The front door folks and doormen were my favorite. Management itself/leasing office was slow to respond to things, and there were definitely some characters as far as neighbors, but I never once felt compelled to find another apartment while I was there. I had to move due to professional reasons. Cons: The water pressure in the shower was abysmal. I ended up switching out the existing shower head with my own and that fixed the issue. I also got rusty brown water through the faucets occasionally which I told maintenance about and they were very prompt to come change the faucets out etc., but it kept occasionally happening. Unfortunately, I think this is due to old pipes. The only other thing that really annoyed me was access to the amenities. There is a woman who "guards" the access to the lounge/gym area and she makes you sign in when going in. The gym is not open 24 hours which is really inconvenient as it is a great gym and I feel like as a resident, I should have access whenever I want. She was also did not let anyone that didn't live in the building come into that area so I could never have my friends over and hang out in the lounge area. Advice to landlord: Nothing really, maybe get rid of the amenities guard and beef up the offerings on the rooftop with a grill or something!”
“Pros: location location location! front desk and doormen are always so welcoming. apartments are spacious and modern. amenities are no extra charge- gym with sauna, home theatre, work area, pool tables, rooftop. some reviewers say the students run wild - this has not been my experience. every interaction has been respectful. i live on a higher floor so i do not hear any noise from their dorms which are only on one lower floor. tenants are primarily younger singles and couples and everyone is friendly. Cons: laundry room can be a bit of a pain depending on time of day and could be better maintained. Advice to landlord: n/a”

Cons: There are floors which are leased to students, which are treated like frat houses. Parties/smoking/drinking/noise are all common. Due to the way the ventilation in the building is setup, you end up getting noise (and smoke) from these units even if on different floors. Complaints about these parties fall on deaf ears and nothing changes. Plan on waiting for a while for the elevators. There aren't enough for the building and some are often down for maintainance.”

They jam up the elevators constantly while “floor surfing” and cause long waits in lobby for the elevator when you get back home from work. A nuisance. Long waits to get to and from lobby. Building management is dishonest and the owner of the building was found guilty of racketeering. During 2020 pandemic they were offering new tenants gigantic rent deals (far below market rates) while at same time RAISING the rent for the long time tenants. Several tenants raised concerns with management (Garden Homes) and were ignored/ghosted while management continued to offer 3 and 6 months FREE rent to new renters to fill the half empty building. Zero loyalty to long time tenants. Gym/Fitness Center: On Saturday & Sunday — when tenants are off from work — they close the gym early at 2pm which is ridiculous. This is a post pandemic thing when the gym had limited hours. The pandemic is over yet they continue these lazy hours. If you want to sleep in on the weekends and then work out it’s not happening. They used to be open until 8 on the weekends. Late Fees: Beverly Hills style late fees of $100 if you’re even a day late on rent. Rooftop: they close the rooftop earlier than any luxury building in the financial district — at 10pm. This isn’t college. Tenants pay a lot of money and should be able to enjoy the amenities until a reasonable time. At 10pm, 37 Wall Street staff come and do a “sweep” and kick everyone off the roof. Neighbors are LOUD: Management allows groups of 20-year-olds to turn units into mega dwellings with dividers everywhere. Loud parties are common place and the walls are super thin. If you don’t mind the sound of deep base music rattling your walls while you try to sleep then you will be fine. 37 Weed Street: numerous tenants smoke marijuana in their apartments without opening their windows so it is common place to walk down the hallways and smell marijuana smoke which goes under your door and you are forced to smell it also. Management will not do anything about it. MOLD: The building has a very bad history with mold infestation. It is airborne mold and water mold. This is a constant ongoing problem with numerous units. Advice to landlord: Repeat your tenants.”

Cons: The facilities and many of the apartments are dark. The facilities such as the gym, movie theater, and lounge are extremely dark and have strict rules. No eating or drinking in the lounge. It’s awkwardly quiet in the lounge and gym. You are only allowed two guests in the lounge. Therefore, you can’t have a good time in the facilities since you’ll be scolded by the attendant if you make any noise louder than a whisper. In a lounge you should feel comfortable to drink a glass of wine while reading a good book, but no beverages allowed. I also had a huge water leak while living here the second year. The building made it right though by paying for a hotel for the week while repairs were made. Advice to landlord: Improve the lounge and its management. Improve the roof.”

My 2nd year here and I won't be renewing. If you miss your college dorm room days, you can relive them here. Apartments are mostly crammed with just out of college friends who put dividers up, party and crank music which you will be forced to listen to as the walls are paper thin. The halls are filled with the smell of weed, which may be a good thing for you - not for me as it comes under my door and I don't always wish to smell someone else's weed after a long work day. If you complain about sound issues, the front desk says they will call the tenant but nothing ever happens. The elevator banks - 4 of them - are always broken. A maximum of 2 will work at any given time and if you dare try to ride them in the morning or after 5 you will be waiting quite a while as 37 Wall Street rents 4 full floors to "The Lehman School" - basically a private middle school and high school for elite mega rich overseas kids. It's a massive dorm room complete with kids dressed in Louis Vuitton and Gucci and fluffy slippers elevator surfing from floor to floor all day to visit their friends on other floors. As a result, the elevators get jammed up. The rooftop is nice, but rules rules rules - no liquor/open drinks and the roof closes at 10pm, which is way too early. The roof has signs "No Smoking" yet everyone goes up there to smoke. The health club is nice but only one single exercise bike is there to serve 400 tenants LOL. You will never get the bike. Three jogging machines, LOL. I mean seriously. The repair team is always backlogged and you will wait a while to get anything fixed. The laundromat is nice. It's kept clean. The maintenance crew -- even though they are slow -- is also very friendly. Also, since Covid, the fitness center is only open from 10-6 and closed weekends. That means if you have a job and work, no gym for you. It is closed by the time you are done with work. The bad outweighs the good here and you will get over the luxury address and fancy lobby quite fast. Do yourself a favor and Avoid. This is not a building for professionals and those who aspire for the best - it is for the party crew, college grads and little rich kids.”

Recently, they turned several floors into a high school dormitory so the building is full of kids, there are also a lot of college kids living in units with pressure walls. There are 3-4 girls living in studio apartments built for 1. The staff is nice and very helpful. The old landlord ---- was fantastic and fair and cared about the tenants and the building, however the new landlord, ---------------, is absolutely terrible. He is rude to tenants and the building staff, the way he speaks to women is especially terrible. Never try to make a deal with this man, he is a liar and will cheat you like a con artist. There is a lot of partying on the weekends, lots of drunk bro types. Loud music, smoke, and yelling are all the norm on the weekends. The building was recently renovated but there is graffiti, urine (unclear if it is dog or human) and other mysterious stains throughout. It is a shame, as the neighborhood is finally in a great place with lots of new restaurants and shops and the subway lines are so convenient. The building is beautiful and apartments are also spacious and the part of Wall Street that it is on is great. Unfortunately, the residents have really turned over in the past few years I cannot wait to put this place behind me as soon as my lease is up.”

Also don't worry if your friends don't live here. Just walk in off the street and go straight to a floor of your choice. The front desk will just wave you on in. It is one big happy family here at 37 Wall. Anyone is welcome. If you think the rent is too high.., it is.., but don't let that stop you. Just bring in 5 or 6 additional people and carve up your one bedroom into beehive. Then you can cut your rent bill down to $500 a month. Management does not care. Not even if there is a fire and the buildings two functioning stairwells come to a screeching halt because the building occupancy is quadruple what it should be. You can die in a smoldering stairwell filled with pot smoke.”

True there is a person sitting at the front desk, but they rarely stop anyone from walking into an elevator and going and doing what ever they want. I even see people sneak into the Gym who CLEARLY do NOT live in the building. True, the elevators are always breaking down.. and true there are long wait times in the high commute times. There is no alcohol allowed in any of the public spaces because they sublet about 4 Floors out to the Leman Prep School nearby. So there are always kids packing the elevators in the morning. The stairwells and hallways ALWAYS either smell like; urine, marijuana and or cigarette smoke. These tenants SMOKE A LOT and clearly DO NOT read the warning packages on the sides of their smokes! The walls are thin and you hear EVERYTHING. The roofdeck is unsecured.. they say they have hours.. but no one respects them.., people urinate, smoke, drink, play loud music, bring dogs on, basically everything you ARE NOT supposed to do on the roof deck.. the tenants do. Think party college dorm.. and add 10 years onto everyone's age. The tenants are clearly mostly straight out of uni so they pack into each apartment four or more at a time. The apartments are subdivided like friking beehives. The building has got to be SO over it's occupancy that if there was ever a fire.., people are going to DIE in the tiny two stairwells in this 26 story building. The occupancy has to be more than double what is being reported to the city. The rents are not cheap.. by no means. Two bedrooms border $6K which is about the going rate for the hood. Staff is generally friendly.., but very unprofessional. Trash piles up in the back lobby until there is almost NO room to pass by.. then they empty it out.. then it fills up again.”

Although the building was proactive with getting an exterminator, there was no way I could continue living in the building. I also heard other people say they had problems with bugs. The on the brighter side the staff was incredible and very nice.”

Pros: - Awesome lounge area, really classy, guests were always impressed - Gym is nice enough, free workout and yoga classes were awesome. - some social events if you're into that. - Every subway line right there - Apartments are pretty nice. Many of the second floor units have terraces. I'd say the apartments here are better values than what you pay elsewhere in the area. Cons: - On lower floors water is often brown with whatever gunk accumulates. - On higher floors, water pressure is lower and toilets tend to clog. - Rooftop closed at night and for the whole winter! -tenant lounge closed at night.”

While the apartment's themselves are nice and the people who work in the building are angels, the management staff is horrific and seems to think they are untouchable. There is no hope of getting anything done if you have to deal with ----, he is a highly uneducated man that is clearly power hungry and enjoys having fun with the tiny piece of other peoples lives he can control. The bottom line is that if you like an apartment and think its a fair price you should go for it, just be prepared for all of the amenities advertised to be complete BS. The elevators don't work, when we moved in the service elevator was out of service so we had to carry our stuff up the stairs. They are constantly breaking and alway smell like trash. The halls smell like dog urine and because they are carpet there is no chance in getting rid of the smell anytime soon. The laundry machines ruin your clothes and they charge you extra $0.25 for every single wash you choose. So they say it costs $2.50 but you're always charged $0.25 if you want a specific type of wash.”

Tonight people got TRAPPED tonight in between floors, and the doors opened. The fire department showed up to get the people out and it took a while. Completely unsafe. Yesterday I road in an elevator that started bouncing and got off to walk several flights. Best case you will wait 20 minutes to catch an elevator. Worst case something scary will happen to you or a loved one. The elevators are not the only gripe, but I want to stress this to anyone searching for an apartment. Don't risk it.”
— 37 WALL STREET · Manhattan“My lease just ended and I don't plan on renewing. The apartment themselves are nice but when you move in, they don't do a great job cleaning. I had mold and soap scum in the shower, behind the stove was wire hangers, a bra, a used condom, condom wrappers, a used tampon, and a ton of dog hair. The inside of the stove was greasy and never cleaned by the building. One of the central air units was not functioning. I complained to the PM who said he would reimburse me for the cleaning expenses. I told him that I didn't hire someone and I didn't want to wait to schedule anyone so I did it right away but if he wanted to help, he should prorate my rent for 1 day and the cleaning supplies. He laughed about it and said OK but never did. I contacted him the next month when I didn't see a credit and his response was: I don't remember that, do you have me agreeing to that in email? Uhh no, we spoke on the phone. His response was if he didn't remember it and doesn't have it in email, there's nothing he can do about it. During my 2 years here, I've had a couple of issues that needed the supers attention. Sometimes the super would close out the work order without ever showing up claiming he had no access to the apartment when I granted him access. I also work from home so I'm always around if they actually showed up. I contacted the PM through email but guess what? He never responds via email, he'll ask you to email him but he will call you so there's no proof of what's being said. He also promises you credit but never gives it because he has no proof of agreeing to it through email - how convenient! The doorman are horrible and never at the door. They're always hanging out at the front desk talking or playing on a laptop or their phones. During big maintenance issues (a few times there was no cold water and the water would come out scolding hot for days because the super never showed) I would find the super playing pool in the lounge with the porters or hanging around in the gym talking. When I would ask him about my repairs, he would say he's not upto it and Has a lot of other people ahead of me. I'm not renewing my lease and don't plan on recommending anyone to live here.”

The concierge/front desk was no where to be found for over 20 minutes. and the doorman stood there looking without helping me. She looked like she just rolled out of bed. and showed me only one out of the two apartments that were available. the kitchens do NOT look like how they look in the photos. the apartment was not in the best condition. i hope the people who live in the building are getting a deal because i would pay a fraction to live in this building. yuck”

People at the front desk are friendly, but the manager at the gym is rude and will not buy new equipment to improve the gym. Even if it is something that is as cheap as a jump rope. She fails to fix broken equipment and is just rotten to evey resident that walks in the gym. Floors are rarely cleaned and occasionally elevators are out of order. So, getting to your appartment can be difficult at times. Laundy room is always dirty and broken washer dryer units are rarely fixed.”

Initially, my wife and I lived in the one bedroom for 3 years before deciding to start a family, then worked with Mark and was able to get into a 2 bedroom for the next 2 years before deciding to purchase a property of our own. Let me preface this buy saying that if we were able to buy the apartment that we were living in, we would have... full stop. First off, the guys that work at the building are fantastic. They are always there to assist with maintenance calls in addition to being attentive to the people that live there. They are courteous and professional and just good all around people. Frank, who is the super, is available if needed and always willing to go the extra mile to get things right in the apartment. Secondly, the building is clean and never (even with the occupy wall street crowd) did we feel like it wasn't a safe place to live. Additionally, the mezzanine space was always available and clean. The theater was great in addition to the weight room. They are constantly updating the equipment and freshening up the place. So, all in all, it was a great experience living there. We always felt like it was a home and never did we ever regret living there. Thanks to Mark, Frank and the rest of the guys that keep that place running.”

Then it went straight downhill when they decided to drop any standards for resident applications aside from resident income. I suppose that is why the building looks like a friggin dormitory now with people acting like fools, throwing other residents' laundry into the garbage, etc. I think they moved an entire student body in here from a nearby school and allowed a bunch of trust fund baby morons who have no business living here into the building. This is how desperate these people are to get bodies in the building. And of course they trick you with the amenities like most buildings. The people who live in this building are nasty and unfriendly, with us having to deal with a few neighbors that just didn't want to show common courtesy, the hard way. This building has truly gone downhill and is about to hit rock bottom. The management has literally stopped giving a crap years ago and the gym ---- in the lounge Marie really should be flipping burgers at the local Macdonald's. It still blows my mind that someone of her age is still doing something most high school kids wouldn't take for a summer internship. I suppose that is why she has no life and is extremely bitter. I. They sit down when they are being a doorman & concierge they have these ugly fans & chairs,they always fool around in the lobby & desk like kids at a playground. 3rd the handymen have just fixed things halfway, just enough so it looks like it's okay from the outside. The building is pretty but it's not kept up by the staff. They never clean the laundry room, they leave the garbage laying around, 5th Maintenance is very slow and takes their time. I always see them joking around in the hall ways or relaxing in the lounge. i laways see ----- (the head of maintenance) standing around in the gym doing nothing, just looking around and playing pool & ping pong with the other staff memebers or hes talking on his cell phone. The last thing is the hall ways and elevators are VERY!!! HOT!!! they have no ventilation or A/C its like 105 degrees in them, the hall ways stink because its so HOT in them. i once saw my neighbor taking his dog out to urinate by the refuse room and then just walked right back in to his apt. I STRONGLY ADVISE YOU DONT WAIST YOUR TIME AND MONEY COMING TO THIS BUILING ITS JUST NOT WORTH IT!”

Having lived at 37 Wall St (in a J line unit) from April 2008 to June 22 2012 I can certainly say that none of what is posted below is true. I ve detailed the good and the bad (of which there was virtually none) below, I ve added pictures of my actual apartment as proof that this is a legitimate review, beyond that having previously lived at 100 Maiden Lane and The Crest Lofts at 67 Wall St I can say from experience that this building is heads and shoulders above those two in every aspect at the same price point. Further to that I have a lot of friends that live in FiDi (45 Wall St, 95 John St, 200 Water St) and none of those buildings can even compare. Only reason for leaving is a work transfer cross country, otherwise I d certainly be staying here. The details: My apartment top notch finishings throughout, nice stainless steel appliances in the kitchen, the bathroom fixtures, marble tile etc, all installed correctly and with care, strip wood laminate flooring is great, very durable, a ton of storage space in the kitchen cabinets, GIGANTIC 8 x 7 walk in closet (one of two) along with a couple of other coat closets provided far more storage than needed but were great to have, big windows and natural light as well as 10 foot ceilings gave the space a very open lofty feel. The gym fantastic, it s essentially a small Equinox, 5 treadmills, 3 elliptical machines, 3 stationary bikes (all with personal TV s), a bunch of weight machines as well as a full array of free weights in their own dedicated area. Always clean, always totally functional, always maintained, good sauna & shower/change rooms, free daily yoga classes in another private dedicated area, they can arrange personal trainers for you, the list goes on, absolutely 5 star in every way. The tenants lounge another fantastic amenity, 2 pool tables, a ping pong table (all of which are pro quality) a couple of large flat screen TV s with full cable, free wifi, full kitchen and a great movie theatre/screening room that you can reserve for televised events or movie nights. Monthly tenant mixers which are actually good time **note there are a lot of good looking people that live here, seasonal events for the tenants (Thanksgiving/Xmas/Easter etc.) Rooftop patio/sundeck - renovated last year, great size, gets sun all day long, more than enough beach chairs, there were always a few available at all times. The laundry room big, clean, all washers & dryers functioning at all times, approx. 20 regular washers & dryers as well as a couple of large industrial sized machines. I don t ever remember having to wait to do laundry in my time there. The valet stand in the lobby pick up and deliver dry cleaning for you, can arrange apt cleaning among other random tasks, it doesn t get more convenient than this, period. The staff all are great and genuinely care about the tenants, ----- the superintendent runs a tight ship, --------- the head maintenance guy is great, if he doesn t take care of a repair personally he always follows up to make sure whatever was done was done to your satisfaction, all of the porters and the rest of the building maintenance staff are great as well, the front desk staff were always courteous to guests and more than willing to help whenever necessary. ---- in the management office is a class act, there was an occasion where one of my rent checks was lost in the mail, we kept in contact about it and I eventually just sent a replacement check he waived the late payment fee when he was not obligated to do. The only negatives experienced here - and keep in mind this is over a 4 year time span were 2 mornings (separated by at least a year each) where there was some sort of hot water issue in some units, it only took maintenance about 45mins to sort out. Regardless I showered in the gym, no fuss no muss. There were 3 days last summer where SOME of the air conditioners, not all, in the building were nonfunctional due to an emergency repair that had to be conducted on a rooftop unit, again, this was wrapped up in a very timely manner. My apt was one of the units that had the issue, building management provided fans to effected tenants free of charge for use during this time. That s it, that s all - in 4 years. The staff has been cut, the staff gets worse, most of them are busy chatting with each other or on their cell phones. The leasing office is the worst. They changed staff a few times. They've misplaced my payments multiple times. The maintenance team takes forever to fix problems - I've had issues where there was no water pressure and the water was scolding hot (no cold water at all) on multiple occasions and it's taken them days to get to me. I've had issues with ------------ who never responds to emails but asks you to email him. When you call him due to no response, he claims he never said what he agreed to. I've called multiple times to the front desk because of noisy neighbors who play loud music at 5 in the morning. The only good part about the building aside from the apartment setup is the lounge and gym. Both are always pretty empty and quiet aside from when the younger college students get rowdy which is annoying. They also seem to pick and choose with tenants when to comes to pet policies. I was originally told there was a size limit and 1 dog per bedroom but have seen big dogs at the building.”
