“Pros: Doormen are incredibly friendly and helpful and remember you even in a large building Service requests are almost immediately addressed Apartments are big Laundry room is not too busy most times and mostly clean Cons: So so so loud because of proximity to Times Square and traffic and windows are not soundproof - nonstop noise all day Location can feel unsafe at night and immediate area is not ideal Building management is irresponsible and noncooperative costing us thousands of dollars - did not communicate with prior tenants to leave wall up, left the AC running for months between when the lease started and we moved in (during COVID), and did not return our security deposit or even attempt to”

Our numerous emails and requests regarding this matter have been consistently disregarded. As a result, we have escalated the situation to a legal setting by taking it to court. It is advisable to exercise caution when dealing with this particular owner, as it has come to our attention that she has a history of retaining security deposits, as informed by the broker who initially alerted us. In anticipation of any discrepancies, we took precautionary measures by capturing photographs prior to moving in, which serve as evidence that any existing defects were present prior to our tenancy. It appears that her primary intent is to derive financial gain at our expense.”

On the occasion that something does need to be fixed, communication from the building is great. Cons: Nothing. I would buy in this building. Advice to landlord: It’s not always the nicest area near Port Authority, but the building makes it worth it! Keep up the great work!”

— 350 WEST 42 STREET · Manhattan“Pros: The apartment building is well maintained. It has a nice lobby when you walk in and very friendly doormen who will make it feel like home. There is a package center, dry cleaning, and even cleaning services all at the building. It is easily accessible to a CVS, Food Emporium and Bryant Park. It also has a large laundry room, gym and public spaces with great views. Cons: Not in a great area of town, next to $1 pizza and a port authority bus stop which attracts a array of clientele. They often use doormen as handymen to fix issues in your apartment. This is also a condo building so my negative experience in this building was related to my landlord. My landlord refuses to give me back my security deposit because she wants to pocket my money. I left it in mint condition and yet she is claiming the normal wear & tear is my fault. For example, she is now charging me for the upgrades she willingly made while I was there, claims the AC was broken despite it being fixed with Freon, and refused to get my dishwasher fixed for the remaining 8 months of my lease. I cannot stress this enough, I do not recommend renting from the owner of 16J.”

Has a nice pool/hot tub that are normally pretty empty (even before Covid-19). 24 hour doormen that are all really great. $1 pizza place right next door. Tons af great restaurants to chose from right up 9th Ave. Only a few minutes from the West Side Highway bike/jogging path so it's easy to get around the city. Building management is very responsive and keep us up to date on any maintenance going on. Cons: Apartment are owned and managed by private owners, not the building, so it's kind of a crazy shoot on how good of a land lord you're going to get. Given the location, there is a lot that goes on at night. Even with the double played windows, you're likely to hear sirens a few time a night.”

Cons: No laundry in unit, fixed package pick up hours (that could be slow) and rugged location due to pandemic driven exodus of homeless vagrants from Port authority and 99 cent pizza store around the corner (in spite of being at the edge of Times Square). Advice to landlord: Replace air and water filters periodically.”
