RXR 196 WILLOUGHBY OWNER LLC · avg 4.4 ★★★★★ · New York City
“Pros: Management was very friendly and responsive, and the handyman was great at making fixes. Cons: The only downside was the freight elevator is frequently down for maintenance or cleaning, and there were multiple months where another elevator would be down, leaving only two for the entire building. When this happens, it can take over 5 minutes to leave and the elevators got uncomfortably packed.”
— 196 WILLOUGHBY STREET · Brooklyn“Pros: Really nice common area, great staff, and the apartment is well built Cons: If you get a neighbor who likes to play loud music, it's annoying since the bedroom shares a wall with your neighbor's lounge area. Property mgmt has unreasonable policies, such as charging a couple thousand dollars to move to another unit, even after your lease is finished. Advice to landlord: Try to keep your current tenants by being a bit more reasonable rather than enforcing unreasonable policies, which drives tenants out and loses money from vacant units (our old unit was vacant for 6months after we left)”
— 196 WILLOUGHBY STREET · Brooklyn“This has been the best building we have lived in during our time in NYC. We previously lived in the Upper West Side and then in Greenpoint. The Willoughby has amazing views of the city, the building team are all very friendly and helpful. The amenities are hotel level. Whenever we have had issues with our apartment, they were quickly resolved. The building has fun events that help to build community among residents. We have 2 small children and there are several other families with small children who we have become good friends with. A playgroup has formed where the kids can get together in the lounge every Monday evening and the moms also have a periodic moms night out. Highly recommend the Willoughby!”
“Pros: Clean place and lobby people are nice Cons: Too many rules on the rooftop Advice to landlord: N/a”
— 196 WILLOUGHBY STREET · Brooklyn“Pros: The front desk staff, cleanliness, 24/7 gym, LOCATION! Cons: The management! My floor to ceiling window has been shattered and taped off going on six months with no end in sight. The LIU field lights face the building and don't go off until 10pm. The lounge areas and tech lounge is only available from 9am-10pm. Advice to landlord: Learn to have some professionalism, empathy and respect. Responsiveness would be a plus as well.”
— 196 WILLOUGHBY STREET · Brooklyn“Pros: Clean, doormen and maintenance team are great Cons: Building management isn’t the best. They offer amenities like free coffee and events but them skimp on the budget”
— 196 WILLOUGHBY STREET · Brooklyn“Pros: Pet friendly but there is a pet fee. Really nice staff. Beautiful views from the gym and roof deck. Cons: Extra charge for amenities. It's next to a football field so sometimes you hear a lot of loud noise. Advice to landlord: Get rid of the pet fee!”
— 196 WILLOUGHBY STREET · Brooklyn“Unit 29U Pros: The staff is really nice and efficient (garbage disposal, deliveries management, building’s events, doormen). Amazing view from the common areas. Decent size for a 2-bedroom apartment in NYC, although on the pricier side. Great location, next to a lot of subway lines and 5 minutes away from beautiful Fort Greene Park. Cons: Not much, really. Shower pressure is a bit low. Hot water temperature could be a tad higher. The ventilation/AC/heating system makes weird rattling noises, but works.”
— 196 WILLOUGHBY STREET · Brooklyn“Unit 5j Pros: New, clean, big windows, nice kitchen. The best doormen in the city Cons: It is VERY expensive for what it is. Theres a big promise of spectacular amenities but they are not very accessible to use. There is also a mandatory charge for the amenities above the stated rent, whether or not you use them. Advice to landlord: I wish you were more transparent and realistic with us about your choices with the property.”
