WATERSIDE PROPCO LLC · avg 4.0 ★★★★★ · New York City
“Pros: its pretty good Cons: its pretty bad Advice to landlord: yep”
— 25-00 FDR DRIVE · Manhattan“Pros: Bus stop below the building and apartment view. Doorman and maintenance crew are really good! Cons: Overpriced, no longer has the amenities it should for the price they charge. High electricity bill and high rent increases year after year. Advice to landlord: The electricity and the increasing prices will start driving people away. There are not even events as before to compensate for the cost.”
— 25-00 FDR DRIVE · Manhattan“Pros: Doorman Elevator Large space Laundry in building Cons: Difficult management Slow return for service requests Dirty laundry room Prices went up with new management Thin walls”
— 25-00 FDR DRIVE · Manhattan“Pros: Hosts community events, very safe, friendly doormen, responsive with maintenance Cons: management office is hard to reach at times, takes lots of time to respond Advice to landlord: Please be more responsive”
“Pros: Doorman are great! Cons: If you are looking to spend 15 days a year cleaning up waste, sewer and rain water flooding on your walls, floors, cabinets because Brookfield can't manage the property? Waterside will make your dreams come true! Advice to landlord: Exit Waterside or change mngmt approach, team”
— 25-00 FDR DRIVE · Manhattan“Pros: - No pests - Doormen and Maintenance are reasonably responsive - Renovated units Cons: - Not really a luxury building - Hallways and elevators are disgusting and almost never cleaned - The location is inconvenient, other than the M34 bus that can take you to penn station, other than that its several avenues from the subway or other buses”
— 25-00 FDR DRIVE · Manhattan“Pros: Packages are always safe Cons: Far away from trains Fairly expensive place to live”
— 25-00 FDR DRIVE · Manhattan“Pros: Spacious apartments. Beautiful views. M34a bus right outside of the building. Cons: Extremely high rent renewal amounts each year. Brookfield will attempt to raise your rent by $1k a month each year. No one can stick around past 1 or 2 years. Management owns the energy company Metergy which provides the electricity. Bills are anywhere from $400.00 to $1,000.00 per month. Brookfield has petitioned the city to allow them to make a bigger profit off of the energy. It is being voted on in 2 weeks. Folks will see their energy bills go up by 48%. Moving trucks every day because no one can stick around unless you are a settling tenant or on Section 8. Even those that applied through Housing Connect - NYC Affordable Housing, are being forced out due to the yearly high rent renewal amounts. The elected officials have been contacted by residents and have been on the Waterside property due to many complaints by tenants of unethical billing. Advice to landlord: Get out!! You are destroying what use to be a beautiful community.”
— 25-00 FDR DRIVE · Manhattan“Pros: Building staff (doormen, maintenance, etc) were nice. The views of Manhattan and the river are phenomenal. Feels separate from the hustle and bustle of midtown. Cons: You are so separated from the city. Totally reliant on the bus. Management is pretty bad. They never fix anything on time. I submitted issues with ac unit 4 times and they didn’t come to fix it until I threatened to call 411, twice. And then it broke again.”
— 25-00 FDR DRIVE · Manhattan“Pros: Clean units Good views Cons: Walls are not soundproof Long waits for elevators Out of the way Advice to landlord: N/A”
— 25-00 FDR DRIVE · Manhattan“Pros: very nice views, good size living space Cons: far away from the rest of the city, charge you unnecessary fees”
— 25-00 FDR DRIVE · Manhattan“Pros: Doormen are friendly Security is tight Heat/AC in every room that I can control Cons: Frequent maintenance issues Far from subway lines”
— 25-00 FDR DRIVE · Manhattan“Pros: High floor, good view off the highway. Cons: No close subways unless you want to take the bus. Close to highway so lots of noise”
— 25-00 FDR DRIVE · Manhattan“Pros: The view, the pavilion, the community, the Sun beds, the amenities, the renovations and everything Cons: Nothing- had a feast experience only this is that there are only certain crossroads to get to the other side of FDR Advice to landlord: Nothing”
— 25-00 FDR DRIVE · Manhattan“Pros: The location is amazing Cons: The bhikding is a bit old Advice to landlord: Fix the pipes”
— 25-00 FDR DRIVE · Manhattan“Pros: Love the views, room sizes, sense of community Cons: Systems used by new owner, Brookfield, used to submit service requests and management office requests are not timely, results in delayed response to requests. Advice to landlord: Bring back the personal touch used by previous owners”
— 25-00 FDR DRIVE · Manhattan“Pros: Lots of open space - huge plaza right outside of building. Great views of east river and access to east river park and paths. Very quiet and peaceful; feels like you are outside of NYC. Cons: Little bit out of the way and gets really cold in winter bc of wind.”
— 25-00 FDR DRIVE · Manhattan“Pros: Suburb within Manhattan Cons: They raised up rent too much this year without consideration for long term tenants”
— 25-00 FDR DRIVE · Manhattan“Pros: Excellent neighbors and safe location Cons: High Rents and Increases are difficult to swallow Advice to landlord: Please be reasonable on annual rent increases for NYU Students. Going up $1200 per month is unreasonable... Please evaluate and reconsider as we would love to continue for a 5-7% increase. Thanks”
— 25-00 FDR DRIVE · Manhattan“Pros: - isolated plaza with room - great for kids - nice floorplans - nice views Cons: - 10 mins to get off plaza and into Manhattan with few transit options - horrible on-site grocery - high rents without much justification - unengaged management Advice to landlord: Work on making the plaza a pleasant place to be, bring back some sort of cafe/food option. Work out a deal with the present on site grocery to improve quality, cleanliness and price hiking. Ramp up shuttle bus schedule so tenants can get off the island…”
— 25-00 FDR DRIVE · Manhattan“Unit 4E Pros: *Awesome doorman *Virtually no street noise *Friendly community *Great views Cons: *Numerous maintenance requests, some taking months to finish”
— 25-00 FDR DRIVE · Manhattan“Pros: Great doormen, huge units, responsive Maintence Cons: New management not as responsive Advice to landlord: Fix the mass communication. Getting emails about gas being off all day at 3 pm!”
— 25-00 FDR DRIVE · Manhattan“Pros: Quiet, friendly staff, easily accessible, good size apartments, plaza is convenient and clean, grocery store on premise Cons: Leasing office is a mess. Took forever to hear back and had to continually follow up to hear back. But once you’re past them, it’s smooth sailing. Maintenance requests are via phone and not through an online platform to make it easy to manage. Advice to landlord: Revamp leasing process. Create app or online portal for maintenance requests.”
— 25-00 FDR DRIVE · Manhattan“Pros: I liked the cleanliness and size of our apartment Cons: It’s far away from everything- restaurants, bars, grocery stores, etc.”
— 25-00 FDR DRIVE · Manhattan“Pros: - Solid apartment finishes for the price range - Low rent / SF - fairly large apartments - Incredible views (high floor apartment) - Great doormen and “on the ground” staff - Fast elevators - Affordable parking for residents who want to have a car Cons: Property Administration / Management can be a total disaster: - Months to fix a broken air conditioner in the summer - Weeks + taking off of work to camp out in the office to get flooding from a leaking pipe taken care of - General in responsiveness from maintenance (never answers the phone or responds to emails) is atrocious, although management has acknowledged that this is an issue they are working on - Move in window of EXACTLY 1 hour / person, timed by security guard with a stop watch, is obnoxious - Every management / leasing employee borders on impossible to deal with, with the exception of Amanda Lippon, who is a treasure and seems to hold the whole thing together - - This gets made substantially worse by the fact that building offices open late (10am) and close early, requiring moving work around to camp out for any issue that isn’t being responded to remotely (which will be most of them) The location is the biggest thing here. You go in knowing you are signing up for being removed from the “bustle” of Manhattan - which comes with being removed from some of the convenience. There is no nearby subway, and the Gristedes on the property gauges for convenience - even by Manhattan standards. Advice to landlord: Make moving in / out easier Get your act together on apartment repairs The PRIMARY, NUMBER ONE thing holding this property back from being much nicer (and potentially commanding higher rents) is the apathy and incompetence of front office staff outside of Amanda. You have solid buildings, great doormen + maintenance workers, and a special community that’s built around the plaza. Please get this together and save future tenants the pain.”
— 25-00 FDR DRIVE · Manhattan“Pros: Building staff really cares about residents, spotlessly clean, kind office staff, run like a tight ship! Cons: Lots of rules, security will yell at you if you are parked out in front too long Advice to landlord: Great work Waterside!”
