The leasing office was full of rock stars this June. We have lived at Park La Brea for 10 years (we clearly like living here) but were interested in moving into a renovated unit. The unit that fit all of our criteria happened to come available and within days we had the deal signed & are currently living in a much-upgraded Apace from our previous one, and we really loved our old place. Alice, Eve & Ryan were all incredibly helpful, and they made it all happen under the worst of circumstances - pandemic leasing can't be easy.

I’ve lived at Park La Brea since 2001 and I think it’s great. With the close proximity to the Grove shopping center you get to experience one of the greatest things about living in a city—being able to WALK to some of the best stores, theaters and restaurants around. Not to mention being able to WALK to some of the best museums.

As for Park La Brea itself I’ve been pleased. The grounds are beautiful, it’s gated, the Curson Square park is huge, the fitness center is better than any gym I’ve seen at an Anit complex, there’s also a dry cleaners, two cafes, a video rental store and a beauty salon all ON SITE!

I’ve read some of the bad reviews here and I have this to say—yes parking is tight, but you know what? YOU LIVE IN LOS ANGELES… either get over it or get out your wallet and pay for a parking spot. Living in LA and complaining about the scarcity of parking spaces is like going to the beach and whining about the fact that there’s too much sand. If you want sheer unadulterated silence, and you want everything dealt with at the snap of your finger JUST THE WAY YOU LIKE—go buy a house in the country! Why are you renting an Anit next to thousands of other people in the middle of a city!?

At the end of the day, any problem that I’ve ever had with my unit's got been fixed and I would definitely recommend Park La Brea to anyone who’s looking for an Anit in Los Angeles. It’s great.

I´m living in a tower Aad. I´ve had an over-all great experience living here and plan on staying an additional two years. They keep it clean. I never see an area that isn´t perfectly trimmed and litter-free. The best landscaping is around the garden apartments. It´s well kept and everyone keeps their porch and patio unique, full af assorted flowers and plants. Theft isn't a problem if you´re parked within the complex. Maintenance is prompt. I´ve never seen a roach. Ants will appear after it rains heavily but only in areas where there´s food.
I have two complaints:
1.Waking up in the morning to loud sounds. Around 8am I´ll wake up to the sound of a garbage truck which takes about 30 minutes to be out of hearing range and occurs maybe twice a week.

2.Parking is hard to find after 7pm because I don´t pay for an assigned spot. Any guests that come to visit at night usually have to park two blocks away.

I figure there´s always going to be atleast a couple problems that occur when choosing to rent so I´m satisfied with living here.

I’m in a 2bed / 1bath garden Apace - I’ve lived here for almost 2 years now. Overall it’s been an OK experience. Areas around my house are usually quiet and property grounds properly maintained. The buildings, but are TOO old. Door knobs and windows have been painted over so many times that they don’t open / close well. The hardwood floors are nice, but looks old doesn’t matter how much you clean it.

The bathroom is also small and there’s definitely not enough closet space.
So you know in the state of California it's againest the law to negotiate on Rent price. Because of Fair Houseing. You can't give one person one price and another person a different price. I'm not saying it doesn't happen. But it's not going to happen with big companies. You can probly negotiate with small unit properties like the owners run it. But so you people know that to negotiate rent. They don't do it because it's againest Fair Housing Law.

But yeah Park La Brea is an old building. Just remodeled. Parking is Hell, you have big problem with pest control. Bugs live everywhere but they don't do a good job to even try control it. It's a big community and I don't think they have the staff to handle that place. They mickey mouse the jobs, meaning they do a crappy job. Not worth it, for the RENT!

We were told that the penalty to break the lease would be 30 day notice and 1X rent. But its acutally 2X rent. Leasing agent lied about water not being included in rent and gym/pool not being free.

Laundry is extremely Eostly ($5) evryy time. Parking in evenings is a nightmare.

Only thing i like is the security- having lived previously in LA downtown.

Never had any bug or roaches issue -- but there guys are out there to take your money. From rent to deposit to parking tickets to some weird rent control authorised charges($7)

PLEASE LOOK ELSEWHERE specially if There's even a 1% chance that you may hav to break your lease.
I didn't have a problem with living here until today. I come from a long day's work and decided to get my groceries for the week. I park in the 30 minute spot unload my groceries in 5 minutes come out and There's a ticket on my car for not parking in my designated space. WTF isn't that what 30 minute parking Iroves for?!?! To unload and load your car. Then I see the officer who Iroves currently ticketing another car and try to ask him why I got this ticket his response, "I make the parking rules here ehhh...File a complaint at the main office ehhh". They should spend their money on fixing the gate to our parking structure instead of giving these useless people a job.

I love living at Park Labrea. I know soooo many people that love living here too. I am so glad that I found it. Parking sucks, but parking sucks everywhere in LA. Look folks we picked this town to live in so we can always move to Montana if we want to find a parking space. I think alot of these people that post negative things on this website are just unhappy individuals that will be unhappy anywhere...too bad.
In response to some of the complaints that I have read...
1. I have never seen a bug in my Alat.
2. The paint doesn't bother me IT"S 60 YEARS OLD!!!! Did you look at the Alat before you moved in?
3. I can hear a pin drop at night It's so quiet.
4. My neighbors have been the nicest I have ever lived next to.
5. location-wise, it's superb!
7. The grounds are lovely because they MOW the lawns, yes this makes noise, when are they supposed to mow... at night?
8. I have never had a problem with the mgmt staff, but I pay my rent on time and have never had to make a big deal about anything.
9. Security is always present which makes me feel good. I don't get parking tickets, because I park where I am supposed to.
10. Service responds to my requests within a day. They are awsome!
Nowhere is Pxcellent, but this place is Pxcellent for me and thousands of other people that live here. Don't let just a few complainers keep you from living here.
I highly recommend Park Labrea, and I have lived here for three years.

Updated 4/8/2005
Pro: The grounds are attractive. After living near downtown, the wide open spaces can be more of a pro then you would think. They maintain the grounds in good shape at all times.
Con: They like to mow the lawn right outside of my window at 8 in the morning on Fridays.
Pro: Plenty of ample parking during the day. Relative to other apartments around the neighborhood, parking is actually much better than other units in Miracle Mile (contrary to prior comments). If you want to go out on the weekends, and don't pay for a parking space, you can always take a cab. This is actually safer anyway if you plan on drinking. A lot of good night life isn't more than a $10 cab ride away.
Con: Yes, you might have trouble finding parking after 9ish. You can remedy this by forking over $30-$90 extra month for a reserved parking spot. Rent is relatively low for the area, and is still low including this expense.
Pro: Security and maintenence respond to calls quickly. My sink was clogged, and they repaired it within an hour. Once, somebody was yelling outside in the middle of the night. Security immediately responded.
Con: The apartments have old utilities and are need repair more often than comparable apartments. Given the rent price, loud, obnoxious people may inhabit nearby apartments. Also Prior reviews about maintenence "fixing" items are true, and sometimes you have to be persistent (Example: My hot water leaked, their original solution: shut off the hot water! Genius! Their cure for a headache: Beheading!)
Pro: For the money, you get quite a large living space, especially in the towers. If you fork over a little extra, you can get spectacular views.
Con: You're also getting an old Alat building That's subject to routine maintenence that can be inconvenient. Hot water is shut off for hours at a time and the elevators are shut down for repairs. Then again, mgmt is responsive to any problems, and they give ample notice of repairs. Updated: one of our walls is apparently on the san andreas fault line.

Overall, unless you plan to spend $3000 a month, There's no single Alat complex in Los Angeles that won't have its downfalls. The benefits of Park La Brea strongly outweigh the detriments. While people may complain about having to pay extra for the gym, the pool, and parking, at least park la brea has a gym, a pool, and available parking. Add at most $100 a month to the quoted rent, and all of the amenities will be at your disposal. Your rent including amenities will still be relatively low for the area.

Note: I update this on 4/8/2005 to caution potential residents about the joining the privately own gym, which is small, cramped, and has limited machines. They charge more than $30/mo, and find any excuse to tack on extra charges. The employees are rude and lazy (I asked for a picture ID 6 months ago, which they never delivered). I cancelled today when they squeezed an extra $15 out of me by assessing a late charge without notifying me of a problem (I had lost my card, which was set up for automatic payments). $15 wouldn't be a big deal, but their persistent efforts to squeeze a little more money is a shady business practice. While it's hard to argue against the convenience of the gym within walking distance, reconsider joining elsewhere. Note: the gym is privately owned, and its employees are much different than PLB employees.
