“Pros: Full sized kitchens and good room sizes. Cons: The Landings Apartment on Roosevelt Island is actually one of the worst buildings I’ve lived in. What started off as a nice quaint apartment with good views quickly turned into a roach infested nightmare.Not to mention there are so many noisy neighbors, the walls are practically made of Styrofoam. 510 Main Street is specifically has thieves in the building who WILL steal your packages if left in the lobby. There are always people smoking in the hall, cockroaches in the hallway, broken laundry units that nobody can use AND eat your money as the machines do not work. Maintenance never fixes any problems. Whenever someone comes to the unit to take a look at an issue, the issue is usually blamed on “that’s just how it is” or they can’t fix it and have to wait a couple of days for more assistance. No one from property management is reachable. Good luck trying to get in touch with anyone. And if you do, they have the worst attitude ever. Also you can ONLY enter the building through an app. a management will push back against you if you ask for a key or even a fob. They will make you pay extra for it. Building entry cannot and should not rely on technology. What of you’re phone dies? Or God forbid a blackout? You’re screwed. Do not waste your time checking out these apartments or moving in. You’ll have peace of mind literally anywhere else. Advice to landlord: Do better. Fix your pest problems that every tenant is complaining about. Be more responsive. Stop jacking up the rent without actually maintaining your building or creating any new additions.”

The cold, brown water filling up your bathtub after a long day; having a heat stroke in your apartment even though you run the AC 24/7 because the entire property’s electrical wiring was done incorrectly? Advice to landlord: Follow housing laws and hire staff with more than half a brain cell- especially for your leasing renewal department”

Cons: Ever since C&C Management took over the quality of the management and the property is HORRIBLE. Dirty hallways, elevators, stairs etc. The management doesn’t answer the phone so you’re supposed to take the day off to catch someone to speak to. There’s a serious plumbing problem my bathroom had a leak which has the wall bubbling and excessive mold growing in my ceiling, medicine cabinet and behind my toilet. You have to email your issues then they hit you back with an automated response of them apologizing for taking so long to respond. Trash rooms stink and are filled with garbage spilling out. They turn off your heat when it’s cold. On top of that I’m paying market value and I heard that they’re taking nothing it section 8 now and programs from the shelters. So this should actually be turned into affordable housing!!! Advice to landlord: Get a new management that manages the property. Stop allowing the property to deteriorate like a NYCHA development. Stop being cheap and higher maintenance staff. This was never like this when urban American had those property. Yall should be ashamed of yourself charging people that are hard working for luxury that definitely doesn’t exist.”

Cons: They will take your money at every opportunity, and give you nothing in return. The apartments claim to be "newly renovated", but it is so apparent that they cut corners as every month if not every week, we're calling maintenance to schedule a repair for something! Getting maintenance there is a war on its own. If you can even get someone to answer the phone. Or respond to your email. Even if you do get a response, you're crossing your fingers hoping someone shows up. If they do, there's a chance your repair will get done, but more likely, they'll take a look, snap a picture and tell you someone will be in touch and you start this loop all over again. Facade works has been going on for months, stifling tenants, and they did not offer a single concession for all the dust and dirty blown into our homes. We can't breathe during the summer because of the heavy-duty plastic covering our windows. German roaches and flies everywhere. They offer an exterminator who is worse than their maintenance. You schedule an appointment and they never show. You reschedule and try again next week. Customer service is nonexistent. I sent dozens if not hundreds of emails. No response. About maintenance, about the amenties, about viewings, about leases, you can't get them to respond or pick-up a phone about anything. This place is a masterclass in how to promise nothing and still underdeliver, and then charge more for it. Do yourself a favor and find literally anywhere and anyone else else. Advice to landlord: Do your job, like at all.”

Building for the most part is quiet. Three bus stops heading east right by building. There is community room with water views, a gym, a playroom, of some included amenities. Utilities are all included with rent. Units are incased in concrete, so in case of fire, and there have been many, it usually stays contained to unit. Rents are slightly lower than mainland Manhattan, even though we are considered apart of Manhattan. Units are spacious. Large Windows in most units allow for natural light. My kitchen is an eat-in, and there is a dishwasher, stove with many features, including an air fryer feature, there's a microwave and refrigerator, all stainless steel. Stone countertops and walls behind sink and stove. Cons: Front doors are constantly tampered with by some tenants allowing anyone in. Elevators are risky and need replacement . All stairwells smell of urine and stairs are rusty, rusted through, crumbling, or dodgy. All laundry facilities are old and machines frequently break and laundry rooms are frequently closed for bandaid repairs and are frequently closed. Laundry rooms when open, now close at 10pm, due to problem tenants. Some tenants are disgusting and so are some home health aides, when it comes to disposal room. Landlord is currently trying to submeter complex to force tenants to pay utilities separately. Building exterior pathways need work from settling. Poorly renovated apartments, bad wiring, frequent electrical problems including fires. Poor unit storage, my unit has only three closets, one shoved under stairs. Not adequate, upgraded electrical outlets every six feet. Definitely, old, outlets are far from the next. Can lead to risky behavior with some tenants, who aren't as responsible or bright. Inadequate heating. Landlord controls thermostat, it is intentionally off, and resets to lower temperature. Room thermometer proves it's intentionally off. Landlord says it's 74°F in unit, room thermometer says it's 66°F. You wake up with sinus pain breathing in cool dry air. Set thermostat to 74°F and it clicks and resets to 70°F. The time on thermostat changes, also, to try and force lower temperature. Cabinet space in kitchen is horrible, my unit has only one drawer. Dismal counter space. Constant issues with hot water in kitchen. Gaps between floors and walls, I have caulked, water bugs used to venture in, covered dirty dusty vent in bathroom, Daddy Long legs would crawl in from vent, plus covers up most of cigarette smell from residents smoking in their bathrooms. Entry system is silly, you get a fob, key or app on phone. No backup. They don't want none tenant to get access. So no Home health aides or relatives with front door access. Due to some residents hanging in front, smoking, including marijuana, playing loud music and being a nuisance, they banged up benches in front under atriums. So the elderly, there are many, who used to sit and rest as they made way with groceries are leaning up against walls. It's sad. That was not a correct solution. I would have put planters on concrete benches in spots. It would have looked like a nice garden. There are small wooden benches. Not adequate. The young children from the Mosque have to balance their meals after Eid while two women can sit and everyone else stand. This was a dumb action by landlord. They give to troublemakers, like a parent dealing with a spoiled brat. "Now, no one gets anything," type of solutions. They still hang out there, now they stand, or go by side steps of school and smoke and drink and leave their garbage behind, or smoke in stairwells. Their noise and smell of their cigarettes and marijuana get into your units. As of Ju;y 29, 2025, they are wrapping the building to insulate for draft and temperature control. I am in a market, so my rent was increased over 10 percent. A lot of other people are complaining of their increases, too. Management said they are making capital gains improvements, Entry mechanisms are problematic. the app stopped working so the entry way at times is full of people waiting to get in so they can go home, the key fob has acted up a few times where door makes one short beep and light stays red, then it will turn green and let you in after a few tries. There are issues with some of the air conditioners. they have windows units installed into a wall sleeve. Window and wall units work differently. The ACs are blowing cool air but not cooling. Management company C+C is huge, again they don't care about their tenants. Advice to landlord: This management is okay, but if you need most anything from main office, they are unresponsive. Very difficult to get in touch with some departments. There needs to be communication. Stop the frivolous lawsuits of evictions.”

The unit had been recently renovated so it felt like a brand new, modern space when we moved in and we really enjoyed having access to an in-building laundry room, in-unit dishwasher, and in-building fitness center. The coworking space is very well maintained as well and usually very quiet for WFH. Cons: The insulation of the building leaves much to be desired. We were blasting the AC in the summer to keep the apartment from reach 80 degrees and using multiple space heaters in the winter the keep it close to 65. Management is not very responsive and required numerous follow ups to fix mundane issues (flooding from dishwasher under sink, broken microwave, clogged drains). Renewing our lease was a pain because it took months for the leasing office to respond to our emails and calls so be prepared to follow up like its your job. Advice to landlord: Hire more people to respond to tenant inquires. Don't implement submetering without fixing the insulation issues in ALL units first. Respond to reports of roaches in unit with promptness.”

The laundry rooms are constantly closed or the machines are out of service. People are moving out daily. Advice to landlord: Stop driving up rent. Advice to landlord: I would advise the property owner to communicate realistic expectations and be transparent with tenants and prospective tenants. Package theft in this building is out of control. Advice to landlord: Be more active in what is happening here. The office staff are awful and disrespectful and never respond to emails. Update the public spaces and find a way to better monitor building rule compliance and safety. Also- please update the buzzer system- it doesn't work. Maybe with a video doorbell?”

Swarming fruit flies. Read fine print: they plan to charge for gas heat soon but the rent will continue to go up! Advice to landlord: Maybe listen to your current tenants ?”

He played at the playground which we could see out of our window and said overall it was a good place to grow up. Cons: They did the bare minimum as far as maintenance. No doorman unlike any of the other buildings on the island. We had several hot water failures includes more than 4x the hot water being out for days. Security seemed lax but I am a big guy so that wasn't a problem for me. The laundry facilities seemed to always be inadequate or broken. They once took me to eviction court because they had poorly maintained records. I had to loose a day or two of work + pay an attorney and their response was "oops". Advice to landlord: Step up, make the investments so that the carpet in the hallway doesn't smell like wet dog after every rain. Update and maintain the laundry facilities.”

We live near a laundry room, and across the street from a farmers market. Cons: The building has a consistent issue with cockroaches that, in spite of our best efforts and personal expense, will not go away. Management has only been responsive when we submit violations with the city and once the issue is addressed, it comes back full force anywhere from a couple days to a month later. Nice large windows and bright apartments. Nice renovations to new units. Lots of friendly long term tenants. Cons: Regular cockroach issues (management has sent exterminators, although it’s more of a bandaid than a permanent fix). Poor coordination of work orders. We’ve tried to get issues resolved multiple times only to have a worker come in and leave saying that they’ll come back to fix it but never do. Short and unfriendly staff in the management office. Poot tenant orientation (no phone number or instructions provided, had to visit management multiple times to get all the keys and info needed to function in the building). Management was very slow and tentative to send back countersigned documents. Advice to landlord: Do a better job coordinating work orders so they actually get done and don’t get marked as “completed” when no work is done. Do preventative pest control work so tenants don’t have to live with regular roach issues until the exterminator visits. Create a new tenant orientation packet with all relevant phone numbers/contact info as well as FAQ’s such as what to do during a lockout, who to contact for certain issues, etc...
