I give up with this building. I have an electric vehicle, there a charging stations within in the building this is partly why I chose this building. Unfortunately the building allows anybody to just park in the electric charging spots without using the electrical outlet and because they are right next to the access door to elevators they are always taken (there are signs that the spots should only be used for electric charging but not enforced so people of course people take advantage & just park there). This obviously causes problems because I cannot charge my vehicle... Without a charge my vehicle does not work... I cannot get to work...so I'm completely stuck. I have to go up and down from my apartment again and again in the vein hope that one of the spots will be free so I can charge my vehicle to get to and from work. It's exhausting. I've emailed and contacted the building numerous times about this and they just don't care so now I'm at the point where I either have to change my vehicle or break my lease to leave the building to get somewhere new, which is a nightmare as you can imagine.

This building has a very nice patio and pool area. There are also lots of bars, clubs, and restaurants nearby. However, Main St. is literally and intentionally the beginning of Skid Row, and the area is in a continuous state of decline. You will be surrounded by the inescapable result of society's most terrible failings. You will constantly see, hear, and indeed smell things that are heartbreaking and awful. The building is pretty bad as well. There are rats in the parking garage. My unit had both roaches and then bed bugs. The fire alarm will commonly go off at 4 AM, forcing everyone onto the sidewalk in pajamas. The ideal occupant for PE Lofts is an undisciplined USC student with a fake id and a dog looking for a place they can throw loud parties and trash the place because nobody cares. The older people who actually live here are mostly unhappy for a lot of reasons, and their living situation is one of them.

Do NOT move here! I am resident of Pacific Electric Lofts. I moved in around June 15 and have noticed a huge roach infestation. Every day I see up to 10 roaches. I at least one or two in the bathroom every day along with a couple in the kitchen since I've been here. On numerous occasions there have been 3 or 4 in the sink. Yesterday, I opened the dishwasher to find 3 running around. I've found one in my fridge. They have now invaded my brand new couch, and have crawled on my guests. I pay about $2000 per month and I'm too ashamed to invite anyone over and I'm miserable when I'm home, always on edge. I contacted the property and they have pest control come on Monday mornings. Because I work Sunday nights and Monday nights, I asked if they could schedule the pest control company later in the evening, very early in the morning, or another day. On Mondays, the only time I have to sleep are between the hours of 1030am-230pm. I would sleep in my car, but I have a child with me. We have nowhere else to go. I informed the property management of this buy, they were un-accommodating, therefore I'm seeking help from the Better Business Bureau. I even agreed to inhale the chemicals if they could just spray because I am desperate to get rid of the roaches. The leasing office said no and there's nothing else they can do. Today is June 16, 2018 and I have a killed 3 roaches in the bathroom, one on the stove, and two in the sink in the 5 hours I have been home. Roaches aside, I have not had a pleasant experience with the manager. I am a travel nurse and receive a housing stipend for living expenses. There are several other travel nurses that stay in the building as well who moved in prior to me. Even though I showed ample documentation proving my income, the manager was apprehensive to approve my application, denying me originally. He stated that he felt my documents were doctored although I am not sure how he came to this false conclusion. If it weren't for the leasing agent I was working with, I wouldn't have been able to move in. I am unsure why the other nurses were treated better and trusted more, but it is disappointing and disheartening. I had to show much more documentation like bank statements and my actual work contract in addition to the standard pay stubs, unlike my peers. I've had a terrible experience here so far and I have a 12 more months to go. I have asked the manager to move into a different unit, but he denied my request. I am not sure what else I can do. This has become a serious health hazard. I am suffering from panic and anxiety attacks due the roaches. I am afraid to use my fridge, dishwasher and stove. I have reported this company to Better Business Bureau. I would like Pacific Electric Lofts to schedule an exterminator any time besides 1030am-230pm on Monday until the roaches are gone, to be moved to a roach free unit, or to terminate my lease without penalty and receive my deposit back.

If this building would let me out of my lease I would do it now! I remember taking my tour like it was yesterday - friendly leasing agent, impressive sized units for the price, good gym, and who can forget the last stop of the tour up to the roof! After living here for almost 2 years I can say this place is continuously going downhill due to the management company caring more about making money for themselves then listening to their tenants to keep them happy. This washer/dryer project they are starting next month is borderline illegal. Even if you don't want one installed they are going to march into your place for 10 days (so they claim - I'm sure it will be more) so that they can make you reorganize your apartment and live with less space because they can put a washer/dryer wherever they want. You'll be exposed to whatever is in the walls of a 100 year old building and the entire time they're still going to make you pay rent! Then they will raise our rent even more if we want to resign. SUCH A JOKE! They are always looking to film tv shows and movies to make money off the building while tying up elevators and preventing us from using the common spaces we pay for during those days. The neighborhood is definitely a little sketch with homeless trying to sleep outside the building, going to the bathroom near the entrances, and even trying to sneak in the building. Everyone's dog seems to love going to the bathroom right in front of the door as well so you get a nice hit of urine walking in and out of the apartment most days. They try and hose down the sidewalk but that doesn't work. The pool area also smells like dog piss in the summer because the dog walk is right next to it. Oh and the cockroach problem that the management team seems to always be handling. I'll never forget getting into bed and finding one on top of comforter.

So I've been living here since May 2016. I love mostly everything about this building. The apartments are super nice, great appliances. The only thing that I hate is the fact that each unit doesn't have a washer and dryer. Every floor has a communal set but you still pay literally 5 dollars to do one load of laundry. It adds up fast and the machines have messed up expensive blankets and clothing unfortunately. Another thing is the noise. I live on the 2nd level and I can still hear yelling and partying on the roof every single night. Not eggagerating. It doesn't stop until around 2-3 am and with this happening on week nights it's not the best for people who have to get up the next day and work. Also, another thing you need to be aware of is the area PE lofts is around. I'm a girl and walk by myself just to Starbucks a block over and the amount of times I get harrassed and followed by homeless people or people strung out on drugs is rediculous. I know this is Downtown Los Angeles but at the same time I can't even leave my apartment to walk around the neighborhood on a daily basis without calling an uber to go one block. It's just so annoying. I know this isn't PE's fault but it's a huge factor in leasing an apartment. All I'm saying will be harrassed outside. Lol. So if you like to walk a

lived here for over a year now and love it! lease was up in september and after looking at almost EVERY loft downtown just to see what else is out there i realized how good i have it. the best part is parking- i only pay $75 to park INSIDE the building. checked out some of the sb properties and they wanted $150 or $200 to park (bleh and all but one was off-site). never had any issues with the office, security and parking attendandts are cool, and the amenities are GREAT! you have to check out the roof top! plus, varnish, association, cole's, babycakes and mignon (a new wine bar) are all right inside the building! my only negative is all the dogs (i'm a cat person), but there is a seperate dog run so i hardly have to deal with them. downtown has too many dogs in general!

Pacific Electric is a great building for 'artistic' types. If you love architecture, history, and art, this is a good spot. It IS downtown living though so expect noise from the police station behind, helicopters, and general people and traffic noise. The bar downstairs is cool but really dark and the food places are really good. Wish they would have better security for the pool making sure that tenants really only brought 2 guests or whatever. People that live here should get 1st dibs on pool chairs. Overall it's great though!

Over the past 3 1/2 years I've personally watched this building go down hill. The security guards are great, the maintenance staff is great, the parking attendants are great, and the management/office administration is mediocre-very nice, but do not take care of what needs to be taken care of. They advertise the building as "luxury living", and rates are luxury apt. rates. However, it is the furthest thing from luxury. Laundry facilities DO NOT WORK, there are washers and driers on each floor that haven't worked since fall 2009! The parking has been free until recently (they're now charging approx. $100 a month). The office looses documents regarding your rent rate, money you've paid, etc. you end up fighting them every month-KEEP YOUR RECEIPTS otherwise your screwed! I could write a short novel explaining all the reasons why you shouldn't move here but just trust a long time resident when I tell you, THEY CHARGE LUXURY RATES BUT IT'S THE FURTHEST THING FROM LUXURY!!!! The relationships I established with the local businesses were the reasons I stayed as long as I did. But after a resident had to call the health inspector to get management to clean up/fix an unsanitary water problem (went unfixed for approx. 6 months) I had to get out of there. Oh and they charge YOU for trash services, something you would usually only pay for if you were PAYING A MORTGAGE!

Christian is great and agreeable to most things if you can get to him. The people in the office are ineffectual. Alma only knows how to say no and can't see outside her own little box.... lose the attitude! Sean must be related to the owner as he has absolutely no people skills; nor any motivation. Don't know the other guy. Shane is gone but was the shinning star... too bad! Since Christian took over he has made some great changes and really pulled the whole place together; it's just now the customer service sucks. Christian needs an assistant manager (like Shane); who has a modicum amount of authority. This Asst Manager needs great people skills, problem solving skills and Christian's ear. Bottom line is people is that if you say you're going to do something... like call someone back etc... Just do it! Christian is a keeper, keep Alma away from tenants/clients, fire Sean and do some good hiring!!! I love the building itself and maintenance has been good. Rent prices are decent. Sound levels are much much better and most tenants are good people!

I recently moved here from Florida and I really Like living at the PE Lofts. I am a little older and have not witnessed anything but peace since I have been here. Yes it is very obvious that downtown is still crossing over. There are still homeless wandering about. But I went to visit my daughter who lives by the grove ... I saw quite a few homeless there with huge shopping carts on her block and every morning several different people dig through her garbage cans. So I guess living in the city this is something that comes with it. All in all the more new people moving into the neighborhood the safer it seems to be. I am glad that i'm here and the loft is absolutely beautiful and the view is wonderful.
