— 1306 1 AVENUE · Manhattan“Unit 6A Pros: Amazing responsive staff. Maybe not like a fancier building but I don't like that anyway. I'm very low maintenance. Apartment sizes are nice. Lisa is amazing and lovely to deal with even when she has to say no. She is on the ball which you can't say for most management companies. I miss living there. Cons: Rent got crazy like everywhere else recently and again, there are no meaningful amenities here compared to more upscale lux high rise buildings. I left because I was not allowed to upgrade to a 2 bedroom at externally posted covid market prices after having been a very good long term tenant. My child needed their own room and I would have preferred to stay. The second reason we left is construction resulted in rodents entering the unit. The exterminator came 3 or 4 times and could not sufficiently find or solve the problem. I am not. hoarder and am an extremely neat person. It was psychologically too much to deal with. Advice to landlord: Take care of your existing legacy tenants better and they won't leave.”
— 1306 1 AVENUE · Manhattan“Pros: Friendly staff/doormen Clean common areas Speediness to respond to any issue Cons: Saw a roach once (an exterminator came within 48hrs) No amenities other than a doorman (but they’re working on building a gym in basement)”
— 1306 1 AVENUE · Manhattan“Unit 8O Pros: The porters, doormen, handymen, and package room assistants are all so helpful and really great. Very clean, very attentive. GREAT CLOSET SPACE! Cons: Super acts like he doesn't know anything and pretty sure he smokes in his office near the laundry room because it stinks like smoke some days. Lots of washing machines/dryers are always broken, but there are a lot of them. We were told the gym would be available shortly after we moved in and 2 years later, still nothing.”
— 1306 1 AVENUE · Manhattan“Pros: - Cleanliness - Responsiveness of onsite staff and management - Fast elevators - New improved package room service - Very clean and nice laundry room - Relatively quiet for Manhattan Cons: - Heating and AC system is quite old and loud. Most importantly, heating cannot be controlled in winter which personally resulted in too many uncomfortable days where it was way too hot in the apartment and I'd have gladly turned it down/off but there is no way to control it (it's also an incredible waste of energy!) - If you are in a unit near the elevators, it can get quite loud - While people in the building are friendly, they could be a bit more considerate when in the hallways (you can hear everything though apartment entrance doors since they have huge gaps) - Depending on who you are, you might find it hard to feel like you "fit in" here. There's very little diversity in this building and it kind of corresponds to UES stereotypes. While this is sadly true for most nice buildings in NYC, it did feel a bit more extreme here compared to other buildings in other parts of the city. That said, I haven't seen specific examples of concerning or annoying behavior that might make someone feel unwelcome - Not a con in general, but for young people reading this: building residents skew older so make sure this is the vibe you want - It happened a couple of times that maintenance staff were not very respectful when entering apartments - Very small bathrooms - A gym was supposed to be built and opened more than a year ago but we're still waiting... Advice to landlord: Please turn the heating down and make the system more efficient and adjustable”

— 1306 1 AVENUE · Manhattan“Pros: Incredibly clean Requests are handled immediately Good people live here Really organized and good management New package management is efficient Cons: Big building so elevators are sometimes backed up Doormen not like regular doormen (they are lovely but don’t help anyone out) Advice to landlord: Have doormen help out more”
