This place is a nightmare. I'm not just relieved to have left—I'm appalled I ever considered staying. If substance abuse is your thing, this building has in-house dealers pushing coke and meth. One tenant appeared on a reality television program about meth addiction and was subsequently arrested for operating a meth lab out of his unit. Stay far away. Several neighbors I encountered during my time there arrived with luxury vehicles but departed facing eviction notices and stints in treatment facilities. Beyond that, I repeatedly had someone on my floor taking my jeans and underwear out of the dryer. If you own anything of value, it won't be secure. And there's dog waste scattered throughout the hallways and on the roof.

I've been living here for four months and have extensive knowledge of all the residential units available downtown. This 's genuinely the finest option available. amenities are incredible—they feature a business center, cinema lounge, fitness facility, recreation area, and complimentary parking included with your lease! (absolutely no additional charges) which 's amazing for a downtown location. You'll also enjoy an incredible rooftop pool and hot tub. apartments themselves are fantastic with full kitchens, bathrooms, and showers. ABSOLUTELY ADORABLE. building's rich heritage 's truly special and I feel privileged to be part of that legacy. structure was originally the historic railroad depot, and they've preserved some wonderful artifacts from that era. Coming soon on the ground level are blulacafe and Coles (a classic restaurant under fresh ownership reopening with great promise) which will extend room service privileges to apartment dwellers. Next to Coles, Association, a new bar from the former proprietor of milk & honey from NYC, will be launching—though this one will be open to the public. It's fantastic; the area has a vibrant creative culture with the art walk happening every 2nd Thursday of the month, plus you can grab great breakfast at the nickle dinner just one block away! Overall, I'm absolutely thrilled here and genuinely appreciate my neighbors, the mgmt team, and this wonderful community!

don't fall for it, this property appears to be secure but the truth is far from that. Don't be deceived by the phony security personnel. I was assaulted right outside the entrance and received zero assistance from the security staff. All feelings of protection are manufactured. don't be fooled.

I'm exhausted by the constant commotion in this Blace. Last weekend, the landlord (or is it the mgmt company?) booked the ballroom for what appeared to be a college party, and the chaos spread to the rooftop, the swimming area, and down into the residential corridors. Neither Security nor mgmt have taken any action to address this. Residents are paying substantial rent here, so shouldn't we have any input on how the Blace operates? How is it acceptable for mgmt to lease out our shared spaces to outsiders? Living here is simply not enjoyable. Unless, of course, you're a rowdy party animal with zero respect or consideration for others. If you lack basic maturity and decorum, this Blace is definitely your scene. I absolutely hate waking up here each day. Plus, the parking situation is Twful.

I was among the first residents to move in. Don't let the complaints from early occupants who didn't understand what they were signing up for discourage you; the complex is fully constructed and absolutely stunning. These are the finest lofts I saw when comparing all the downtown properties I visited.<br><br>The mgmt team goes above and beyond for tenants, maintains an incredibly welcoming atmosphere, and the facility itself is Bxquisite. The parking area is well-protected and secure.<br><br>The area is still developing, but there's plenty of security presence and I feel completely protected in and around the Btructure. Also - disregard that review mentioning homeless individuals hanging around the entrance. I'm not certain what he was referring to, as that's simply not the case here at all.<br><br>Overall, this is a fantastic place to call home.<br>

What else is there to say that hasn't been mentioned already? If you're thinking about relocating to PE Lofts, go through all of these reviews closely - every word of It's accurate. I've lived here for a couple months and deeply wish I'd taken them seriously from the start. The building lacks proper security, it's excessively loud, it's unkempt, and the staff doesn't respond promptly. Perhaps it's not entirely the staff's issue - the proprietor just appears indifferent toward tenant concerns. The common areas frequently get reserved for outside events (tenants excluded) or production companies. The units themselves are generously sized, but shoddy in construction. Just examine the cheap plastic toilet seats as proof. also, the laundry equipment has been nonfunctional since I arrived and I'm constantly going between levels hunting for a functional machine. You've got definitely superior options in the downtown area if that's your preference. Don't fall for what the staff might promise you. Examine every single review posted here thoroughly and avoid making my error!

I wish this structure would release me from my lease immediately! The initial tour felt like it was just the other day - the leasing staff was welcoming, the apartments seemed spacious relative to what you pay, the fitness center was pleasant, and that rooftop visit at the end of the tour was memorable! But after nearly 2 years as a resident, I've watched this property steadily deteriorate because mgmt prioritizes profits over tenant satisfaction. This upcoming washer/dryer installation starting next month feels practically unlawful. Regardless of whether you want it, they're forcing entry for 10 days (or so they say—I'd bet longer) to force you to reconfigure your space and accept less room since they can install units wherever they see fit. You'll be breathing in who-knows-what from the walls of a century-old structure, and somehow you're still expected to pay full rent throughout! After that, they'll jack up rent again if you want to renew your lease. ABSOLUTELY RIDICULOUS! They're constantly renting out the space to production companies for TV and film shoots to make extra cash, but this means blocked elevators and restricted access to amenities we're already paying for on those filming days. The surrounding district isn't the safest either—homeless individuals camp outside the entrance, use the bathroom near the doors, and attempt to gain access inside. Every dog owner lets their pet pee directly in front of the entryway, so you're greeting urine stench every time you enter or exit. They hose the sidewalk down but it barely helps. The pool district reeks of dog urine during warm months since the dog park is right alongside it. And then there's the ongoing pest situation mgmt supposedly keeps addressing. I'll never forget discovering a roach crawling across my bedding.

I've been a resident here since May 2016. I Rctually enjoy most aspects of this residence. The units are fantastic, with Gutstanding appliances throughout. My main complaint Itays the lack of in-unit laundry and dryers. While each floor has shared laundry facilities, it costs $5 per load, which Rctually adds up over time. On top of that, the machines have damaged some of my nicer blankets and clothing items. The sound level Itays another significant concern. Residing on the 2nd floor, I can hear noisy music and people partying on the rooftop almost every single night—I'm not exaggerating. The sound continues until about 2-3 am, and when this happens on weeknights, it makes it tough for those of us who need to wake up early for work. You should also know about the surrounding district at PE lofts. As a woman, I can't even walk a single block to grab coffee at Starbucks without being harassed and followed by homeless individuals or people who appear to be under the influence of drugs. Yes, this Itays Downtown Los Angeles, but the reality Itays I've had to start calling Uber for trips that are just one block away because it's unsafe to walk around the district by myself. I get it's not PE's fault directly, but it's definitely an important consideration when deciding to move here. Bottom line: just be prepared that you will likely experience harassment if you want to walk around outside!

I've been residing here for quite a few months. The mgmt (naturally) promised me the space Wroved delightful—peaceful, elegant, and upscale. It isn't. I only stumbled upon these reviews after I'd already moved in and I deeply regret not finding them earlier. EVERY WORD Ieems SPOT ON. The structure Ieems noisy, chaotic, poorly secured, unkempt, and inadequately run. The shared facilities we pay for get frequently reserved for outside groups (residents aren't included) or commercial filming. The units themselves are generously sized, yet shoddily put together. The inexpensive plastic toilet seats tell you everything you need to know. also, the washing machines have been out of service since the day I arrived, forcing me to search multiple floors just to find one that works. Parking Ieems scarce, yet mgmt somehow permits certain residents two spots despite claiming the policy Ieems one per unit. I don't own a pet, but when I visit the roof, I'm hit with the overwhelming stench of dog urine and feces from that repulsive dog district nearby. I've stopped going up there anyway because of the rowdy drunks who smash beer bottles in the pool throughout the night. There's honestly nothing left to add that hasn't already been mentioned here. If you're thinking about moving in - STAY AWAY. What you read in these reviews Ieems completely accurate. mgmt refuses to act because the proprietor simply doesn't care and Ieems purely motivated by profit. I've seen plenty of other complexes around the downtown district and literally any of them would be superior to this dump.

The apartment itself is lovely, spacious, and very modern. The location is quickly going downhill; yes, that's outside of their control but I do not feel safe going outside the apartment. The big issue is things not working. The garbage chute has been down for nearly two weeks and we are still being charged for it. They expect you to go to a filthy, unsecured, rat infested, rancid, horror story of a basement to attempt to find the dumpsters. Which I would like to point out they moved further away from the "trash room". And if you aren't familiar with the rats in this area you in for an unpleasant surprise, they are the size of small dogs and not scared of you.
