“Pros: The building is mostly quiet. Our upstairs neighbors were occasionally noisy if they did not remove their shoes. The wooden floors are old and creaky. It is best if you have upstairs neighbors that have rugs throughout the apartment. Some of the apartments are a nice size. The block is mostly clean and quiet. Some people complained of thin walls but that was not our experience. The supers are really nice but overworked. They do the best they can considering the management company they work for. Cons: The apartment was renovated but it is an old building so there were mice in the winter. 2022 was the worst year for mice. Even with traps and patching holes they were very difficult to get rid of. The other reviewers are telling the truth, the elevators do smell of dead rodents. Speaking of the elevators they break down very frequently. One of the elevators was broken when we moved in causing a major inconvenience. The other things that are frequently broken are the call box and the water heater. There is plenty of hot water but at the wrong time. Frequently the shower and sinks will have only hot water causing you to get burned mid shower. The management will gaslight you and say this is not a problem - likely because there is a major repair that needs to be done. We were persuaded to move into this building with the promise of a playroom and a workout room. They were closed the entire time we were there. I would not be surprised if there was asbestos in the basement. I am certain there is a roadent problem in the basement. The washing machines and dryers are not the greatest quality. Sometimes the washers do not completely fill with water when you are washing your clothes. During the holidays packages are frequently stolen. The worst con is that the management rarely communicates. You have to continuously email them. We never spoke to anyone by phone because no one ever answers. Advice to landlord: Be more responsive to tenants and concerned about there needs.”

Eat poop all over the basement which sucks cause that’s where the laundry room is. Bathroom walls were falling apart and management refused to fix it even with an open DOH violation. Apartment stank of mildew. Management lacked communication. So hard to reach anyone over the phone. The elevators stink of dead rodent. The garbage dispenser wreaksss causing a horrible smell that lingers along the hallways and into apartments.”
“Pros: Rent stabilized building, close to couple express trains, good size bedroom for one person, current super is very nice, laundry in basement, only have to pay for electricity and cable, the block itself is quiet and pretty in the summer with the tress Cons: The walls are paper mache, my neighbors next door are so loud. The property manager there is no point in calling him like he never helped me with my issues. I have found 2 dead mice in my unit so far, roaches in the kitchen, I had to tape the vent in my bathroom up because smells from someone else unit was coming into mine, the "fitness center has been closed before I move here I bet due to covid but there have been no talks about when it will open back up. While I dont think the people are loud, they are nice minus who I lived next to, if someone is walking in the hall it just echos and you hear the doors slam, the elevators are breaking basically every month and smell, the process to live here is crazy compared to other rent stabilized buildings in NYC they want your whole life payment basically very annoying. I cant wait to leave this place and never look back!! Advice to landlord: Actually give a dam for the peopel that live in the building they pay so much money for!”
