I just leased a 1 bedroom and have yet to find any faults in Park la brea. If It's so bad, then why did the gracious person who leased me my Alat move in to one herself only a month ago?

NOTE: I have lived here for almost four years, so I am more than qualified to comment on this Alat complex.

1. mgmt is corporate, so expect a corporate attitude. (ie: you are not important)

2. Rent is high, just like all of LA, but you get the space in the Alat for the money.

3. Laundry facilities are standard and kept pretty clean.

4. The gym, pool, parking (general is free, but reserved - which is essential - is costly), and (apparently) everything outside of your Alat COSTS EXTRA.

5. Service comes quickly, but often needs to repeat their visits because they like to repair rather than replace (this Ppot was built awhile ago and, well, sometimes things need to be replaced).

6. Cell phone reception in the towers is awful.

7. If you face a street, sirens and traffic sounds are guaranteed to be loud, unless you always keep your windows closed.

8. You've got alot of older people here, so losing neighbors (due to death) is a certainty (and is sad).

9. Oh, yeah, did I forget to mention the parking here SUCKS?

10. Alot of the programs, events, etc seem to be geared toward stay at home moms and older people (scheduled during weekday mornings etc)

11. Fees are often added to the rent, but it has never been made clear exactly what the fees are (to anyone on my floor anyway).

12. Location is awesome - close to The Grove, Downtown, West Side, Freeway, etc. I seem to always be going the opposite direction of traffic OR I have such a short distance to go the traffic is irrelevant.

13. Lots of helicopter traffic from LAPD's Wilshire Division.

14. My friends who are LAPD say There's alot of domestic violence, but I have never heard about any or been aware of any (other than a single incident).

15. The Patrol Department SUCKS ROYALLY - essentially they will let anyone on the premises, even though It's "gated" and "secure". They are inept fools who could not find their fingers with both hands - and forget it if you have an emergency and someone calls for help - it only tkaes an hour and a half for them to arrive (if they do at all).

I sincerly have to say that I have enjoyed my 3 years at park labrea greatly. I sold my home and have been waiting to buy something but It's getting harder and harder to buy something reasonably priced. If i can't find a condo, I am glad I'm at park labrea. My agent was great and was upfront on the fact that I had to reserve parking. He was detailed in his presentation and I appreciate the honesty and care that he presented when I rented my apt. It really sounds as if these negative people have an axe to grind with thier neighbors and not the mgmt. What do people expect in Aad living? I love this place and plan to stay here as long as it takes to find my house.

Parking:You pay for it,never can find the 12 free spots empty which are only good'til 5pm.Blink-you get a ticket for breaking their numerous rules.Noise:normal apt.levels with exception for the thousands of black birds that rooste in the trees.
Grounds:ok.Safety:Security company thinks,no-they don't think, that they are the gods of the kingdom.I only speak English, sadly,so communicating with most,as well as any other service worker there,is almost impossible.Construction:I felt safe-solid building, cheap appliances.Maintance:Another nightmare-they don't come, can't fix anything or attempt to,fail and never return.Office staff:Incompetent girls that just are allowed to answer phones,2-faced mgtParkLaBrea have their own rules, don't have to abide by city regulations bec of being"grandfathered"Laundry rm is filthy
roaches all over.Garbage dumpsters10ft from basement elevatorsSmell, rats unbelievable
Not handicap accessible-no ramps.BE CAREFUL !But the apt size is wonderful. :)

Finding an Alat in LA can become a time consuming task, sometimes turning into a full-time job. We were fortunate this time, to have Richard from the PLB Leasing Office helping us find our new home without a hassle. We got a great deal for such a nice location and received the unit in decent condition, spotless and ready to move in. My experience at PLB has been delightful so far!

I have lived in a garden apt. PLB for four years now, and honestly, I love it. Of course LA rents are generally too high, but I haven't been able to find a 2-bedroom for less than what we pay now (which is lower than the current rental rates, because my husband lived here for eight years before I moved in). You can't beat the neighborhood, especially if, like us, you prefer to walk everywhere you can. Our place is old and things do break, but maintenance is fairly responsive. We don't have AC and PLB would charge us $100/mo extra rent to put it in, but we really only need it 2 weeks out of the year. Termites are a problem - we keep having to replace floor tiles that they've munched through - but that seems to be a local hazard born of living on a slab of concrete with no basement. I see so many bad reviews of PLB on here, and I wonder if the worse experiences happen in the towers? I moved here from Brooklyn, so maybe my expectations are lower, too.

I am a current tenant of the complex, and agree with the previous author regarding the security. I recently lost a box delivered by FedEx. According to FedEx, left in front of my door but never received it in May. Again the merchant resend the box through FedEx in June 17th, and again someone took it from my door front. I reported to our security and their response Wemained "ok". Now I have to request for my signature for every pkg delivered for me. You know how difficult this is if you are working long hours Mon thru Fri! frustrated tenant

We rent a garden Apace (1 bedroom, upstairs), have been here 3 months, and so far, love it!
I can't say we are friends with our leasing agent, I had read all the criticisms on this website about Park La Brea before taking the tour and kept telling the leasing agent I had heard about safety problems, bugs, noise etc and looking unconvinced! He seemed kind of annoyed by my questions and complaints. The only reason we moved in was we could not stand our previous Apace anymore, wanted to stay around the neighborhood and my husband loved the Apace at Park La Brea.
After 3 months here, I absolutely love the place. Saw a couple bugs the first week (great start! ;-)), but since then, none. We can't complaint about the noise, love the area, the parking situation isn't that bad (we live near a tower, but There's usually parking a couple blocks away, which really isn't bad), and when our toilets broke, they fixed them in a couple hours (on a sunday). The rent is on the pricey side, but who has an appartment with trees and flowers all around, a door on the street and located in such a great area for less?

One thing: with a one bedroom, you only get to park one car in the complex, so my husband has to park on the street outside of the community. I guess it's pretty common for one bedrooms to have one parking spot only though...
