“Pros: Building staff are really kind, view is pretty, amenities are nice Cons: I moved out from this building solely because I got charged $3000 for having friends over in the game room for 3 hours. no damage, no problems, yet they charged me a predatory $750/hour price. the largest lounge is $1000 an hour. they REALLY don't want you to use those spaces. I was not the only person this happened to, somebody else had 3 friends over and got charged similarly. they probably make tens of thousands of dollars a year on these fees. be extremely careful not to live under the gym on the 3-6th floors, I had to live with people dropping weights and shaking the apartment walls all year. every two weeks it would be so bad I had to go up and tell someone off myself or ask reception to help. Mgmt not very responsive over email. Advice to landlord: Add more padding to the gym floor, people deserve not to have barbells dropping on their heads at 7am”
— 85 COMMERCIAL STREET · Brooklyn“Pros: The amenities are top tier. However, walls are thin if youre next to big dogs you will hear them from across the hall. Cons: Amenities are not included. Walk to train is 15 minutes. One requires a bridge to LIC.”
— 85 COMMERCIAL STREET · Brooklyn“Pros: Amenities are nice Cons: Management is terrible”
“Pros: gorgeous location, very nice gym, good amenities Cons: poorly designed (noise from gym rattles units below), nickel and dime everything… they will charge you insane amounts if you have more than 2 people in the amenities with you, not to mention there’s lockout fees that go up to 100 dollars and something as simple as a bike storage unit is extremely expensive. there used to be a rack for bikes and they removed it so people stop parking their bikes for free. Advice to landlord: Stop trying to be a scammer, you don’t have to charge insane amounts for everything”
— 85 COMMERCIAL STREET · Brooklyn“Pros: Great views of the Manhattan skyline and East River Warm, friendly staff who are great to work with Quick, helpful, and efficient maintenance team Consistently clean and well-kept building Cons: Management is difficult to deal with and highly disorganized. The building flooded within six months of opening. Only one or two elevators are typically working, leading to long wait times. Rent increases at lease renewal are extremely high. Unexpected charges for a share of the building’s HVAC and heating costs, in addition to unit electricity, were added mid-lease. Roof access requires a fee, and hosting private events or bringing more than two guests requires advance booking and high hourly charges. Interior finishes feel cheap: paint peels easily, and appliances are of low quality. Advice to landlord: Enhance Building Amenities Without Excessive Fees, Be Transparent About Costs, Revisit Rent Increase Practices.”
— 85 COMMERCIAL STREET · Brooklyn“Pros: Apartment units are generally nice Cons: Management simply does not care about tenants. From ignoring alarming safety issues to introducing mystery charges, they are out to make money, not provide tenant services. In addition, despite claiming to be a pet friendly building, they do not provide a pet relief area and repeatedly send out emails scolding tenants for their dogs relieving themselves on the property. Not sure what they expect without providing a designated area… Advice to landlord: Stop nickel and diming everyone and figure out a system for appropriately responding to tenant feedback and requests”
— 77 COMMERCIAL STREET A/K/A 87 COMMERCIAL STREET · Brooklyn“Pros: Beautiful lobby, very kind porters and front desk staff. Package pickup works well. Gym is really nice to use. New building so the units are all in great shape and condition. water pressure rocks. Cons: I was charged $750 an hour to have >2 guests over in the large amenity rooms. Good luck making ANY use of those spaces without paying what are frankly insulting amounts. North tower 8th floor completely flooded in the winter of 2024/5, many residents had to move out and many have had concerns about mold (I did not personally experience this). Make sure you have renters insurance (it is required in the lease and honestly you should have it anways). Gym is located on the 7th floor and south tower 5th and 6th floor apartments underneath it are impacted by the noise of people dropping weights - it shakes the floor. Dog poop and pee all around the building entrance; there is no pet relief area and the driveway is extremely long.”
— 77 COMMERCIAL STREET A/K/A 87 COMMERCIAL STREET · Brooklyn“Pros: Gorgeous new high rise building, new appliances, great views, helpful and kind staff, great amenities Cons: building flooded and elevators went down - scary situation and building didn't notify us for hours so we were stuck on a high floor with no water/phone down/no elevators to get down or up amenities are $250 per month and some break fairly regularly, insane fees if you want to have people over in the common areas, all amenities close at 10 pm for some reason, walls are fairly thin Advice to landlord: cut it out with the insane fees for "renting out amenities" and let people have friends over, gym and fitness amenities should be open until 11 - this isn't kindergarten, fix things when they're broken - especially the elevators”
— 77 COMMERCIAL STREET A/K/A 87 COMMERCIAL STREET · Brooklyn“Pros: Doorman building is a plus. Cons: Brian, property manager, is disrespectful and creepy. Advice to landlord: No”
— 77 COMMERCIAL STREET A/K/A 87 COMMERCIAL STREET · Brooklyn“Pros: Some appliances are great (stove, microwave, fridge), roof decks, gym has Peloton and is great for dumbbells. Cons: Far from the subway. Endless problems getting USPS letters, some slapdash construction (windows don't work properly or keep out rain even after multiple maintenance tickets.) Can hear neighbors but luckily they are quiet at night. Lots of noise across Newtown Creek carries into the unit. Generally disorganized building management. Driveway is chaotic.”
