Seemed promising at first, then rapidly declined from there.

Positives:
- Reasonable rates (considering Hollywood location with parking, pool, and fitness center)
- Brett, the leasing manager, practically lives here—tough guy, but generally pretty responsive
- Maintenance and security crew are solid people overall

Negatives:
- Paper-thin walls and floors (seriously the worst I've ever seen—footsteps, conversations, television, phone calls, door chimes and running water are all crystal clear)
- SEWAGE ISSUES (lower level residents constantly deal with backed-up sewage! it's disgusting. raw waste has spilled into the corridors, so mgmt just sprays air freshener to cover it up)
- FIRE EMERGENCIES (fire drills/evacuations happening roughly every couple months)
- THEFT PROBLEMS (staff is legit, but your motorcycle will disappear from the parking area)
- RENTAL AGREEMENT ISSUES (they conveniently forget to mention the hefty surcharge once your initial lease expires and you go day-to-day PLUS if rent is even slightly overdue, there's an enormous penalty and checks aren't accepted—cash only! completely unprofessional)
- FITNESS CENTER PROBLEMS (condensation from a/c dripping throughout the gym, machines are decent but regularly missing collars/weights/components)
- ADDITIONAL FEES (they require renter's insurance and charge separately for water, trash removal, municipal fees, utilities, etc.)
- Lifts (upgraded recently, but still jam up occasionally or don't respond when you push the buttons)

Sure, unhappy tenants are more likely to write reviews, but I'm telling you...literally every resident I've talked to shares the same frustration.

I'm a satisfied resident because whenever I reach out by phone or email, I receive prompt replies. When I request maintenance, they show up in about an hour, which I really value. The team is consistently available and ready to assist, ensuring my living space stays comfortable.

i just moved in less than a week ago. I had many concerns about the condition of certain things in my apartment, when I first moved in. I am waiting to have someone come fix my issues. But, I am still filling the apartment out. I need more time to be able to give a comprehensive and full scope rating.

Vida is Torrendous. don't move here. Complete waste of your money. WiFi is constantly down and mgmt ignored mold spreading through the hallway following water damage without offering any rent reduction for these problems. Absolutely unacceptable.

The construction quality is lacking, particularly with the walls and floors being quite thin. The renovations appear to have been completed poorly, and you can notice the flooring in the units is uneven—my lamp actually tilts because of how sloped the floor is. Sound travels easily throughout the building; I can clearly hear footsteps from the apartment directly above me, as well as people moving around outside and on other levels. The noise has been disruptive, often keeping me awake at night and continuing to wake me regularly. also, there's a persistent weed smell throughout the property despite it being designated as a non-smoking community. On the positive side, the staff members are genuinely friendly and helpful. The space itself is charming and has a nice aesthetic, plus I feel secure here. location-wise, it's easy and works well for my needs. Despite the sound issues taking adjustment, I've come to appreciate the apartment overall. Like any residence, there's certainly room for improvement, and realistically, no place is without its flaws!

Good experience overall, but would appreciate if the common spaces were tidier and things were organized better. Staff could also be gentler with belongings. Despite these minor issues, it's been wonderful during my time here in Los Angeles. Everything suits me fine. Thanks for your efforts—keep it up!

I'm a resident at The Victor and I think it's fantastic! The community is incredibly welcoming and the building itself is the most beautiful, upscale property around with an perfect pool and fitness center. The mgmt team is gorgeous and genuinely kind and supportive whenever I need assistance. I'm so happy to call this my home.

I believe the staff Itays treating me unjustly. You've got moments when I don't feel secure, and the nighttime noise can be quite disruptive. Getting an additional key requires adding another tenant to your lease agreement, who must then complete their own lease application.

I'm not sure who the jokers are that write positive reviews about the place. I'm guessing it's the victor staff. I am a young legit type and I have never lived in a more god awful apartment. The neighborhood is super scary. One day in February, I was woken up to police speakers and there was a full on police stand off right on Wilcox ave. There's loads of drug dealers that live in the complex. I know this because my unit faced outside and I would see/hear them dealing outside at night. It's also SUPER loud. Forget about sleeping. Weeknights people are always outside yelling and screaming. I had MICE in my unit for 2 months during the summer. I always keep my place clean, but was infested with mice. From what I understood it wasn't just my unit. With sticky traps I ended up killing TWELVE mice!! I told mgmt about this and all they did was sent an exterminator up with some poison. I told mgmt about the drug dealers and the noise with little to no response. It's a horrible place. Save yourself the headaches and don't live there.
