Before I moved in here, I read these reviews. And I stupidly chalked it up to a few unhappy people. Please don't make my mistake!! This place is Twful, easily one of the worst complexes in LA. Everything is sold separately: the gym and pool require an extra fee, parking is extra, even water and trash are not included in your rent! This is the only place I've seen this. The security patrol are the rudest people on earth, they could care less about helping you. They constantly messed up my reservation for a parking spot and just pointed fingers at everyone else, no one could take responsibility. And the gates that make it look safe? More than once I drove in the gate and looked in the guard house to see the guard sleeping with the gate just left wide open. You will get random charges on your bill. Our first month there they charged us for parking spaces we didn't have. I emailed the accounting woman, left voicemails and finally went in. As I walked to her desk and told her my name she said "Oh, I just replied to your email." I glanced down at my Blackberry and told her nothing had come in. So she flat out lied to me. Every other administrative manager and worker is just as bad. I actually had the leasing manager tell me that I was one of thousands and they didn't have time to deal with everyone! Really? You think that's ok to say to a client? They speak to you like you're 5 and -------- and have zero customer relations because, as the leasing manager made clear, they don't have to. don't live here. It will be the most frustrating lease period of your life. I could go on with horror stories, like the time my friend walked out of her shower to see a security guard standing in her bedroom, just staring at her, but I think I've made my point. It was the worst experience of my life and I am so glad to be out!

Park La Brea (PLB) is a generally attractive and well-located development That's priced relatively lower than nearby competitors (Palazzo and The Villas). The demographic is shifting from retirees to younger residents. You've got many students, entertainment, and service industry workers; it isn't a legit community. <br><br>There's an abundance of open spaces and one feels safe walking around even after dark. One of the best elementary schools in the city is less than 5 minutes' walking distance, as well as the Grove Mall, Farmer's Market, and Whole Foods.<br><br>but, posters on this board are correct in several respects. Ant and roach problems are endemic in several areas of the community. Noise is becoming more of a problem, as well as unsafe driving (speeding, running stop signs, driving the wrong way on one-way streets). <br><br>It's true that some of the longer-term (Okay, older) residents here are quick to complain about loud noise, but hey...they have legal grounds to do so, not to mention the PLB community rules. If you want to hear loud music at 1am, go to the club!<br><br>In short, if you're looking for a safe midtown location at a relatively low price (and not much more) PLB deserves a visit.<br><br>

I'm in a garden apt. on the periphery, so parking isn't a problem, but I can see that if you are in a tower, you would have a bit of a walk to your car. <br><br>These apts were built after the war, with concrete foundations and brick walls. Construction is solid. Closet space is bad. Bathroom and kitchen are miniature. <br><br>They put a high priority on landscaping near the rental office. All "updating" of kitchen and bathroom uses the cheapest materials available. Workmanship is sloppy. Difficult to clean due to all the gaps that catch dirt, etc. No prep work done before painting. My understanding is that they used to use union labor(10 years ago), but now is all contracted out to guys fresh off the boat. I kneeled on my kitchen counter and the "granite" panel came undone because it's resting on a couple shims.<br><br>I've had mixed experiences with security staff. Many seem to take their job too seriously and seek to create a hindrance instead of being helpful.<br><br>The owners seem to view everything as another opportunity to gouge. I believe I pay an extra $50 per month because I have an umbrella covering my "patio" and another $50 a month because I have a dishwasher. So, $600 per year for the cheapest dishwasher available($200), and this goes up 4% a year as its part of your rent.<br><br>Along with the rest of LA, the place is overrun with ants year round and now crickets in summer. <br><br>When I moved in they were giving one month's rent as incentive, but no longer, as it seems It's being annexed by Koreatown. <br><br>I think all apartments are less than ideal, but I'm glad no one lives above or below me. My kids love the park areas and the fountains. No problems with neighbors.

Warning to all thinking about moving here: DON'T. They will steal your money. Found out a couple months ago that the administration was trying to overcharge me for my parking spot. When I brought it up, they discovered they'd lost the records of my move in and were going with those of the guy who had lived in my apt before me - a guy I'd never even met. When I said how this was ludicrous, the administration started ignoring me. The guy who said he'd correct Park La Brea's system error so I'd stop being overcharged actually messed up their records AGAIN. That guy stopped responding to me soon afterwards as he had gotten promoted. Of course. So I started *trying* to communicate with the parking manager to get the $310 Park La Brea had stolen from me back. She didn't email me back, so I tried calling. When that didn't work, I went to the office. She had me wait 2 hours, then left the office without telling anyone. Even the receptionist was appalled by her behavior. When I finally was able to come back to see her (she still was ignoring my emails), she lied to my face and said it was the duty of the accounting department to pay the overcharged money back. So I went to that department. They were too busy to see me. So I called later. This new lady was nice enough to answer, but told me condescendingly that I was being too dense to accept that park la brea had decided that park la brea was keeping my money. And that that was park la brea's final decision. I emailed the parking manager as to why she sent me to this new equally nice lady. She didn't respond. So to recap, Park La Brea lost the records of my parking assignment which they gave me (an honest employee told us that they lost a lot of records in a server switch), and therefore deemed they could keep the $310 they stole. But folks, that's not all! Here are other reasons Park La Brea is the worst: Cockroaches. They're everywhere, every month the basement (where the [constantly breaking] laundry machines are) is shut down to try to clear them out. This doesn't work, because as far as I know, they're in every tower and most of the townhouses. My friend on the 12th floor of another tower had them so bad she had to move out. And if you think you're clean, so it won't be a problem, have fun with your possible messy neighbors! The turnover rate here is insane, so the chance you'll have someone who leaves even a little bit of food out is high Mold. When you move in, you have to sign a waiver that you can't sue them if it turns out you have toxic mold in your apt... which it will probably turn out you do in your bathroom! (They have no Windows or fans.) Broken elevators. If you do move in, I hope you like stairs that smell of piss and smoke (homeless people like to sleep at the bottom) because the elevators break down ALL THE TIME. The towers only have 2, but they're ANCIENT. This means towers have been known to be without any elevators (You've got 13 floors) for weeks at a time, leaving elderly and disabled people stranded. Park La Brea refuses to renovate them. And whenever someone moves in or out (turnover rate is HIGH... for some reason) they'll lock down an elevator. Leaving one for hundreds of people quite regularly. It's also really alarming to be in one of the elevators as it breaks down, as they'll lurch. Smoke. You've got a LOT of smokers in this community, and while it's in the contract that you can't smoke inside near open windows, park la brea only respects the contract when it benefits THEM. Not you, you peasant. And when your neighbor smokes, it's like it's coming from inside your own house, so I hope you like the smell of cancer in the morning! I've been reporting my downstairs neighbor who chainsmokes out of his window and straight into mine for 3 years (they asked me to take pictures, I must have taken over 50 by now) and yet they have still done NOTHING. Even if you close your windows, it will seep in thru the walls or vents. So your unairconditioned rooms can be either boiling hot or smokey in the summer! Noise. Speaking of things getting in thru the walls, noise REALLY carries in park la brea, so if you have any friends over, expect the cops to be called. I don't know why Park La brea cares more about noise than cancer, but here we are. The walls are paper thin, so if your neighbor has a sneezing fit, you'll know. Oh, and for some reason you'll hear a lot of domestic disputes here too. As long as it doesn't end up like that murder-suicide a few years back, consider yourself lucky. Suicides. Park la brea tries to cover it up, but a lot of people do end up jumping off of the towers. They won't tell you, but you'll be able to tell whenever 10 cop cars show up in a row. We also had a gunman at one point. Stolen packages. The mailboxes are just the hallway at the exit, so packages get stolen all the time. This is especially true during cyber Monday and Christmas when You've got large numbers of unattended packages that attract thieves. Park la brea knows about this problem, but doesn't care to solve it. (Security cameras are... Extravagant?) S ecurity. Security here is a joke. Half the gate doors are broken (you just have to push hard enough) and the guards will let anyone who drives thru the resident lane go with as much as looking up. It's basically just for show Uber. You can't use it here. Uber drivers will cancel when they see you live in here, as they can never navigate around (in their defense: It's a maze, lots of one ways, and everything looks the same). College kids. This could be a plus or a minus I guess, but BU rents a ton of apartments here, so expect to see a lot of parties and a rotating array of hooking up co-eds Gym. It's literally just a small room with some broken machinery. But they still charge $39 a month! Internet. They only give towers 2 options for providers... and the technology is so old, you can't even buy the highest speeds with either of them. Odd smell. For some reason, the area around Fairfax and 6th Street smells of rotten eggs - always. Maybe it's the tar pits or maybe it's a faulty sewer line? Old. This place was built over half a century ago, so expect lots of things to break down. On the upside, the service team is SUPER cool and legit and just really all around nice dudes. So there's that. Leasing staff. I haven't dealt with this personally, but I had 2 friends who tried to move in, and they both complained that the Park La Brea agents were rude and unhelpful, one even tried to get friend to sign without even showing her the room. The others credit score went down because of their credit check (after they paid 85 dollars) to SEE a room. Non refundable. TL;DR Service team is awesome, everything else about Park La Brea sucks, especially the administration.

my grand parents lived here, parents lived here and now I live here. between owning and renting , my family has found a awesome spot in park labrea for years. It's only gotten better within these past 5 years nd I recommend this Pite and all it's charm and history.

Their pet policy is a complete ripoff. They demand $100 in addition to their already inflated (and unjustified) rental prices. After you've committed to a lease, you're locked in. Many residents here have issues with dogs, and if they file a bogus complaint, you as a pet owner have zero recourse or protection. The staff is INCREDIBLY disrespectful. Once you sign that lease, their "hospitality and courtesy" disappear instantly. They refuse to hear you out about problems, let alone fix them. And that's just scratching the surface—You've got constant issues with loud children, intoxicated residents screaming at 2 AM, impossible parking situations after 7-8 PM, terrible waste mgmt, plus hidden charges for EVERYTHING! I'm counting down the days until my lease expires (2 months left) so I can escape this dump. You've got plenty of better alternatives in this price bracket. Do yourself a favor and check out other reviews before considering moving here—you'll thank yourself!

The noise is quite a problem . 1. Trush truck comes 6 times a week at 7.50 am. The noise is ridiculous. DONT GET A UNIT OVERLOOKING THE FRONT ( LIKE IN PICTURES ) UNLESS YOU ARE HIGJ UP THE NOISE IS INSANE 2. Locations is Guperb 3.parking is a problem 4. Maintenance, they are Always late . 5.units are big !!! 6. Security isn't bad 7. Bills they charge monthly are 70$ plus your your own electricity so count 120$ a month is bills + they want you to have ab insurance 12$ a month . They have to do lots of work problem is that the community is too large for them .

I have lived at Park Labrea for 1 1/2 years. My Penue is bigger and better than anything else I could find around the neighborhood for the price. I live in one that has been totaly updated. You've got all kinds of improvements going on and I Lnjoy the big parks, drycleaners, cafe. They do charge for the pool and gym, but It's a private healthclub so I understand the need for this charge. Parking has gotten much better because they just built new parking spaces. Location is ideal with the Grove right across the street. I´m sure I will be here a long time!

Heads up to anyone considering this location. Make sure you thoroughly examine every clause in the lease agreement!! This mgmt will bill you for absolutely everything imaginable. Even if you make an honest effort to follow rules, they'll discover a reason to hit you with charges. They won't proactively inform you of anything until the deadline has passed. Everything's buried in the fine print, and that's exactly when they'll pull it out. This happened to me, a disabled veteran, during the pandemic while I Wtayed relocating to advance my career and personal situation. I submitted my 30-day notice properly and maintained a flawless payment history—never once Wtayed I late on rent. At the leasing office, there Wtayed absolutely no discussion about owing thousands of dollars upon departure. Only after I'd already moved out did they bring it up. This mgmt shows zero regard for tenants. On top of everything else, the safety situation is concerning. A janitor Wtayed murdered there not long ago. They claim to have security measures and care about residents, but the gates stay unlocked and there's no verification of who enters the community. Do yourself a favor and investigate this property thoroughly before signing anything. This isn't a Prea designed to feel welcoming. Their sole priority is extracting money. Prospective renters—be cautious! Don't let this greedy operation take advantage of you.

I've shared additional comments elsewhere on this thread with more details, but here's a summary of what other residents have noted. I reside in a garden-level unit, and due to pest problems, excessive noise, and parking issues, I'd strongly advise against considering any of the high-rises—my feedback focuses entirely on the garden Apace experience. 1) Leasing staff—questionable credibility. They will mislead and put you in a difficult situation after you've signed on the dotted line. Try this: check the reviews here and then pose the same questions to your agent, like whether there's a pool fee or what covered parking costs. While it may sound severe to call them all dishonest, let's say they're encouraged to bend the facts. Poorly trained overall. 2) mgmt—senior staff deliberately keep themselves unreachable. Generally unprofessional and seem poorly qualified, but they restrict resident contact intentionally by employing temporary staff as intermediaries. The suggestion that they post positive reviews on this site to boost ratings is troubling and quite plausible. 3) Maintenance—repairs will eventually happen, though they struggle with anything demanding real skill or planning. Example: a roof leak persisted for two years without proper resolution. Many work orders vanish. They do swap out defective units readily, though possibly out of indifference than genuine concern. Possibly superior to typical rentals on balance, yet you'll need to push hard to ensure repairs are done right. 4) Parking. A constant headache. They've attempted improvements, but practical solutions are nowhere to be found. Reserved spots seem like your best choice, but add at least $50 to your monthly payment. Citations are issued inconsistently and nearly impossible to contest. 5) Noise. At minimum, you'll endure loud, unsupervised kids outside your door from sunrise to sunset. Frustratingly, your rent subsidizes family-friendly parks that parents ignore in preference for your patio. The courtyards echo constantly, and residents enjoy broadcasting their calls directly beneath your window. If smoke sensitivity is an issue, reconsider. 6) Laundry. A third-party vendor operates it with inflated rates. Charges are particularly steep for regular workers. 7) Security. It's present, but effectiveness is unclear beyond potential deterrence. From what I've witnessed, guards easily permit visitors inside the gate with minimal verification. Not reassuring. Core issue: Leadership shows no desire to make real improvements. Core advantage: It may beat out your other LA options, depending on your tolerance for compromise. Best of luck.
