stolen.”
— 3333A BROADWAY · Manhattan“Pros: the actual apartments are super spacious! Cons: the people who run the mail room lose packed all the time. there’s always at least a 45 min line because they take forever looking for everyone’s packages. dirty hallways. security is a joke”
— 3333A BROADWAY · Manhattan“Pros: - cheap (or was cheap with COVID pricing) - big windows - next to subway (1/2/3) - elevators Cons: - management is unresponsive - pests in apartments and poor pest services - dirty building (e.g. pee everywhere that stays for days) - security does not keep building secure - old building; lots of repairs needed - long lines to get mail; poorly managed package room”
— 3333A BROADWAY · Manhattan“Pros: Close to Columbia U and subway station Cons: - there would be days where there’s no hot water or heat during winter. The property management never fixed the problem - no matter how many times pest control came, there would be ants in the kitchen (I’ve moved to 2 different apartments within the same complex, yet same problem) - some elevators would be down for weeks”
— 3333A BROADWAY · Manhattan“Pros: Large bedrooms and lots of space Cons: Bedbugs, mice, roaches, they randomly shut off water”
— 3333A BROADWAY · Manhattan“Pros: The view out my window was decent and the building is close to the subway. Cons: This building has more cons than pros. Completely infested with roaches and rodents, packages were always stolen, people smoked in the halls, the elevators always had problems, rent went up every single year. Advice to landlord: Know your worth, or do better.”
— 3333A BROADWAY · Manhattan“Pros: Elevator service Large apartments for cost Cons: Reliable elevator service is low Loud neighbors People don’t wear masks consistently”
— 3333A BROADWAY · Manhattan“Pros: View of the Hudson River. Cons: Dirty building, residents hangout in the front and don’t pick up after themselves. Elevator is unreliable; goes out of service weekly and if it happens on the weekend you’re screwed. Roaches and rats in the building. Five tower building complex only has two exits.”
— 3333A BROADWAY · Manhattan“Pros: - Close to the subway - Elevators - Laundry in building (available using an app) - Generally good about emailing when maintenance is happening that may be disruptive - Multiple options for package delivery including package room - Our actual apartment is good: thick walls (we rarely heat our neighbors next to and above us), never had an issue with hot water, lots of natural light, an updated kitchen - They installed beautiful, double pane windows after a few months of living here (only negative about this was they did not provide/cover the cost of screens if you lived above a certain floor) Cons: - We have 3 elevators in our tower and I can't think of a time when all 3 we're actively running. Once they started construction on improving them they'd work on one at a time but if one of the two running broke down there'd be one elevator to service 29 floors. We have currently only had one running for 3 weeks now with no clarification on when we would have at least two again - They don't seem to be organized when it comes to re-signing leases - We had a cockroach problem when we first moved in, their solution of putting this gel around the apartment did nothing. We had to fill holes we found ourselves and the issue finally went away - I hear about packages going missing fairly often when they say they've been delivered, but they're not on the mail room, mail box, or lock boxes Advice to landlord: Better communication. We often don't get responses to emails or the solutions provided do not solve anything (i.e. the bug repellent gel).”
— 3333A BROADWAY · Manhattan“Pros: Close to 4 grocery stores, good food, and the 1 train stop. Nice views and new windows. Cons: 3 out of 4 elevators not working for the past 5 months now. Crazy wait times for the elevator. Package room is disorganized and I don’t trust sending packages here. Advice to landlord: Fix the elevators”
— 3333A BROADWAY · Manhattan“Pros: Responsive and helpful management. Cons: Neighbors loud and smoking”
— 3333A BROADWAY · Manhattan“Pros: - lots of staff to clean and fix things - new windows and elevators - somewhat responsive management -mail room Cons: - somewhat responsive management - cockroaches -security doesn’t do anything - elevators always need fixing”
— 3333A BROADWAY · Manhattan“This place is a dumpster fire. Rats, cockroaches, ants, you name it. The stairwells are full of trash, cigarettes, and urine. The staff never cleans unless you complain. Tower D has 35 stories, and only one of the four elevators works, so it takes 20 mins to get an elevator most days, leading most people to take the stairs SEVERAL times a day. Management pretends there is nothing wrong.”
— 3333A BROADWAY · Manhattan“Pros: The view of the water and bridge Cons: - Poor pest management (there’s a large hole they refuse to board up under my sink that’s been there since I moved in. - The elevators are frequently down (there are about 29 floors in each tower) - Management is not very responsive and very unforgiving in Pandemic and of people’s situations. If you’re going to gentrify Harlem, at least respect residents that have been here to make it what it is. - Not worth the rent even if you’re able to make the exorbitant price for poor amenities. - Package room system is a hot mess Advice to landlord: Please sell this building back to the people. And let community manage it”
— 3333A BROADWAY · Manhattan“Pros: -Apartment Square footage -Distance to train public transportation -renovated -great views and sunlight Cons: -poor response time -poor communication -package pick up time window -bugs -not following up with scheduled visits -constant leaks from apartment above -elevator issues -a lot of people coming in and out of the building with check Advice to landlord: Package pick up time window needs some work. Figure out a way to make sure the exterminator reaches all apartments. Stop assuring things and under delivering”
— 3333A BROADWAY · Manhattan“Pros: The renovations they were doing in 2020 really improved the building. Great views of the river on the west side of the building. Cons: Loud neighbors in C tower and always lots and lots of people coming and going.”
— 3333A BROADWAY · Manhattan“Pros: Prices are good. Apartments are large and very nice. Cons: Management is terrible to work with. It’s hard to get repairs. Lack of transparency. Advice to landlord: Hire more admin staff and make sure they’re responsive”
— 3333A BROADWAY · Manhattan“Pros: Nice units, Laundry room in building, trash chutes, good views Cons: Horrible pest problem, useless security, unhelpful administration, all elevators are constantly down (and building has 35 floors!), water gets shut off randomly with no notice, disgusting lower lobby level Advice to landlord: Care about your tenants…”
— 3333A BROADWAY · Manhattan“Pros: Cool neighborhood and near a park Cons: Roach infestation upon move-in, frequent elevator shutdowns and need to turn building water off, unresponsive management.”
— 3333A BROADWAY · Manhattan“Pros: The View, The Size of The Apartment, Neighbors are Respectful and Quiet. Cons: No AC outside your apartment so the building is SUPER humid. Roaches and trash all in the lower level and staircases. Elevators constantly breaking(especially the D tower) so there’s only one working or none at all so if you live any higher than the fifth floor good luck. If your apartment is next to the elevator it’s super noisy. The worst of all: package thief’s, they ride up and down and stalk out for peoples packages. Even if you request to leave the packages in the package room, the delivery service won’t so if you’re not home your package will get stolen. Advice to landlord: I get that you’re “fixing and replacing” the elevators right now but even the one that has been completed doesn’t work and living in the D tower is a nightmare with only one and one a good day two elevators working. Work on keeping the LL clean, there’s no reason why there should be so much trash and bugs everywhere. Also fix your payment system it’s so outdated and the fact that our money gets put towards other accounts and then you said we didn’t pay? Get it together it’s 2021.”
— 3333A BROADWAY · Manhattan“Pros: Amazing views if your windows face south, noise level between apartments was pretty decent (probably also neighbor dependent), super close to the subway, a great size space especially for the rent and A/C unit in each room. Cons: Packages and mail were tough until they got a mail room.”
— 3333A BROADWAY · Manhattan“Pros: proximity to 1 train and riverside park, nice views facing hudson Cons: too big for its own good Advice to landlord: fix the elevators”
— 3333A BROADWAY · Manhattan“Pros: Renovated appliances, friendly workers Cons: So many roaches, pee in hallways, garbage everywhere”
— 3333A BROADWAY · Manhattan“Pros: Spacious apartments for reasonable prices Cons: Poor management ruins the place Advice to landlord: Hire better staff”
— 3333A BROADWAY · Manhattan“Pros: Good location, very easy to get to Columbia if you go there Cons: Building isn’t usually clean and well maintained”
— 3333A BROADWAY · Manhattan“Pros: They're renovating, which is good. Affordable price with renovated units to choose Cons: Too crowded, some elevators are so old that they can break anytime soon Advice to landlord: Stricter selection of residents...”
— 3333A BROADWAY · Manhattan“Pros: Clean, very fallible Cons: Elevators sometimes cause traffic is not working Advice to landlord: Much work on elevators”
— 3333A BROADWAY · Manhattan“I have been living at Riverside Park for almost a year. Noise is horrible, my neighbors listen to music so loud that even the dishes at my place vibrate. I have complaint many times but they do nothing. Be aware of this before you decide to move in here. The corridor is very dirty too. We have had dead roaches lying in there for more than two weeks, I complained many times and told them to clean it, but it takes them ages to take action. It is disgusting. If you want a peaceful and clean place to live in, this is not a good choice. As soon as my lease ends. I will be gone.”
— 3333A BROADWAY · Manhattan“Pros: Nice and BIG renovated apartments. Ridiculous views. Solid management company. Have done a great job with the coronavirus and care about the tenants. Cons: Some tenants can be noisy in the lobbies and don’t treat the building or staff with respect. Crappy old windows but they just started replacing them with really nice new ones. Advice to landlord: Set up text messaging for tenants to contact management.”
— 3333A BROADWAY · Manhattan“Pros: Huge rooms and apartments, clean laundry room, elevators Cons: Very old and worn out hallways - but the inside of apartments are great! Advice to landlord: Cleaner buildings and need to renovate”
— 3333A BROADWAY · Manhattan“If you have a bit more money to spend on rent - please look for other places. 1. Noise is terrible. Neighbors are blasting music in the street all day long. It is unbearable. 2. They can't keep the elevators working. Imagine having one elevator for 30+ floors. It take forever just to get down to the lobby. 3. The maintenance people can't even fix a broken toilet. 4. There are always teenagers hanging out in emergency staircase. Cigarette butt is everywhere and it smells like cigarette. The management is aware but doesn't take any action. 5. If you package was left by your door, assume it will be stolen in no time.”
— 3333A BROADWAY · Manhattan“Neighbor continues to pound his speaker every afternoon M-F and the weekends. Have complained multiple times to the building management, security, and nothing done. The speakers are so loud our walls shake and dishes in our cabinets shake as well. Terrible living condition. Can't wait to move out.”
— 3333A BROADWAY · Manhattan“Fridays at 2:00 p.m. there is a salsa party going on somwhere in the building and their speakers are throbbing ... 2 times a month you will suprisingly have no hit water ir no water at all ... it has been 5 months that the gas lines to the oven/stive gas been off so no one in the entire building is cooking ha! ... it gets better, sporadically in the winter your heat will go off maintenence cannot assist you with this ha! The elevators do go out and if you study or work from home there will be unplanned construction jack hammer noises coming from somewhere in the building ... Rent isnt compensated for these hardships ha! On the plus side i haven't seen a rat :) and I feel safe ... thats what matters to me because i can always take showers at the gym and get delivery food lmao and when the laudromat is open again (no gas) it will help and its two blocks from the train ... it's like renting a hotel room not living in a home”
— 3333A BROADWAY · Manhattan“The worst. Think of the worst, most unpleasant place to live, and then magnify it by a million. The management company here is among the most ineffective, irresponsible and morally bankrupt of all the shady NYC management companies out there (and there are PLENTY.) Do yourself a favor and keep on walking- do not be seduced by the new, shiny apartment, the no fees or the spectacular views, (if you're lucky enough to get an apartment on a high floor). It's JUST NOT WORTH IT. Basic tenant rights, and their overall safety, or overwhelmingly ignored. During a recent fire (after 4 apartments burned to the ground because some brain surgeon left their front door open to let the fire spread), tenants were scared they would have no way out of the building because elevators are not running most days (for a building with over 30 floors) and some prick(s) has taken it upon themselves to remove doorknobs on doors leading to the stairway. I wish this was the extent of the problems here. There are many, many more, including the fact that tenants frequently through large and heavy objects out their windows for no discernible reason, other than to potentially hurt someone. (Turns out they did, apparently something heavy was thrown out a window, hitting and killing a young boy who was playing in the school courtyard below. RENT AT YOUR OWN RISK. These people care much more about renovating these apartments at a breakneck speed, as to lure unsuspecting students and young professionals in as fast as they can, (and then of course OUT just as quickly once these people realize the true horror of living here) than they do about the safety and well being of anyone who resides here. Also, I hope you enjoy the urine and drug fumes of your fellow tenant. You will smell them consistently in hallways, the elevators, and all other shared common space.”
