“Pros: Well kept elevator, staircase and building overall. The usps doesn’t always deliver your mail to the correct mailbox but neighbors usually put it by the door or leave it out. UPS is always on time. Fairly quiet building. Parkchester police is conveniently active. The apartment I’ve lived in and seen are big. Not so thin walls, I’ve never heard my neighbors unless I have the apartment door open. Cons: Getting in contact with the parkchester maintenance is horrible but they do show up for the appointment 7/10. Advice to landlord: Take care of the upkeep.”

Having the choice to rent or buy apartment. 30 min from city by train. Cons: Outdated elevators where people get stuck in them and seniors have to walk down several flights of stairs to exit building which is a HUGE violation, no smoke detectors or sprinklers in the hallway in case of a fire, outdated call box when you buzz people into the building with irritable loud noise on the main floor, cracked and lopsided pavement to the building and around the building, outdated lobby. Outdated heating system where you sometimes freeze in the winter because we cannot control our own heat. My building only has 1 elevator where it’s problematic and on its last leg and gives out frequently where it could be out for days. Every building should have 2 elevators. Only buildings that have 2 elevators if there are 8 floors and beyond. Parkchester isn’t vetting people who have vouchers and on section 8 where you see people hanging out at night causing a ruckus. People should have jobs when applying for this condominium not people who sleep all day and up all nights of the hour. Parkchester is NOT housing it’s a condominium. Advice to landlord: Upgrade to modern technology so tenants can live comfortably and to keep the value of this complex because the value is diminishing with the lack of upgrades.”

You’ll be on hold with management for 20 minutes only to be greeted with rudeness by the people working the phones. Beware.”

Cons: - Management is literally the worst. So unresponsive and they create problems that don’t even exist (ex. they made a hole in the kitchen wall because of a supposed leak in the pipes and 5 months later they have not fixed it and have yet to do anything about it). - One time they neglected to clean out the drain on the roof next to our apartment right before a hurricane causing our entire apartment to flood with several inches of water. They only had one handyman working that day and he couldn’t access all of the water cleaning equipment because it was locked away, so we had to go to sleep with our apartment flooded with water. - People constantly throw trash onto the roof next to us and it takes a very long time for staff to come and clean it up (again, unresponsive management). (TW: gory imagery) We once saw a dead, mutilated pigeon go through several stages of decay because it took months for someone to come pick it up. - Though they rarely come into the apartment, there’s a rodent infestation in the basement and all over this neighborhood. If you see any areas with plants stay away. Various roaches and bugs do make their way in though. - I can honestly name a million other issues but this is already getting long. Advice to landlord: Management is the worst, only move here if you literally have no other option and even then, good luck.”

Advice to landlord: You need to take care of the roach and mice issue immediately.”

Moved to be closer to work, but Parkchester is a great community for families and people who want a nice neighborhood. Can pay rent online, can now make maintenance requests online. Still a little bureaucratic but compared to other landlords I've had, it felt like it would get taken care of. Lots of green space. Good grocery stores, a Dunkin, Starbucks, Zaros, City MD, Marshall's and Macy's. Very affordable rent and the size out apartment was great. Elevator buildings. Cons: Far from Manhattan, not dog friendly. No grassy places to sit on. Can be confusing to determine where to dispose of garbage and recycling which can result in tickets. Requires particular AC units and must pay for installation (although they are high grade AC units that I am now grateful I bit the bullet on and bought. Advice to landlord: Allow pets! Tables in outside areas would be wonderful in addition to benches - would have made COVID more bearable.”

Along with, plaster pealings, mold, and mildew. There is a 4 to a 6-month wait, for water-damaged walls to be fixed. Hallways are filthy, especially now during COVID. Tons of traffic coming in and out of the building, by no-tenants. The elevator is constantly breaking down, while we have elderly and medically challenged people living within the building. The plastic windows are drafty and break easily. It’s very cold in the apartments during the winter months and extremely hot during the summer. We can have air conditioners now but it cost a fortune because Parkchester’s windows are oddly sized. Some tenants can’t afford to purchase and have them installed through management. Garbage and trash are everywhere in the front of the building, grassy areas, as well as the and parking lot. Rats are now being seen running around outside. Rats have been seen in and around the recycling area on Starling and Unionport Ave. Management raised the rent, during the height of the pandemic, close to $200.00. It was very hard to keep up with the rent, having my apartment walls fixed, and healing from being struck with COVID-19 all at once. I was out sick from work most of the year because of COVID. Advice to landlord: Parkchester has beautiful grounds but this area has been neglected for some time now. We need more Parkchester police presence, maintenance workers and janitors. Please don’t neglect the needs and demands of your tenants. During the summer months, especially for those with respiratory issues. It's very hard to breathe in these apartments if you don't own an air conditioner. Help tenants, especially the elders get air conditioners at affordable prices. The heat is thick and unbearable in these apartments and fans don’t help. Please don’t allow Parkchester to fall apart.”

Most neighbors apartments are infested with roaches. The heat is so strong I can’t breathe and I can’t control it. Elevator breaks down a lot. Staff in rent office are not nice. You have to wait hours on hold to get customer service. Service issues u need can’t happen on the weekends. Water pressure low a lot and takes days to weeks to fix and I’m a front line worker in a hospital and they cursed me out and laughed at me when I showed concern about not being able to shower in April when the pandemic was at it’s worst. List goes on and on. They raised rent almost $200 in the middle of a pandemic. Advice to landlord: Do better!!!! Unethical and disgusting how tenants are treated. And how you raise the rent so much during a pandemic is disgusting.”

This goes for most of the Parkchester buildings. They show you the apt with out side light so you don’t notice the patched walls which are also badly patched and painted. The maintenance phone hold time is over half hour to 45 minutes. I do not recommend them Advice to landlord: There is always and excuse and waiting period of over a month”
