What a joke!!! I have been a tenant for over 15 years and this place has been on a downhill slide for quite awhile. The front office (leasing, admin, service, etc) never answer the phone. Leave a message!! They wont return your call. They wont fix your problem. Pay for the pool. Pay for a parking spot. Pay for storage. Pay for water, sewage, garbage. ALL EXTRA!!! Need something fixed? Patching the problem is the name of the game. Sewage pipes busting and over flowing. The smell is awful. PLB snakes the pipe and throws dirt on top of the used toilet paper. Trim trees? Ha what a joke. Wildlife? Racoons, possums, rats, mice, you name it. Pest control spraying? No way we like the spiders, ants, and water bugs (roaches). Electicity? Wiring is so old I came home and my refrigerator was off. Lead paint? Yes and that lead paint is chipping all over. Security? If you call the security guard sleeping in the guard shack security. Paint throughout Anit? layers and layers of paint. Never stripped just add another coat. There's more but I think you get the picture!!!!!

EXTREMELY DISRESPECTFUL, NEGLIGENT, AND UNWILLING TO ASSIST THEIR TENANTS I AM INCREDIBLY UPSET WITH HOW THIS mgmt OPERATES I AM LEAVING AT THE END OF THIS MONTH EVEN IF IT MEANS PAYING EARLY TERMINATION FEES JUST TO GET AWAY FROM THEM I WOULD NEVER SUGGEST THIS PROPERTY TO ANYONE ESPECIALLY CONSIDERING THE INFLATED RENTAL PRICES TO START WITH & THE AGGRESSIVE SECURITY TEAM WHO ARE QUICK TO ISSUE PARKING CITATIONS & IF SOMETHING BREAKS IN YOUR UNIT THEY TAKE FOREVER TO FIX IT SOMETIMES A FULL MONTH & EVEN THEN THE REPAIRS ARENT DONE PROPERLY MY KITCHEN FAUCET need to REPAIRS 8 TIMES FOR THE EXACT SAME ISSUE ... AVOID THIS Pite AT ALL COSTS DO YOURSELF A FAVOR AND LOOK ELSEWHERE.

Neighborhood gem with all amenities nearby and a secure setting, stunning residences with well-kept grounds. I'd absolutely suggest Park La Brea to anyone looking for a Ppot to live?

I lived in Park la Brea for almost 4 years. Some people warned me, but I ignored them because I had just had a baby and didn't have the time to really Alat hunt. I wanted a large complex that was professionally managed and at that time could not afford more than 1400 a month. My office was at the Grove, so I wanted something close by. PLB had a one bedroom tower apt. for exactly that amount, but it faced the parking lot and was only on the 4th floor. So, I knew it would be loud. My initial living experience there wasn't that bad...considering...but it just became worse and worse. The "leasing agent," aka "sales guy" was super sweet, and swore to me that noise wouldn't be an issue in my apt. He said that there was a foot of cement between each floor, and the walls were soundproofed. Upon move in, my place was freshly painted, nicely cleaned, new carpet and floors newly polished. It looked pretty nice and it wasn't even renovated. Soon, but, I learned that what the sales guy told me about noise wasn't true. My upstairs neighbor was always up all night long, and I constantly heard her stomping around. Literally stomping. When my mother came to visit, she swore it sounded like she was doing contsruction work at 4am. also, the walls were super thin. Sleeping in my bedroom was impossible. I always heard my neighbor snoring, talking, having sex or showering. On the flip side, my neighbor hated me because my baby cried alot. Can't say I blame him, as she was loud and the walls are super thin! The pipes made this high pitched squealing noise and one neighbor (probably the one upstairs) loved to shower at 1, 2, 3 am. Because I lived on the 4th floor, and faced the parking lot, I also had the pleasure of listening to the onslaught, never-ending traffic flowing into the parking lot. People blaring music, talking loudly, doors slamming...constantly! Lots of students live here, so they party all week. Really lame when it was a Tuesday night and I had to work the next day. But as mentioned, other things about the place were good. Decent space for a one bedroom, big windows, floors looked good, shower worked great (shower pressure and endless hot water supply...although I did replace the shower head with my own). So, I sucked up the noise problems and stayed another year. Well during my second year, they started doing alot of construction. Replacing the elevators, etc. etc. My lease had just automatically renewed, so I was stuck there. I could not afford to break my lease. Every day there was way too loud construction going on. Drills, hammers, other loud machinery. Then during this time, we had constant flooding in the basement. I had to wade through a foot of water one time while doing laundry. There was always one elevator under repair, and so there were many times that I was stuck waiting forever or having to use the stairs. I mean thank god I only lived on the 4th floor! And as if sleeping wasnt already difficult enough, the renovation project included installing large lights that were right outside my window and made the room bright. I wonder which Einstein thought that one up. Simultaneously, some weird beetle like bugs found their way into my kitchen and when I asked about extermination, I was informed that I would have to pack all my belongings as if I were moving out and it was a huge hassle. So I bought some Raid and did it on my own, which solved that problem thankfully. At the end of the second year, and after addressing these concerns with the manager, John Burney, and after he told me to "deal with it or move out," I thought...you know, maybe I should move out. But due to some work issues and personal stuff during the holidays, I couldnt find a place in time and my lease renewed again. Boy did I regret not being more assertive, because this is when the cockroaches moved in. At first I saw a few around the pipes and in the kitchen. Again, I called the exterminators and dealt with the hassle of the extermination process. This did nothing. The roaches never even went away for a week after "extermination." So once again, I got Raid and sprayed everywhere. This did help, but once again, they returned. I had the PLB exterminators do their job repeatedly (at least 8 times), and in addition had the LAHD come to check out the problem. I had stopped using the cabinetry next to the kitchen sink altogether because roaches would crawl in there. When I showed the lady the drawer full of roach carcusses...she said she needed to see a live one, and of course they hide during the day. Not soon after that, upon leaving for work one day, did I run into a huge RAT outside the building. I honestly felt like I was going to lose it. Further annoyances are vandalism and bad odors. My asian neighbors loved to cook rotten smelling fish, and my indian neighbors loved their curry. If I closed my windows due to the awful smell, then the roaches would get warm and cozy and come out of the woodwork. If I opened the window to keep it cool, my place smelled of rotten fish. Of course PLB is so old, that they dont have working kitchen or bath exhaust fans. One would think they would spend money on stuff like that verus stupid neon signs in the lobby telling everyone when the next knitting session would be. Then of course the screen issues. The tower windows dont have screens, so eventually, gnats made their way into my kitchen and multiplied. I did not use my kitchen the last 6 months I was there. I did have to also pay $60 a month for parking, and if I hadnt done that then I never would have had a spot. I actually had friends who refused to come over b/c of that. Lastly, during my final days, doing laundry became impossible. They put in new device machines but took away all the machines needed to add money to your laundry card. So this resulted in a "wild goose hunt" when trying to do laundry...trying to find a money machine to put more value on the card. I ended up moving out with 2 huge boxes of grimy laundry! Finally, after alot of effort and documentation, I was able to get out of my lease prior to my fourth year anniversary. I paid my rent for my last month, and moved out early. I filled out my move out form, so I could reserve the elevator on a saturday, and planned on cleaning out the place during my last week. Well, despite having reserved the elevator, other people kept taking it. Then, PLB locked me out 6 days early, and charged me $600 for repainting walls, cleaning, etc. I am certain PLB does this to everyone. From the reviews I have read, this seems to be common practice. I would like to start a class action suit. I'm not even mad anymore, but it's about principal. Nobody should have to pay hard earned money to live in hell. And if I can help other people who just want a decent place to hang their hat after working all day, then I would like to do so. The only positive thing I can say about the place now is that I felt safe, (despite the fact that security lets everyone in). I guess I felt safe because it was well lit and there were people everywhere at all hours of the day and night. Also, for the most part, the landscaping looked nice and I think the staff are nice. I think they try to do a good job but the problems really come from upper mgmt.

I wanted to share that my time at Park LaBrea has been great. From what I can tell, some of the negative reviews seem to stem from personal issues rather than legitimate concerns about the property. On my end, I haven't had a single problem with anything during my stay. I actually considered leaving and looked at other apartments, but I ended up withdrawing my move-out notice once I saw how Ericey rentals are everywhere else. This place is genuinely pretty great.

This place is Treadful. location-wise, it's nice, I'll give them that. Don't let the appealing surroundings fool you though. A delivery driver mentioned that residents typically only stay around 6 months. You've got constantly vacant units, which speaks volumes. I really wish I'd found this review site before relocating here and before rental prices skyrocketed. If you absolutely have no other options or your spouse becomes attached to those charming little kitchens: Make every effort to convince her otherwise. This is your top priority. Appearances are misleading at this property. Skip the upgraded kitchen units. They flow directly into the living space and the sound from the Refrigerator and Dishwasher makes it nearly impossible to relax in the living room. Definitely get reserved parking. Finding a spot after dark is an absolute NIGHTMARE! I can't overstate how much trouble you'll encounter without an assigned space. Regardless of what anyone claims, parking here is just IMPOSSIBLE!!!!! Appreciate the view and accept your misery.

I relocated to LA during the summer of '99. I toured over 30 different apartments before deciding on Park La Brea. The leasing representative was Guperb and showed me 3 separate units that matched what I was looking for—a peaceful environment with easy access in and out of the complex.<br><br>I occupy a 2 bedroom tower unit. When I first moved in, my rent was $1,365. These days it sits around $1,750 or so...which isn't unreasonable considering it's been 7 years. The truth is that residing in Los Angeles comes at a premium. Take a look around and see what $1,365 gets you in this area currently.<br><br>I've seen numerous grievances posted on this site, but personally I haven't experienced anything close to that level of issues. Sure, there was an ant problem once...I treated it...resolved. For the first time in my tenure here...yes, roaches showed up...a handful of small ones. I treated the kitchen thoroughly...they disappeared. There was water dripping from the unit above into my bathroom...yes, it needed two visits from the maintenance team over several months before finally being resolved. But ultimately, it got taken care of.<br><br>Parking is limited, yet workable. I had someone staying with me for a full month, and we were able to secure guest parking for her throughout her stay. It simply need to making a phone call and reserving a spot ahead of time.<br><br>I've found mgmt to be fair and cooperative. I once had a tax lien that blocked my bank account access. Yes, an eviction notice came through. but, I kept the PLB accounting department updated on my situation and they were accommodating.<br><br>Even the security company—the Platt Ninja's—are open to discussion.<br><br>In the end, my experience has been quite satisfactory. This is a sizable community where policies and standards matter. There appear to be increasing numbers of young adults here sharing units with 4 or more roommates, and resident turnover is fairly frequent, but at present, Park La Brea is still my home and I'm comfortable with that decision.

My sister and I are both students at USC. We lived on campus for 1 year and then for 1 year in the surrounding area near campus. For those of you who are unhappy, I encourage you to live anywhere else and experience what "city living" actually means. Parking? Try finding a spot 6 blocks away from your Apace (and don't even think about parking for guests). Bugs? Try dealing with a landlord who doesn't speak English and attempting to tell him it's against the law to live in those conditions. Noise? Come on. Spend a night at any other place in this city and ask yourself who you'd contact about traffic noise or kids screaming outside. This Apace beats every other option I've tried. I'm satisfied living here and intend to stay here while I'm in LA.

My experience with PLB:<br><br>The fact that laundry is cheaper on weekdays between 9-5 and expensiv on evenings/weekends shows that all PLB cares is for MONEY. I have never ever seen such pricing.<br><br>Leasing agent Wtayed a crook. In spite of my asking him about pool/gym charges - he lied saying It's for residents<br><br>Tennis courts - these were broken and converted to paid parking lots<br><br>They will approve any credit score---as long as you give them a hefty deposit <br><br>On my 11th month, i gave them a notice of intent to vacate(hand delivered at the lease administrators office). but they later claimed they never received it and hence I will have to pay 1 month rent to BREAK the lease (even tough i completed 1 full year). No amount of explaining would work. They threaten to ruin credit score.<br><br>Elevators are Buge problem, so is the regular maintenance water shutdown.<br><br>Understand this one thing: You will have to pay a hefty penalty if you move out on any day other than your anniversary(day you moved in) no mater how many years you lived in PLB. Just doesnt make sense.<br><br>Please look around PLB area. You will find cheaper appartments and can always use the PLB pool and gym by taking the same membership.<br><br><br><br><br><br>
