This place is a huge night mare in more than one way. I have lived here 60 days and I am STILL waiting on Maintenance Requests to be completed that I put in the 1st day I live here, it's getting ridiculous that items such as doors (That's a safety issue) isn't being fixed. Park LaBrea wants to threaten law suits on us, well I have already contacted the City of Los Angeles, along with the Health Department and Department of Public Safety to report these safetly violations along with copies of the emails documenting when I reported the issues, and reply emails from the maintenance department confirming they were received. It's ridiculous to say the least. They say because of the economy they had to reduce to a smaller staff, come on people! This is an Apace complex, you need to do whatever it takes to compelte work orders in a timely manner. 60 days isn't timely no matter what the reason is! In addition, they are painting some of the Towers. Our Tower has been being painted for two weeks now. LAST WEEK we were given a notice that our windows needed to be closed all day long as the painters would be outside. We abided by this. Last Friday a new letter was posted and passed out that indicated OTHER units would be working on this week, it said NOTHING about our unit. Well, this morning I am awaken to the sounds of the painters outside my windows beating on them to close the windows. I opened the window and told them that the letter states they will be working on other units this week and that I am clear. His response to me was "Go to hell dude, get over it" That's POOR Customer service. Now, before I even talk to mgmt I know what they will say "That's not our employees, That's outside contractos" While That's probably the case, they are doing work on your property and need to abide wy the notices you guys put out and NOT talk to residents like that. I am in the Property mgmt Industry and I know what can and can't be done legally, and I do plan to pursue any action that I can against this place. It's a huge sales pitch from DAy 1, and nothing I was told on my intial visit came out to be true. The Leasing Staff is trained to lie. That's the best way to say it. I could be living in a brand new place with A/C and Washer and Dryer for what I am paying here. Sure the rent is nice, but when you add in parking, pool fee, gym fee, and all the extras it's just as expensive as anywhere else! SAD If you are considering moving here, REALLY sit down and read these reviews. The negative ones are 100% true, and the positive ones are guaranteed to be from a staff member or a friend of a staff member. Oh, and don't even try to talk to the Manager about something, it's like she/he doesn't even exist

Bedbugs is just a small detail of what really happening in Park La Brea. Those people are absolute criminals who don't respect anyone and hide behind highly-paid lawyers. They discriminate people with disabilities, ignore any reasonable accommodation request (simply by not responding), they corner residents to sign eviction paperwork, they employees steal people's belongings, call police on people (whose belongings they stole), do illegal construction, etc... I feel laws are created for everyone, but not them, they think money can resolve any problem. For how much longer people will be disrespected like that????

Park La Brea security is a joke. Admin staff doesn’t budge if you go and complain.. I had a package stolen; caught the thief on video and he lives in my own Bomplex! You'd think being caught on tape would get someone served an eviction notice but no. Admin does noting about it. The guy still lives here; it's like a haven for theives. The whole video is available upon request. I know his unit number and have passed it on to Admin weeks ago. Six residents have personally told me that they recognize the thief from the photo and know where he lives.

Here are a few things you should know about Park La Brea:
-I moved to this area 3 years ago, but now that the grove is open the traffic is unbearable. if you consider the outside traffic nightmare, the maze you have to go through every day to get out of the gate, as well as the impossibility of finding a parking space after 7 pm, you can add at least an extra 20 minutes to your commute time.
-The security here is a joke (I´ve had a lot of packages stolen, noise complaints go unheeded, and I´ve heard the screams of mugging victims in the paid parking lots) so don´t think you are more secure within the gates. And "security" won´t tell you a damned thing about anything that does happen so you can be more aware of your evironment.
-As other posters have noted, building maintenance and construction has occured regularly and noisily for the entire three years I have lived here, both in the towers and the garden apartments. The workmen are usually rude and inconsiderate, as when one painted my front door and left it open for 3 hours, after which I came home to a swarm of bugs.
-Although the rules state that children can only play in specific areas, they are everywhere and scream constantly. Their parents are stupid and arrogant, and forget they are not in the suburbs, but in a crowded Auite community with working professionals.
-Be sure to add to your rent the price of a paid parking space once you get sick of trying to find a free one, extras such as air conditioning, fans, awnings, screens (in the towers you actually have to BUY window screens from the Park La Brea administration, they don´t just come with the Auite) etc., gate openers which don´t work half the time, and costs incurred by your car getting dented up by distracted and inept drivers.
-And the palm trees are ugly, too.

I've lived here for 7 years and it has increasingly become less hospitable. Annual rent increases are poorly justified. "Being close to The Grove" isn't a good reason to live in Park LaBrea, as that shopping district has lost its luster. There's not enough parking and tenants have to pay a large monthly fee for assigned parking or compete for limited open parking, or park blocks away outside of Park LaBrea. mgmt is unresponsive to concerns by the tenants. Maintenance shows up, but fixes are cheap, quick, and usually just a "band-aide" to avoid any real repairs. The plants and trees are lovely but our stairwells have never been cleaned and constantly smell of urine. Laundry facilities are often broken, not enough machines. Oddly enough, mgmt constant pumps money into cosmetic improvements, but does virtually nothing to improve living conditions and parking situation. Security presence has increased with escalating crime; but, the new security company often obstructs and harasses the tenants, rather than do real patrolling. Noise levels are high and constant. A few nights ago, around 2am, loud voices woke us up and it was a security officer trying to pickup a few girls who were coming in drunk from the bars. Skateboarders, gangbangers, people coming in from other areas-- all these have increased since the new company has taken over. So much for serve and protect. Yesterday, a woman committed suicide by jumping off Tower 50-- the 2nd suicide at this Broperty since I've lived here. So, not the best Ppot to live. mgmt is greedy and difficult. Conditions here are increasingly declining. We're moving this year.

Back last summer, due to work, I found it necessary to move from my comfortable suburb to (what I consider) the big city. I grew up in the suburbs, lived all my life in the suburbs, so to say I wasn't looking forward to the move would be an understatement. I started my research which included being devoted to this web site. my findings kept bringing me back to Park La Brea because of the situation with the date I needed to be settled in my new place and the fact that it was located in a better neighborhood than what my price range would allow for me to live. I contacted the leasing office and found a place. Like most people say, moving in was a breeze. I settled in and was basically waiting for the problems to start, considering what I ve read on this site. I really I had no choice; I would just have to deal with it, being what the economy is like these days. That was June 2008, I moved into my garden two bedroom townhouse. I have been surprisingly happy here. It's so close to my work. It feels like I m still living in a small suburb, but I have all the conveniences of living in the big city. I m not a social bug yet, but I have to admit, it feels really nice being able to go to the nice restaurants and lounges if I want to, within walking distance. I love all the shopping, The Grove, and Whole Foods. My whole lifestyle has changed. I was even able to buy a dog, yea! My unit's got the newer appliances in the kitchen which is really nice. In the summer, I was worried about the heat since I only have one air conditioner in the living room. But, I again was surprised how cool the Anit was. I think I may of had to turn on the AC a couple of times, but I never had to use it constantly. Fans work well, too. There has been one leak problem in the bath, but when I called the service department on a Sunday night at 9:00pm they were there by 10:00pm and it was handled. Other than that issue, there has been none. I love the courtyard and the trees. I really enjoy the outdoors and I have not walked as much as I do here even coming from the suburbs. All my neighbors have been nice. It's relatively quiet. I do live close to Fairfax and I m not use to the sirens yet sinceI never had to deal with them before. I don t hear my immediate neighbor at all. This Anit feels like a house and I love it. I know I m going to get hit by this with a bunch of negative responses, but I don t care. I m writing this now because I wanted to wait and see, well I have waited, and I love this place. I feel that if everyone who enjoys living here would write something positive than people would understand what it s really like. When people are content and busy it just takes too much time to write something nice. But, if someone feels they are wronged in anyway than they are going to yell it to the whole world and make sure a lot of people know about it.

Yes, all of Los Angeles isn't worth the price. And, Park La Brea is rent controlled, but when you enter into your first year, they overprice the rent so that it's overinflated to begin with. It takes years for the renter to actually be getting a good deal on rent. The patrol is rude and have absolutely no customer service skills whatsoever. The administration never warns the tenant of construction taking Prea, and unless you wake up at 6am every morning, you will definitely be woken up by their fix-it jobs that are constantly on-going. The administration will don'thing about it and frankly, the staff is so overwhelmed to begin with because the complex is so large, and it seems as if the owners are so Cnexpensive that they only skirt by on the minimum. Yes, the grounds are pretty, and the unit's got cool views. but, the staff isn't helpful, if not often rude, as soon as you have signed your 17-page, 12 addendum lease.

Borgeous area as far as L.A. is concerned. I love the area but the Mgmnt is slowly dumping this place into the toilet.

These people are total smeg for brains. If they had a brain among them, it could be a nice place. It's a nice property. I think they should drop the price just because we have to deal with them.

I am from O.C. originally and could not take the L.A. noise. This seemed like the only choice.

The sales people make a big deal about this being "Park La Brea" as if it were something special. they lie or embelish the truth and I think you should watch your --- here because they find ways to get into your pocket book (don´t let them do direct payment from your bank account). If the rent is the max you can pay and you can't afford another $, then you can't live here. You will constantly see other items added to your rent invoice (not itemized).

The things they tell you in the ads:

1. we have a pool - Yeah if you join the health club (not part of park la brea).

2. we have a health club - yeah right! see #1

3. we have tennis courts - see #1 again.

4. Ideal for relaxation - during the week they have all kinds of power equipment running.

5. Beautifully landscaped - Right! They are tearing out all the Borgeous old growth trees for easier to maintain Palms. Ugly in my opionion.

6.
7. I could go on here....

The people that run this place have the least intelligence I have ever seen that were not working fast food. They typically forget service calls and security calls. I have to call a second time just to check and make sure they got the first call. More than half of the time they screw it up.

If you try and explain to them what your complaint is....forget it! Worse than the three stooges (ask anyone that has lived her for longer than a year). If you hate dealing with these types, you will be in agony here. For anyone that has lived here longer than one year will tell you that their favorite pastime is joking about how lame PLB Mgmnt is.

As for parking, your friends will never visit. They will all ask that you come to their house. When friends visit, they can't find parking or they lose thier car when they do. Wait until you drive your friends around at 11 or 12pm looking for their car. You will have to get reserved parking (more $$) or you dare not leave your house after 6:00pm and lose your parking.

The towers are falling apart. Built in the 40´s or 50´s, the towers have old plumbing, wiring, and the effects of the last (94) earthquake are evident. In the morning you have to flush your toilet two or three times just to make sure (visual check is important or friends will find what you left). They shut off the water once or twice a month to do plumbing repairs.

Wait until you are ready to move in, then they spring all of the liabtility release forms on you. They have some toxic waste forms for you to sign but only when your moving van is here and you want to pick up your keys. Check the signs at the gates, more toxic hazard warnings (not there when I moved in).

If you want to move out, make sure you notify them 30 days in writting before your lease is up and give 30 days notice. Otherwise your lease will automatically renew and your rent will go up. If you miss that window of opportunity, it will cost you 2 or three months rent to get out.

Maybe you have lived in worse places but I can't believe what people are willing to accept.

I could go on....

P.S. Yes, It's a nice place compared to some places. Under some circumstances it can be nice but why should it be such a pain in the --- for this price. Maybe if you retired here a long time ago and your rent is really cheap, then It's a great deal.

P.P.S. I think all the nice reviews in between the bad ones were written by the PLB staff. I mean, "TERRIFIC !!!! TERRIFIC!!!!! TERRIFIC!!!!!" or "The most unique in LA!!!", who talks like that? Too commercial sounding (just like the rental staff). Their rating is a little inflated I think, also. About 90 percent of the residence that I talk with about PLB Mgmnt feel the same way. Only the older residents seem to think things are ok. just ok because they feel There's nothing better.

My husband and I lived in Park La Brea townhouse for two years. Our townhouse is close to rental office, model room, and security office. We were in vacation in October2008. Before we left, we went to the security office (in building 47) and reported to Park La Brea security guys we would be out of country for a couple of days to avoid our cars be towed away because they have a weird policy -- all the cars can not be parked in the same open parking area for more than three days. But when we came back on Nov. 12, our Auite was broke into during our vacation and our $2000 big Samsung LCD TV and our $300 portable Garmin GPS were stolen. The police checked carefully and got conclusion that the thief used the KEY to break into and obviously he knew we were not at home! Only security guys knew our absence and only they have every resident's key! We were so surprised and upset. We once thought gated community was safe but It's not if one of its employees is thief. Theft is so unpleased, but the worst is the cold words and attitudes from Park La Brea mgmt! We talked to their Service Manger the next day on Nov. 13, and he said he has no right to do anything except changing our lock. He suggested we need to talk to GM. Then we made appointment with GM on Nov. 18. But GM did not meet us that day. He was said in the meeting, and sent Director of Residence Service to meet us. The guy named John still said he has no right to do anything, and suggested us the only way we can do is to file a claim to their owner's law office which calls Karsaz & Associate. And this weird law office only has a fax number and PO box, they just don't tell you their address and phone number. So we reported our loss to them on Nov 18 attaching with the police written report (the police wrote down the thief broke into with KEY!) and wrote a detailed report to them on Dec. 5. Several weeks later this law office Resident Service Representative Jennifer Rider wrote us a letter with cold words, denying everything. She wrote Park La Brea "doesn't and can't warrant the safety of persons or property". But the serious fact was the thief used the KEY to break into! So their key mgmt and background check of hiring employee must have some problems. At least they should say sorry to us but they don't say that and have bad attitudes. Then we wrote emails to this Jennifer but she did not reply our emails. We tried to make appointment to GM again, but this time, the GM Assistant said GM always doesn't talk to residents face to face so she can not make appointment for us! That was obviously an excuse! We made another appointment to Residence Service Director, this guy did not want to meet us and called back, said he can not do anything. We spent too much time on this and felt disappointed and tired! I'm pregnant and I don't want this bad mood affect my baby too much so I made decision to find a friendlier and safer Auite to live and move out of this disgusting Park La Brea as soon as possible. When I went to the rental office and drop the notice of vacate, the receptionist said I could talk to accounting stuff about penalty waive. Then I made appointment to accountant. After hearing the reason why I left, this accountant still has the cold attitude and wrote down I must pay "$2175 buy out fee" on the notice of vacate. She said the receptionist was wrong coz she has no right to waive the buyout fee; only that law office has the right to do so and the only thing I can do is to file the request online, she said they always reply the residents within one week. So I was fooled again. I filed the requests online to that law office residence service division on Dec. 18, but 3 weeks passed by, nobody replied us. We can not call them because they don't give you their phone number. They just intend to ignore us and avoid talking about this theft. When you need to talk to anybody from mgmt, you need to make appointment at first; When you meet them, everybody says "I have no right to make decision", and they just put you write something to that weird law office. That law office just sent you a denying letter as if they were supreme court making final decision. They don't reply you after that. PLB employee used the KEY to break into and stole, when we felt upset and want to move out because of this theft, they still want to charge us $2175 penalty! This is the most ridiculous thing I've ever seen in my life. My lease due on October 2008 and we were out of country at that time. They just sent us letter and automatically renewed our lease term to one year. After this unhappy theft, they still want to charge us $2175 buy out fee to earlier termination the lease. I think they'd better ask their security guy to break into our Auite again and steal more from us! BTW, they just painted their towers to an ugly black color, which really brings its residents bad fengshui and bad luck!!! ======================================================================== If the Park La Brea thief happenly saw this post, I want to ask you: Are you really happy when you watch your stolen LCD TV every night? Are you really comfortable when you use your stolen GPS when driving? I doubt that. Coz you know the police will catch you one day. Yes,you were cautious and well-prepared. You put our wind chime hanging on the door on our sofa to avoid awaking our neighbors at late night, You even used a weird cloth to clear up your fingerprints(but you forgot to take it,the police took it as a proof!). Yes, you got sth "for free", but you lose more in your poor life! God bless you!
