— 400 EAST 35TH STREET · Manhattan“Pros: The building is fine. Fairly nice units for the price. Newish and clean. Cons: Kind of far from many things. Leasing office tried to screw us in the days before our lease started. Had to threaten legal action to rectify a problem that they said was impossible to fix. Advice to landlord: Make sure the floor plans on the website match the actual floor plans including doors”
— 400 EAST 35TH STREET · Manhattan“Pros: - location - spacious apartments - responsive maintenance Cons: - management - elevators take 10-15 mins - back office college kids partying all day”

“Pros: - Well maintained - good amenities (package room, rooftop is great, laundry had some issues with drying a year ago but never had an issue in the last 10 months, gym is okay not great at peak times) - didn’t have any pests or utility issues in my year there (15th floor) - Doormen/concierge are very nice & helpful - never issues with neighbors. This could depend where your apt is. This building attracts a young crowd - great view Cons: South tower elevators are awful with one being “modernized” have heard the newly modernized north elevators still have issues. Expect to wait a long time for them. Management not very responsive. Then when they need a response from you, they need it immediately. This gets frustrating Trains not that close but buses do run pretty frequently most of the day Heavy ambulance and helicopter area - can get loud sometimes They force you to pay for their internet which has terrible service sometimes Advice to landlord: Need better responsiveness”

— 400 EAST 35TH STREET · Manhattan“Pros: Clean, friendly staff, management and maintenance are very responsive, great size apartments and lots of storage for what you pay. Only one bug in two years Cons: Super busy, elevators always out of service and spotty service with the elevators, takes forever to get downstairs from high floors given number of elevators per occupant. Crowd tends to be younger so can have loud music but never to the point of overly disruptive in my experience Advice to landlord: Fix the elevators”

— 400 EAST 35TH STREET · Manhattan“Pros: The rooms are incredibly spacious, providing plenty of room to relax and unwind. The study areas are well-designed and perfect for getting work done in a quiet environment. One of the highlights is definitely the rooftop, which offers stunning views and a great place to hang out with friends. Cons: We had a serious issue with mice, which was both disgusting and unsettling. The management was unresponsive and unhelpful, making the situation even worse. The elevators were constantly breaking down, causing major inconveniences. To top it off, there was an Airbnb unit next to us, leading to frequent noise and disturbances. I would not recommend this building to anyone.”
— 400 EAST 35TH STREET · Manhattan“Pros: The apartment is updated and spacious. Nice gym. Cons: The building itself has a lot of issues. The elevators are always having issues. The management tries to limit the amount of people on the rooftop.”

— 400 EAST 35TH STREET · Manhattan“Pros: Easy - dealing with management, commuting, apartment upkeep, communication if something was broken, etc. amenities also amazing. — 400 EAST 35TH STREET · Manhattan“Pros: Nice amenities, not as noisy from outside as you would think with its location, good space Cons: so many issues with water bugs, cockroaches and mice. the building only has an exterminator come on mondays so if you have an issue you wont be seen till then which is unsettling. neighbors can be nosy”
— 400 EAST 35TH STREET · Manhattan“Pros: Great location and can have some views Cons: If you have a higher floor you’re going to be waiting.”
— 400 EAST 35TH STREET · Manhattan“Pros: Spacious, gym in the building, natural light and view. Cons: Far from subway. Elevators can be backed up”
— 400 EAST 35TH STREET · Manhattan“Unit N24K Pros: The apartment itself is fine. Cons: Basically everything else. The management company is terrible, unresponsive and unhelpful and manages *nothing*. They’ve been repairing elevators on the north tower for nearly 2 years leaving 35 floors with only two barely functioning elevators. Even now that it’s “done” they still constantly break down. Most of the people who live here are young and party constantly. There’s been vomit on one of the elevator doors for months and on my hallway wall for over a year. While maintenance comes fast, unless it’s an easy fix they’ll jerk you around. It took months to get our AC fixed and they replaced it 3 times with other non functioning units before we got one that worked. The rent is insane for how crap the amenities are. Also the management office workers park their cars on the sidewalk behind the building and expect security to watch it for them. Advice to landlord: New management.”

Gym is closed half the time, roof is also never open…but they charge for all of this Advice to landlord: Fire your staff. It’s unacceptable.”
— 400 EAST 35TH STREET · Manhattan“Pros: -there is always someone at security or at the front desk to help you out -well maintained Cons: -the apartment is small itself -the elevators in this building are sooo slow and there always seems to be one in maintenance which adds to the congestion (basically add 5 mins to your commute because of the elevator) Advice to landlord: invest in elevators”

— 400 EAST 35TH STREET · Manhattan“Unit N17D Pros: The rooftop is truly great and the rooms are a great size. Responsive maintenance staff. Cons: Elevators break too often for such a big building. — 400 EAST 35TH STREET · Manhattan“Pros: Clean, no rats or roaches, packages won’t get stolen Cons: As far as doormam buildings go, this one isn’t worth it. They scam you to put up flex walls, elevators are always broken so if you live on a high floor you’re screwed, and all the walls (flex or not) are paper thin. Advice to landlord: don’t charge so much for shit on a nice plate.”
— 400 EAST 35TH STREET · Manhattan“Pros: Laundry, gym, rooftop Cons: On expensive side Advice to landlord: None so far”
— 400 EAST 35TH STREET · Manhattan“Unit N22G Pros: Young crowd, great rooftop Cons: Awful location, a bit desolate”

— 400 EAST 35TH STREET · Manhattan“Pros: No pests which is great. Amenities are nice. Cons: The FDR is so loud especially early morning and late night commuters who speed with cars that are modified to make a lot of noise. The helipad is across the street so it’s also super loud. The ferry is also across the street so the exhaust comes into the windows. 15 min uphill walk to the closest train. Terrible location if you’re a commuter. Things are constantly breaking in our apartment. The fridge door has popped off multiple times and hit me in the face. The bathroom already had water damage from the day we moved in. The bathroom wall was making a bunch of noise 24/7. We needed maintenance and no one came for a week. My heat wasn’t working for the first week and I had to submit a maintenance request multiple times, and I moved in during winter. Absolutely no ventilation in the apartment, yet I can smell other people’s cigarettes. Cabinets are cheaply made and IKEA quality. Elevators are always broken which results in long wait times (10min minimum) for the elevator. They’re always fixing the elevators. It’s ridiculous. They’ll tell you that you can have walls for a flex room in this apartment to get you to sign, but then tell you something different once you try to make arrangements. They also require you to pay for all utilities and $350 a year for amenities that have a lot of restrictions. The package room people are terribly rude and always closed. The people that live here are also the worst. They’re all loud, rude, self consumed frat bros. This place will try to milk money out of you. I wish I never signed a lease here. I hate it. Advice to landlord: I hope you all finally get the elevator fixed.”
— 400 EAST 35TH STREET · Manhattan“Pros: Size of apartment and condition are both great. Amazing views, great maintenance and staff. Cons: Elevators take forever so expect a long wait. Usually there’s maintenance on at least one elevator so that slows things down even more. Advice to landlord: Perhaps try to address the elevator issues”
— 400 EAST 35TH STREET · Manhattan“Pros: Great rooftop, young building, apartments have good balcony’s, 24 hour gym. Cons: Apartment was not cleaned or exterminated prior to moving in, leasing office said “they were to busy”. They “accidentally” sent us the wrong lease with higher rents then stated twice. The rooftop doesn’t allow guests thurs-Sunday. They will nickel and dime you every chance they get. Advice to landlord: Be honest with tenants.”

— 400 EAST 35TH STREET · Manhattan“Pros: Updated apartments, maintenance team is responsive Cons: Elevators are horrible - the lines get way too long during rush times can take 10+ mins to even get on one, management isn’t always the best to deal with around leases”

— 400 EAST 35TH STREET · Manhattan“Pros: Nice building; staff super responsive. You can request maintenance online and it'll get fixed same day without hassle. Cons: Elevator is always broken. If you live on a high floor, get ready for surprise workouts... Also they charge fees on everything and you won't get your full deposit back no matter what you do. They'll find a way to charge you for something. Advice to landlord: Fix the elevator.”
— 400 EAST 35TH STREET · Manhattan“Pros: Incredible staff that have you covered for any package, delivery, guest, etc. Awesome amenities and views (duh). Spent my first 3 years in NYC here and wouldn’t change a thing... except the one elevator that’s always broken. Cons: Broken elevator like once a week, young party kids on the roof often (pre-covid), amenities are not always cleaned well until covid happened and they had to be. Advice to landlord: Make sure elevators are safe and actually work. Enforce kids partying on the roof, clean elevators more often, clean second floor public bathroom space”
