“Pros: Close to subway Friendly neighbors Cons: Rat infestation in garbage Super slow to respond to maintenance Mice infestation in apartment Mold and pipe issues Advice to landlord: Fix your rodent issue and improve professionalism of management and super”
— 7 WEST 108 STREET · Manhattan“Pros: You can get a relatively large apartment at a great price Cons: Loud neighbors sometimes being loud in the hallway Advice to landlord: Communicate better with your tenant”
— 10 MANHATTAN AVENUE · Manhattan“Pros: Great location near the park. Good mix of new and old neighbors. Cons: There is very little active management of the building. Super is not on site. Common areas are not well kept. Garbage situation has improved but is still very rat-infested. Online complaint management is not responsive. Advice to landlord: Someone should walk the building on a daily basis.”
— 3 WEST 108 STREET · Manhattan“Pros: Rent is pretty low. It is pretty good for a budget stay on UWS. Everything else is pretty good except for cleanliness. Cons: The biggest problem of the building is cleanliness. It's always smelly in the corridor. Cockroaches, flies are common.”
“Pros: elevator works the majority of the time Cons: cigarette butts on the stairs. people randomly blasting music. elevator perpetually smells weird. package theft issues.”
— 10 MANHATTAN AVENUE · Manhattan“Unit 1A Pros: The neighbors who I met were very nice I had an apartment in the middle of the building and didn't hear any street noise Prices were affordable The super was pretty responsive Cons: Occasionally found cockroaches inside Lots of rats outside (but thankfully never inside despite being on the first floor) Pretty much no sunlight in my back bedroom”
— 7 WEST 108 STREET · Manhattan“Pros: was there aug 2020-may 2021, we had the cheapest rent ever, I liked having an elevator! Cons: the landlord was unresponsive and would show up unannounced, there were rats everywhere outside, the street was so loud with music that often I couldn't sleep until 2am”
— 3 WEST 108 STREET · Manhattan“Unit LL1 Pros: The neighbors are nice, and the location is great. Cons: Honestly this is the most rat and roach infested building I have EVER lived in. At least once a week a huge rat would get into our apartment, and many roaches every day. I did pest control myself, hired multiple private pest control companies, and sealed all the holes I could find but it didn’t help. The owner never responded, and the super was absolutely horrible. Refused to help and would dump trash in the hallway and leave it for weeks at a time.”
— 7 WEST 108 STREET · Manhattan“Unit 3B Pros: The are is amazing. You have Central Park less then a block away. You also have Whole Foods, target, tj maxx, and other similar stores really close by. Cons: The building staircase was often dirty and would stay like that for days sometime even weeks. There would be cigarette filters left on the ground, and at times the entire place would reek of weed. Advice to landlord: My advice would be to prioritize cleaning the common areas.”
— 4 MANHATTAN AVENUE · Manhattan“Pros: Very close to public Transportation and Central Park. Cons: Cleanliness, Management Response to complaints. Advice to landlord: Replace Superintendent, Hire someone more responsible. Treat your tenants better specially the ones with stabilized rent that lived in the building for a long time. Clean the building specially the garbage outside.”
— 7 WEST 108 STREET · Manhattan“Pros: Close to the park Cons: Everything. I was in a brand new fully renovated ground floor apt in 2014. The night I moved in, a completely new renovated place- I saw 7 mice scurry from behind our dish washer. We lived with this family of mice the entire time we lived there because no matter how many times we complained and the super came to caulk up what they ate through they never went away. The super just recommended using sticky traps (we paid for and had the joy of cleaning up after). The third floor flooded and it rained into my entire apt through the light fixtures. It was a Friday night and when I called to tell the super he yelled at me and hung up. When I finally got him to come over and check it out there was a full waterfall coming through the lights and he ran to shut off the water (about 20 minutes after the first call and with three inches of water in my apt). When he returned to tell me he shut the water off I asked what to do now (re. The 3” water and damage) and told me “go buy a mop” and left. I have it all documented. It was truly the most hellish place I’ve ever lived and we paid $3000/mo! The heat is electric and there’s no insulation in the building so your electric bill will be super high and you’ll watch the heat just shoot out the window. The washer/dryer in unit is cheap cheap and doesnt really work. Everything looks nice but falls apart. I lived downstaiurs from a man who was using his apartment as a brothel. He called them models but they slept 4 to a room and he was the only one allowed to speak for them? This place is a nightmare I swear to god. Advice to landlord: Get a super that doesn’t assault your tenants- that Eastern European monster grabbed my arm and went to hit me before my boyfriend intervened. We called the cops.”
— 10 MANHATTAN AVENUE · Manhattan“Pros: •Big stove •two bathrooms for a tiny apartment •elevator in building Cons: •Building lobby and stairwell are always dirty •roaches on lower floors •Bldg Management never responded to us about our in-unit washer/dryer issue”
— 3 WEST 108 STREET · Manhattan“Pros: Nice enough unit, cheap and close to subway Cons: Management extremely unresponsive. Pest control issues.”
— 4 MANHATTAN AVENUE · Manhattan“Pros: There aren’t many. The building has been owned by a succession of neglectful and/or absent landlords. The current landlord is the worst I’ve seen. Cons: Rats infest the decrepit garbage containers in front of the building. Roaches, mice, and rat infestations are chronic inside the building. The maintenance is poor and that’s exacerbated by the fact that there is no super. Management takes months to respond to requests or doesn't respond at all. Water is either scalding hot or freezing cold. Huge theft problem with packages constantly being stolen. Many of the units are illegal SROs (hint: if you have more than two roommates you are unrelated to, you are living in an illegal SRO). Finally, the wiring in this building was installed in the 1930s, it is just a matter of time before there is a fire in the building due to faulty wiring. Advice to landlord: Sell the building to a competent owner.”
— 3 WEST 108 STREET · Manhattan“Pros: Good place, renovated, elevator, no noisy, no bugs inside, water pressure very well. Cons: Neighbors smoking at the corridor, not often cleaned, a lot of rats outside next the garbage at this moment, difficult to talk to administration to solve problems. Advice to landlord: Clean the building often, reply all tenant’s questions, impose rules and penalty to neighbors that disturb the good common coexistence.”
— 10 MANHATTAN AVENUE · Manhattan“Pros: Across the street from Central Park, around the corner from train station Cons: Roaches walk next to you, rats open the door for you. Management never answers. Leaks, inconsistent water pressure and heat you name it. Save your money don’t live here. Also avoid a woman named Silvia on the 4th floor, she’s horrible, curses at other tenants, is racist, and illegally rents her rooms to people for money. She’s lived here for over 20 years. She has direct contact with the super as well! Still does nothing! This entire building needs a renovation. Elevator is out every other month. Advice to landlord: Pick up your phone!! Check on your tenants!”
— 3 WEST 108 STREET · Manhattan“Pros: Water pressure okay Cons: Leaks from ceiling that didn’t get fixed. Hot water either not working or 160 degrees. No heat. Roaches. Management doesn’t respond. Broken washer not fixed for 6 months. Advice to landlord: Do your job”
— 3 WEST 108 STREET · Manhattan“Pros: Nice neighbors, very close to Central Park. Relatively quite tenants and a working elevator which is nice. Cons: Hot water works about every other day. Have contacted landlord about issues with apartment for months and no response, they simply don’t care. Appliances broken/ not working from beginning of our lease and nobody has came to fix them. We have had water leaking from our ceiling lights and nobody has bothered to check it out. Constantly see roaches/ bugs everywhere in the building. Advice to landlord: Please respond to your tenants and keep up with the promises in the lease. There are many dangerous and unsafe issues with my apt that haven’t been checked out.”
— 3 WEST 108 STREET · Manhattan“Pros: The location made my stay worthwhile being super close to Central Park. Nice local restaurant and bodega owners and really nice community. Very safe building with elevator Cons: Since this is a very old building, the heating didn’t work very well in the unit I rented. Also the elevator was very slow so maintenance needs to improve condition. Also they need to have pest control since there were cockroaches sometimes in our unit Advice to landlord: Improve heating condition and clean up”
