Hello, I'm am an ex-tenant at hollywood terrace apartments, we were charged 35dollars for laundry card as a deposit when we moved in, and Carlos, who is the current manager ,is not willing to refund that amount back to us now that we have moved out. Also the building charged us 910 dollars for painting, and 340 dollars for cleaning out of our deposit, for normal wear and tear, which I also have a video for. Also the units at Hollywood Terrace Apartments don't have ventilation outlets, exhausts are dummy fans, with no outlet. Because of which there's black mold everywhere, all that the manager cared to do was paint over it instead of doing a proper treatment. I'm leaving this yelp review for the higher management level to look into this matter, anyway you'll hear back from me again, I'm taking this matter to court for overcharging us, withholding our laundry card deposit and neglecting the black mold situation entirely, thank you.

If you're thinking about moving to this complex just cos it's affordable DON'T!!! THE MANAGEMENT ARE CROOKS! They made deductions from my security deposit without any explanation and refused to talk to me when I questioned it - "I don't want to discuss it any further." said the manager. And they told me it wasn't possible to refund my money. They also charged me for a day after I had moved out and all my stuff had gone, having told me it was ok to hand my keys in the next morning. I wrote a formal letter to them which they proceeded to ignore. I was going to take them to court but I've recently decided they're just not worth my breath!!! I not usually one to write reviews but I really don't want them to do this to anyone else, unfortunately my guess is they do do it to everyone and they just keep getting away with it! HOLLYWOOD TERRACE APARTMENTS IS RUN BY INHUMAN SCUM! They do not abide by the law and they don't give a ---- about their tenants! PLEASE PLEASE DON'T RENT A PLACE HERE, AND PLEASE PLEASE SPREAD THE WORD! P.S. The building is roach, fruit fly, and pantry moth infested. And the police are often around arresting people in the lobby. I wish I could rate 0 stars.

We just moved our daughter here and we have been very pleased with the apartment. Joe the manager, has been very helpful and efficient with all our requests. The apartment was painted and had new carpet. They have landscaped the front and it looks nice. She has her own parking space in the secured lot below. Several nights there was a security guard in the lot. You cannot enter the building without a key. So far it has been very quiet. There were a few minor repairs that needed to be done and they were all taken care of in a timely manor. The area is a mix of private homes and apartments.

PROS: Location, affordable (?), own parking spot. CONS: Considering the rent is also intended to cover some of the building common areas' maintenance, be warned that amenities such as "Pool(s)" and "Sundeck(s)" are not available. The pool, which is more like a bathtub, hasn't been operative for years and the so called sundeck was always filthy and not taken care at all. Despite the fact that they somehow exist, no one is allowed to the floor in which this amenities are (the roof, 5th floor). Reason? Here we go with a different amenity offered as "Limited Access". The building was invaded with outsiders partying on the roof (I would guess with some tenants). They now have decided to have security during the night, but happens that there's still access to the roof through the stairs (which are extremely hidden, the access is from outside the building and no sign or what so ever to get there). Parties are still held, but in a more controlled way... but still happens to be an illegal practice according to the management. Next amenity: Parking space / garage? You get assigned a maximum of 2 spots per apartment and of course you have to pay for it (I guess is what they call "garage"), a one-time fee though (which in some internet sites says is $0, but it isn't)... but that parking space sounds like something for visitors? 4 spots are assigned for visitors, which are commonly used by people that either does not want to pay for an extra private spot (up to 2) or by a third car belonging to one of the apartments. You have to be lucky and before I forget, this is only if you have the combination/clicker to the Lobby level Parking with entrance on Hudson (there are the 4 spots). 4 visitors for a 96-units-building of at least 2 rooms each... non sense. Next amenity: On-Site Laundry There are in fact washers and dryers (not all working) available on site. But there's one trick to this formula: Is a card-based system and the box/machine to charge the cards is not available for tenants... in fact, is not even in the building! So you can't really do laundry when ever you want because you depend on the management office having recharged laundry cards. Murphy's Law: When you really need to do laundry, they will be out of laundry cards and they might even suggest for you to go somewhere else. As an amenity, is more like gambling. About the rest of the amenities offered: the elevator is very slow, once in a while one of them (out of 2) would stop working and hopefully is not the one that goes to the "P" Level (underground parking level). Why? The only stairs that can get you down there are not accessible from inside the building! You have to go around the building to the back side of it, pass one gate and then through a smelly, dark and hidden stair (which is somehow connected with the stairs that takes people to the 5th floor). That's with amenities. Hazards: MOLD. Apartments: Whenever it rains you'll see maintenance and someone from the office going around the 4th floor "repairing" leaks. The repair consist of spraying primer on the affected area of the ceiling; and the smell of the apartment will tell you how bad the mold problem is. Bathrooms have no window and the vent system is not great, which creates a new source of mold in the shower and surroundings. Parking: Whenever it rains you'll see waterfalls in both parking areas. What's amazing is that the source of the waterfalls are in the middle of nowhere, meaning that the leakage, mold and pipe issues are completely out of control. When you realize that some of this thing went through 5-6 floors in an unknown way, the structure has to be horribly affected. I'm unaware about the sanitary control on this building, but the mold issue (not to mention some considerable size roaches) is a definite rejection from the sanitary department. The Management: Although they have managed to "clean" the building's environment, they are very shady. Have a safe copy of your contract and every piece of evidence about your living situation (even copies of the repair request's sheets). As a basic exercise, try looking for HPG Management on Google (the one who manages Hollywood Terrace Apts (HTA) and I don't remember which one else). Any luck? besides the contact to the HTA, you won't find anything. Then when there's a major problem and you go to the office downstairs looking for explanations and having they signing a simple agreement, they will refuse to do it, adding (and I quote here) "We are not HPG Management." When trying to get a receipt for a rent check, the lady wrote her initials only in the slip that goes to us, making sure her initials where not copied onto the stack they keep as their receipt copies. Some months ago the police would come to the building nearly as much as the guy from USPS. Weird stuff was happening, taking people out handcuffed, etc... I haven't seen this things for a couple of months as for now, but who knows. Actually once I called the police because someone had broken in the apartment in front and both officers had an unanimous suggestion: "you better find another place." So it's your call... If it's convenient and you don't mind the CONS, go for it. Just don't complain.

I was recently assaulted at the building, it completely sucks. There is no security and the front door has no door handle, it's just a wire coat type hanger that opens it. There are people doing drugs and stray animals in the stairwell. People park in your space, they raise the rent often, the hallways smell like puke, and the management doesn't care. The staff has absolutly no respect for their tenants and they main company doesn't care about complaints. Visit it and you will see what everyone is talking about. Although bring a weapon since you may assaulted by a local gang member. As a guy I can deal with it but I would never bring a female here.

This place still looks like a complete dump. Claim "We are re-modeling" * sniff sniff* BULL**** the place is an embarrassment for them and I will not invite co-workers or friends because of this dive. The parking garage looks like the Reaper lives/hides, I have no gotten a parking spot and have been here for than a month, the elevators are SUPER slow, still have to pay to do laundry in a filthy room seems ironic, OH AND the so called, 'new' landlord has offensive and unprofessional mannerism. this place should just go out of business already...gross

I lived there for 1 yr. I have to say that the building itself is pretty good price for 2 br, 2 bath, parking space... in Hollywood area. However, A SERIOUS PROBLEM is.... this apt is full of junkies. I was even able to smell some cracks and heroine stuffs on corners. At the time I lived there, I've seen a lot of drug dealers and their customers in every floor!!! Some of them lives in several units, more annoying and insecure thing is that they're always bringing people from nowhere. I'm not joking. I mean... I smoke only weed sometimes but WHO WANTS TO LIVE IN CLASS A DRUG MALLS. And the WORST thing is that 2 managers don't care about this, Ah.... they don't care about your DEPOSIT neither. So, my suggest is **** this apt.

When I first moved here in the end of 97 the building was in pretty good shape but it slowly began to decline as time went on. There were pot dealers on the 2nd floor and prostitutes in the same apartment. There were loud parties every Fri & Sat night and several times these parties would spill over to the hallways, roof and the never working jacuzzi area. People would constantly vomit in the common areas and hallways and one time one gentlemen defecated in the elevator, the hallway and the parking garage before he made his get away. Yumm! The people above me on the 2nd floor had a house full of people who fought constantly and would throw things all night. It was like living below a working bowling alley. And to top it all off, the security guard was caught on tape getting his "freak on" in the non working jacuzzi with two, not one ------ mamas! Live entertainment! Also, the street surrounding the building was incredibly loud with drunks, clubbers, and bums who could care less your dumb --- has to work in the morning. Also, drug dealers and crack heads would get high in the walk way behind the building on a regular basis. The management was completely ------ and would not fix anything ever. My apartment FLOODED EVERY TIME it rained. The whole apartment and both bedrooms. I was on the first floor. It was a nightmare! I would not recommend this building to anyone. The only good thing about it was the AC blew cold.

BEST PART AT THE BOTTOM!!!! So not only has my apartment been FLOODED not once, not twice, not three times, not four times but FIVE TIMES. Ruining very expensive cosmetics etc. The people above me keep me up ALL NIGHT LONG. I had complained about them for TWO MONTHS before the manager even said anything to them about it. The elevators are always disgusting. Throw up, spit, pee etc. There are always always flies and gnats in my apartment. I am A SUPER CLEAN person. No dirty dishes, no men (ha) no dirty laundry etc. There has been mold in my shower for over two months... nothing has been done about it. My closet doors have been missing since I moved in, i requested for them to be put back on over 3 months ago. Still no closet doors. My Dishwasher doesn't work. THIS IS THE BEST PART:::::::::::::::::::::::::::::::::::; Last week I had told the manager VERBALLY that my ac was leaking when i turned it on. So this morning.. i am in bed.. in my UNDERWEAR... and i see (through the crack in my door leading from my room to my sink) someone rustling underneath my sink!!!!!! I FREAKED out.. and said 'EXCUSE ME???" the man says "yes?" i said "WHO THE HELL ARE YOU AND WHY ARE YOU IN MY APARTMENT?!" I had nooo idea who this man was... I get up, and obviously he catches a glimpse of me in my freaking underwear. The manager decided to give them a ------- key to my apartment because I didnt answer the door. IT IS ILLEGAL TO ENTER A RESIDENCE UNLESS YOU GIVE 24 HOUR NOTICE. Which I was NOT given. I have called the LA Department of Housing today.

It's really quite sad here. The building is in terrible repair and the fit and finish of the rooms is quite bad. Neighbors are noisy at all hours of the day. The management is typically passive to downright unfriendly and is hardly helpful. Though office hours are 10:00am to 5:00pm, they're hardly available. They live in their place of employment and they still can't make it on time?! Additionally there is often the smell of old beer and urine in the halls, a generally disgusting "nasty dorm" like atmosphere and state or repair, cockroaches, other vermin, and free water. Yay! Avoid this place unless you like paying $1700 for a decapitated dorm room.
