“Unit 12i Pros: it has all the ameneties one would want (big bedrooms, light in apartments, laudnry in building and some units) Cons: elevators constantly breaking and management did not try to fix it (most months it was broken for at least a week)”
— 122 WEST 97 STREET · Manhattan“Pros: I had a great period of life here Cons: Management not good”
— 122 WEST 97 STREET · Manhattan“Pros: Renovated, comfortable, spacious Cons: Super is not nice, expensive”
— 122 WEST 97 STREET · Manhattan“Pros: Great tenants, location, units. Loved my time here Cons: Courtyard is noisy during the day bc there's a daycare. Patios always get very very dirty and you're eye level with neighbors so hard to have natural light and privacy at the same time”
“Pros: location is convenient Cons: gym is small n smelly”
— 122 WEST 97 STREET · Manhattan“Pros: Units are great: spacious and great room distribution for s 2BD. Handy people are great also, very responsive Cons: It's impossible to even talk to someone when renewals are due, no negotiating at all. Doormen are lazy and they don't control the entrance of the building at all. Advice to landlord: Be more human, treat people like that, not like machines”
— 122 WEST 97 STREET · Manhattan“Pros: - Renovated - Location - Relatively quiet Cons: - Doormen: Changes frequently some are unrecognizable. They are also unfamiliar with the job and do not open the door when needed / don't stop people when needed. - Functionality: Front door calling system is non-functional. No one knows how to have it work to call the residents. Gym you have to pay for + is always missing equipment or things are broken. The courtyard has never been open. - Recycling is only in the basement and frequently the one elevator that goes down there is broken. - Maintenance: staff are not well equipped to fix things. They are unable to fix the shower that continues to drain water for a full 3 minutes after being shut off. It took me 3 months to get a functioning microwave. AC has been "cleaned" and replaced with another old AC and it only made things worse. - Price hikes: constant turnover of tenants. The management clearly does not want long-term residents. Advice to landlord: Care for current tenants”
— 122 WEST 97 STREET · Manhattan“Unit 12a Pros: Doormen are great, multiple laundry rooms, gym, maintenance responds almost immediately Cons: Noisy upstairs neighbor Advice to landlord: Respond a little faster to emails”
— 122 WEST 97 STREET · Manhattan“Pros: The location is excellent. This is a building that doesn’t seem to have a bug or rodent problem either, which is a pro. Cons: A&E is the worst management company I have ever worked with. The building is constantly under construction (extremely loud), and the building doesn’t let residents know when it will be so loud it is unsafe in their apartments. They dramatically hike rent and refuse to negotiate. They don’t answer the phone and will only respond to email - if you’re lucky. There are plenty of other buildings in this neighborhood with better ownership. Advice to landlord: Stop being greedy, put work into your building, don’t illegally take advantage of renters.”
— 122 WEST 97 STREET · Manhattan“Pros: Neighbors were nice, building was clean Cons: Shortly after I moved in they started to replace the balconies. When I moved out a year later I still had no balcony. Several projects started but not finished. The construction noise was unbearable while working from home.”
— 122 WEST 97 STREET · Manhattan“Pros: Courteous staff and always clean common areas. Cons: Hard to reach management. Advice to landlord: Please promptly respond to tenants when they reach out.”
— 122 WEST 97 STREET · Manhattan“Pros: Clean, quiet Super is responsive Worth it if you have good roommates and an open balcony Cons: Always under construction; halls are still not done after a year Balconies were shut during renovation for 6 months Sometimes water is off because they are testing- guess it’s good that this is being tested but happens often We couldn’t figure out where a fee was coming from on our bill and the management team had no idea so my roommate in finance had to figure it out Advice to landlord: Finish construction projects in a timely manner Give flexible rent if you know balconies will be closed and not able to be used Do not fire good doormen - where did they all go? What happened to AJ?”
— 122 WEST 97 STREET · Manhattan“Pros: Location location location; gut-renovated unit Cons: Mix of rent stabilized and market rate tenants Advice to landlord: Complete projects that are in the works”
— 122 WEST 97 STREET · Manhattan“Pros: Location, floor plan Cons: Unresponsive management- never returns calls or emails, doesn’t respond to maintenance issues or any questions; provides zero information on construction within the building; doesn’t address pest issues Advice to landlord: At least pretend to care about your tenants”
— 122 WEST 97 STREET · Manhattan“Pros: 24-hr doorman, secure building. Apartments themselves were nice and in a convenient location. They always responded quickly when I needed something repaired. Building staff and maintenance were all very nice. Cons: They switched management companies to A&E within the last 6 months or so of my lease and started to do a lot of construction which unfortunately tainted the remainder of my time with the presence of new occupants - rodents. The mailroom was managed by a separate service from the building itself, which was at times inconvenient if you were unable to retrieve packages during their hours of operation. The gym was bare bones and had poor air circulation. Advice to landlord: Not much advice, my experience was overall positive. I hope that the rodent situation has been resolved but I know it is a common issue in the city too.”
