THE 706 RIVERSIDE CONDOMINUM · avg 4.0 ★★★★★ · New York City
“Pros: • The building itself has great bones and a lot of historic character. • Most neighbors are kind, community-minded, and look out for one another. • The riverfront location is truly gorgeous and convenient to transportation. • Evening security staff are polite and helpful while on duty. Cons: • A sidewalk shed has been up for months with no visible construction or repairs, creating a dark and unpleasant entry experience. • Long-term leaks inside apartments (in some cases years) go unrepaired. • Key common areas, such as the roof and lobby seating, have been shut down without clear communication or timelines. • After security leaves at night, the front door is frequently not secure, and individuals have been able to force entry into the building. • Owner/management communication is inconsistent and dismissive, with Zoom board meetings where residents are often muted and unable to ask questions. Advice to landlord: Please prioritize essential repairs and transparency. Residents want basic safety: a fully secured entrance, timely leak remediation, and a clear explanation of when necessary façade work will begin so the sidewalk shed can be removed. A little communication and follow-through would go a long way toward restoring trust and making this building the excellent community it could be.”
