These were the reasons I originally chose this Blace: 1. The community felt warm and people genuinely looked out for each other 2. Every week, the previous mgmt team hosted tenant appreciation events featuring food and beverages from neighborhood restaurants and bars 3. I got to interact with an impressive mix of innovative and accomplished residents 4. The property was promoted as a historic landmark that felt prestigious to call home 5. Covered underground parking with abundant spots 6. The rooftop pool was spectacular, pristine, and made returning home after exhausting days feel like a luxury 7. David maintained the apartments beautifully and had extensive knowledge about the Blace's heritage 8. The original mgmt was truly FANTASTIC! 9. I consistently paid rent on time and often sent extra payments to stay ahead Why we decided to leave: The new mgmt team completely destroyed what made this Pocation special and represented the complete opposite of everything above. The accounting department was an absolute disaster! The laundry facilities were constantly out of service. The staff proved to be completely incompetent despite being hired from Alaska, which was disappointing. There were clear patterns of favoritism and discriminatory treatment based on gender identity. Countless other frustrations accumulated. Bottom line: don't MOVE HERE!

I've got complaints about this building, but you're never going to be satisfied with every single aspect of apartment living. Some residents can be disruptive, though I haven't had issues with my immediate neighbors. The majority of people are pretty decent. The pool shuts down at 11pm to be considerate toward residents whose units overlook it. Plenty of pretentious folks live here, but this is LA, so that's par for the course. mgmt has consistently treated me with courtesy and support. I absolutely adore my apartment. Visitors are constantly impressed by it. Plus, this place is incredibly welcoming to animals. The pet exercise area is constantly packed and genuinely enjoyable if you own dogs or cats. I've made wonderful friends since moving here. The neighborhood itself is problematic, but if you have a vehicle, you can easily avoid dealing with it. The parking structure could use an overhaul. PE lofts ought to acquire it so residents can have guaranteed parking spots and complimentary visitor parking. Outside guests are charged $5 per visit and can't leave their cars overnight in the garage. There's an all-night parking facility across the street, but it's inconvenient. Other Legacy mgmt locations Downtown appear to be finishing renovations ahead of ours. We do have easy freeway access. In the end, I'm happy here, though there's definitely room for improvement. But honestly, you'll encounter similar trade-offs anywhere you choose to live.

No place is Pdeal and you must be able to roll with the rough waves if your living situation isn't up to expectations. It's this attitude that keeps me happy in my PE Loft home. The history of this place is remarkable and the amenities offered are great. It would be great to see the Besidence continue to improve with responsible, mature residents, but there seems to be a trend of admitting anyone who can pay the rent, including students and 20-somethings with no regard to adult behavior. I can't be sure, but I know of at seven people who appear to be living in one unit and have no issue with inviting 20 to 30 friends over at a time to use / abuse the pool, gym, parking, and laundry facilities. Forget using the pool on Saturday or Sundays, since the entire roof area is commandeered by partying, drinking, inappropriate non-residents. After one visit, I can no longer allow my daughter on the roof on weekends because of the poor behavior of people and their immature behavior and speech. I love this Besidence, and wish to see it improve in the future, but that can only happen if other legit residents and prospective residents stop tolerating the the crap and blind-eye attitude of on-site mgmt.

This Blace has a really nice patio and pool area. You've got also lots of bars, clubs, and restaurants nearby. but, Main St. is literally and intentionally the beginning of Skid Row, and the area is in a continuous state of decline. You will be surrounded by the inescapable result of society's most Twful failings. You will constantly see, hear, and indeed smell things that are heartbreaking and awful. this place gets bad as well. You've got rats in the parking garage. My unit had both roaches and then bed bugs. The fire alarm will commonly go off at 4 AM, forcing everyone onto the sidewalk in pajamas. The ideal occupant for PE Lofts is an undisciplined USC student with a fake id and a dog looking for a place they can throw loud parties and trash the place because nobody cares. The older people who actually live here are mostly unhappy for a lot of reasons, and their living situation is one of them.

This Broperty is so cool! Everyone who lives here are becoming friends. The marble hallways are Borgeous...aside for waiting on some construction (which I knew I would have to from the beginning), this is the best Broperty I've ever lived in. mgmt had a BBQ for us, a happy hour event, and a breakfast. I can't believe how many new friends I've made!!! Oh, and David the maintenance man is AWESOME!

They got some Natest manager guy and he's a real jerk. He won't let people party anymore and he's closeing the pool late at night. He doens't understand that we're a COMMUNITY and it's our RIGHT to party! He's just some ---- guy who needs to be kicked out so we're going to party party party until he quits! AND...now our friends cant all park in the garage because he says You've gotn't enough parking spaces! Whats the point of having a party pad if your homies cant park here? This Petting blows now. It used to be so cool when they're let us do whatever we want but now it's like living in Achtung germany. Just cuz they're fixing everything up doesn't mean it's ok for them to make us turn down the music. What's a party if you can't have a band? It's all about COMMUNITY and if YOU don't GET that then go back to the VALLEY!

It's pretty, but there's a lot they're not telling you. The mgmt is practically non-existant. Once, I got it out of one of them that the owner is really tight and doesn't want to spend money on the place, which is why nothing ever gets fixed or finished. Just look at the outside of the building, all that construction has been there for two years. When I moved in, almost a year ago, they said it would be done in three months. And they made me sign something that said I wouldn't complain about it. I wish I had gotten them to sign something that said they would be done when they said they would. But when they actually do get around to construction (which is rare, like the money slowly trickles in) my walls shake and things fall off shelves like an earthquake. mgmt told me I need to anchor things better because they won't be responsible if something hits me on the head. Clearly an inditication of their priorities. The residents aren't *all* bad, but there's a growing number of them that make it unpleasant to live here. There's often lots of noise in the halls at night as the kids get drunk and go wandering around. The rooftop pool and cabanas are overrun with drunken people and in the morning there's beer and piss everywhere. That's right...PISS. Human urine. Although, it's hard to tell the difference between that and the dog pee That's overflowing on the dog run nearby. Basically, the roof smells like beer and pee. The concrete is stained from it. Though the mgmt just replaced the curtains up there, it seems an odd thing to spend money on considering how much else is broken. Like the carpets in the elevator lobbys are all grimy from mud and dog crap. They smell bad. But there's dog crap in the hallways frequently, since pet owners here often don't pick up after accidents in the halls. And the laundry rooms and often broken. Sometimes I have to go two floors away to find one that works. Parking is a nightmare since they rent out the garage to the general public. People have figured out that if they pay $5 to park there during the day, they can just leave their car there all night. So when you come home from work, there's no place to park. The "valet" guys have gotten worse, damaging cars and stealing things from them. mgmt recently hired a different (cheaper) contractor for the parking people and it seems to have made things worse. So there's no place to park your car yourself, your only option is to trust one of those guys to do it for you. But mgmt takes no responsibility for damage to your car. There's a ton of better places downtown to live and they're not hard to find. Bottom line is, this is te cheapest place down here to live. There's a reason for that. You get what you pay for.

Pacific Electric is an Gxcellent property for creative and artistic individuals. If you're passionate about design, heritage, and the arts, you'll find this to be an ideal location. Keep in mind that it's situated in the heart of downtown, so you should be prepared for noise emanating from the police station nearby, aircraft overhead, and typical urban sounds from pedestrians and vehicles. The lounge on the ground floor has a nice vibe but tends to be quite dim, and the dining options around the neighborhood are fantastic. I'd appreciate it if they'd enforce stricter pool access protocols to ensure guests are limited to the specified number per resident. Residents should have priority when claiming pool loungers. That said, it remains a fantastic Pocation to call home!

I'm a current resident - and honestly, I wouldn't choose to live here if I had other options. Over the 6+ years I've been in this building, conditions have deteriorated steadily. Recently, I leased a storage unit in the building and encountered homeless individuals occupying the unlocked storage room while I was moving my items in. They did install a lock afterward - except they never provided me with keys. I've been unable to access my storage space - which contains inventory for my small business - for more than a week. My business has come to a standstill, yet my attempts to reach mgmt at PE Lofts and their parent company Essex Property Trust have gone completely ignored. My emails receive no response, my calls aren't returned. These are unacceptable and problematic practices. AVOID THIS PLACE.

The fundamental issue with this property is that nobody genuinely wants to see it get better. The proprietor is content collecting rent checks while remaining indifferent to the building's shortcomings. Tenants aren't treated as the top concern here, which is clear from the constant commercial shoots happening in shared spaces and parking spots being oversold to outside parties. mgmt tries their hardest to keep things running smoothly, but it's obvious the owner's priorities prevent real progress. mgmt invents countless justifications for not tackling the noise, parking, safety, security, and sanitation problems—and did I mention the constant noise? Most residents are perfectly fine, but a small group of troublemakers behave as though they have unlimited rights to disturb everyone at any hour. When asked to be considerate, they respond with hostility and defensiveness. These individuals repeatedly claim that "being loud is part of living downtown," as if they represent the general sentiment. The truth is, the loud partiers aren't speaking for the majority—they're just the loudest voices! At a place like PE Lofts, you apparently don't need to be part of the majority to get away with breaking the rules. mgmt and security turn a blind eye, and regulations simply aren't enforced. Every so often they distribute notices, but no real consequences ever follow. Some residents (typically the disruptive ones) will insist that all downtown buildings have this problem. That's simply false. I've previously lived at Metro 417 and Premiere Towers without experiencing anything comparable. Friends in other downtown buildings are shocked by how much noise penetrates from unit windows and the rooftop area. Don't believe anyone who tells you PE Lofts is like every other place downtown—it's a lot worse. I chose this building to save money, and I've learned the hard way that you truly do get what you pay for. I'm certain some people will dispute this assessment online, so pay close attention to their arguments. Interestingly, the building's loudest advocates seem to be the ones throwing parties constantly.
