Washing machines break down. - the management company will avoid making real repairs at all costs. They will try the traditional “blame someone else and cover it up with caulk/plaster” technique. - they will raise rent significantly without any improvements to the apartments or building. - mice in the elevator and halls - they won’t replace appliances like AC units or dishwashers. That comes out of your pocket and then they want the new appliance to stay in the apartment after you leave. - if you have crumbling cabinets, they won’t replace them. They will try to “repair” them. - this is clearly a for profit management company. They will never choose to do what’s right for the tenant. - there is a lot of traffic noise no matter which apartment you live in Advice to landlord: People over profits”

I did see a water bug and 1 roach after a rainstorm in my apartment and I totally freaked out. We figured it came from the hole the internet guy made when installing out wifi. Since then we have not seen any roaches/waterbugs..ughh... other than that I feel very safe in this building, and it looks like my review has improved sinced 2010-2013 where tenants were complaining about mice..calling them rats. I pray I never see that, because I really like writing good reviews.”

Cons: MICE, LEAKY BATHROOM ROOF, RECURRENT BROKEN ELEVATOR, TRAFFIC NOISE if you face the park! full of mice that leave little droppings all over; the exterminator comes twice a month to NO AVAIL; I keep my apartment really clean of food/organic matter, but it still has rats. The bathroom roof leaks when the person who lives above takes a shower. This is a problem with all apartments on my side of the building. The flush has broken down at least 4 times The elevator has broken down 5 times in the last 6 months- once for 4 days at a stretch, and at other times for 1-2 days. Noisy traffic- I live on the 8th floor and the traffic still wakes me up every morning. Don't listen to the management who tries to con you by telling you the traffic noise is OK after the 4th floor. It is'nt! Would I recommend this apartment? NEVER! There are SEVERAL other buildings in Riverdale ( where my friends live)- which do not have rats/ leaky bathroom roofs/ broken elevators- AND they are much cheaper that 1300/- per month for a 1 BR( which is what they charge me here), more convenient location ( near Johnson Ave). LOOK AROUND GUYS, YOU WILL GET A FAR BETTER PLACE.”

The first time I went to use the garbage shoot, roaches came out of there so I never used it again. I fumigated and the roaches started to come out of the woodwork. I have seen only two small roaches in my apt but I keep up with the exterminator and my own preventions. However, the other day I walked out of my apt and there were like 10 dead roaches in the hallway. I hear my neighbors have lots of mice, they have caught 2 in one day. I haven't had any mice in my apt but there was one riding the elevator one morning. The building is NOT well maintained or cleaned for that matter. They dont sweep or mop as they should and the hallways smell weird since there is no air circulation. The repairs are shotty and not done correctly. The sliding closet doors fall out of the tracks and the tracks are also broken. I asked for them to change the tracks and they didn't. When I was given that apt the apt was filthy and I had to scrub the bathroom and stove because they hadn't been cleaned in ages. My lease is up in 2013 and I have noplans of renewing it. I wouldn't recommend that building to anyone. They have a serious roach and mice problem in that building and they don't seem to care, plus more than 90% of the tenants don't cooperate with the exterminator. It's a shame because the apts have the potential to be beautiful if they were only better kept.”
— 6425 BROADWAY · Bronx“I'm writing this as a tenant who is in the process of moving out. We have lived here for two years and it has been absolutely unbearable at times. The mouse problem is horrendous. The exterminator the management provides is next to useless for mice, for bugs they are very effective. Oh yeah, lots of roaches too. I stopped counting how many mice I caught after about 25. We eventually stopped the mouse problem by getting a cat, in flagrant disregard of our lease. Filthy, diseased mice are ok, but a house pet isn't. Go figure. Also, their "secure" parking lot isn't, my car was broken into in the lot. And the building is shoddily constructed. We have had problems with the ceilings leaking (that no one ever cared to address despite multiple complaints). The walls are seemingly held up with dry wall tape and screws. The sliding closet doors repeatedly fall off the tracks, one time almost injuring my wife and damaging a brand new dresser. Again, no one seemed to care. Judging by the constant presence of moving trucks the tenant turnover seems very high, and with good reason. I really have nothing good to say about this building.”
