WEBSTER PARK REALTY LLC · avg 2.6 ★★★★★ · New York City
“Pros: • Directly across the street from Metro North and within walking distance of 2. Bus to D and 4. Unlimited parking. • HUGE space. Large bedroom, living room and full-sized kitchen. Multiple massive closets. • Quiet neighborhood. • Irish pub hopping. Cons: • The mortar between the brick on the outside is disintegrating around certain areas of the building. As a result, water pours through and soaks the ceiling and walls when it rains. Prolific mold and soaked ceiling plaster falling. Management has been trolling us for 2 years about fixing it (they won't). • Packages get stolen like crazy. No security cameras or doorman. • Elevators are constantly broken. Usually, one still works, but sometimes both break. At all times, they will both skip/fail to service some floors. Must use stairs to call elevator to next floor above or below. Owner refuses to replace parts to make it normal again. • Lobby smells like garbage. Advice to landlord: Perform proper maintenance and stop skimping out on repair costs. This building has great potential and its owners fail it.”

Passive aggressive owner. Laundry room always has issues in the sense that two washers and two dryers never work. Advice to landlord: Sell the building to someone who cares about tenants, cleanliness, and be professional”

“Pros: Some neighbors are nice Cons: Dirty and smelly Advice to landlord: More attention to building”
— 530 EAST 234 STREET · Bronx“Pros: The rent is affordable and the tenants are friendly and respectful. They offered rent payment flexibility during the pandemic (only for theee months) Cons: The elevator keeps breaking down. The city summoned the building to appear at court in violation of elevator maintenance code in October 2020, but not sure if they property management office appeared. The elevator has broke down after October. In addition, the repairs and maintenance of the apartments are very poor. The “remodeling” of the apartments is painting on top of the old chipped paint which will start to break months later, some bathroom have cheap tiles on top of the old ones and it starts to peel after a while. The hardwood floors in the apartments starts to lift, the bathrooms has a build up of caulk which I think it was used to cover up mold. The machines in the laundry room are constantly breaking down. The hallway and floors are dirty. It is rarely cleaned. Advice to landlord: Take care of your apartments and amenities better. Also, invest money in fixing these elevators or get new elevators installed. It’s such a headache always hearing someone get stuck or the fire trucks constantly coming to our building to let someone out.”
