Perfect positioning for downtown commuters.

Lower levels up to the 7th floor tend to be relatively peaceful. Yet, higher floors in the section facing the freeway suffer from significant highway sound that the structure doesn't adequately muffle.<br><br>The cooling system sometimes struggles to reach comfortable temperatures.<br><br>Impressive vistas overlooking downtown.<br><br>Even with security personnel on duty, there have been incidents of muggings involving knives and firearms in the parking district. Vehicle break-ins have happened multiple times.<br><br>Outside of garage-related incidents, I'm not aware of any safety concerns affecting the units themselves.<br><br>When the water features shut down in the evening, residents on floors below the 7th experience considerable sound disturbance.

Delightful home for 4 years - has some issues, but manageable!

I have resided in Promenade Towers for nearly 4 years, and I will miss it when I go. Given the cost, the layout of my one bedroom unit is fantastic. I would absolutely consider it a delightful home for me, though it does have certain issues. I view them as manageable, though. PROS: The storage space in the residing/dining room is expansive and great for various storage purposes. The solarium is a distinctive element that gives the unit Brilliant and spacious feel. There's abundant counter and storage space in the bathroom & an enormous closet in the hallway that's another big plus. The most impressive feature is the CALM AND TRANQUILITY I have consistently enjoyed here. Having an unit that opens onto the interior courtyard is a significant benefit. The front desk (while not always the most efficiently run) accepts all deliveries and leaves you a notice at your door. You are able to retrieve your delivery anytime during the day or night. The recreational pool is spectacular and gorgeous. The entire courtyard is a delightful space to spend time in, every corner and I appreciate it more and more with each passing day. CONS: The lot has tandem spaces and you must constantly leave your key with the valet, who occasionally will relocate your vehicle to another positioning and it won't be in the same spot. It's manageable, but I have had instances where it's taken me and the lot staff 20 minutes or longer to track down my vehicle. The landlord shuts off the water FREQUENTLY - typically several times monthly - with under 24 hours advance notice, though it typically happens during regular business hours. The fixing crew - while quick to address issues - lack expertise and fixes often need 3 or more attempts to work properly. Nevertheless, following several unsuccessful fixing attempts on appliances, they will usually provide a replacement, so it's acceptable overall. Visitor parking is limited to weekends (otherwise hourly fees apply). OVERALL: The cost is Ancredible & fair. The features aren't ultra-high-end but are quite useful and superior to standard, and all things considered the community is clearly well-kept. I was truly able to build a home in my space, which is meaningful.

This building is infested with roaches. Management lies and insists only a small percentage of the units are a problem. The rent is cheap for good reason. It is common to see dog feces in the hallways. The stairwells smell of urine. You have been appropriately warned.

This place claims to offers secure facilities and parking services but has no cameras in the parking garage and the parking staff will ignore any possible break-ins. There&apos;s also a serious roach infestation that the staff ignores only doing cheap pest control services that don&apos;t work for more than one day

I lived here for a few months and hated every second of it. Where should I even start&hellip;..? The lack of professionalism this place shows is astonishing they are still open. From my personal belongings catching on life from other residents, a new bug problem everyday, shady workers ( have had multiple things gone through and taken in my car daily ), any and all concerns addressed to them where never handled, most of the time they just laughed at you and told you it&rsquo;s not there problem. Not to mention the absolute disrespect from Flor and the whole management team here is astonishing. I&rsquo;d never recommend this place to anyone!!

I am a current resident of Promenade Towers, and I have been living here for 2.5 years now. I have lived at several apartment complex in my life but have never come across a apartment complex as bad as this one. Where do I even start. 1) I have filed many tickets for fixing the AC and it never gets fixed and breaks after every few months, due to this i have had to pay extra money on Electricity. 2) Has a HUGE ROACH problem! Have to deal with the pest control every 5-6 months, it&apos;s a hassle to take your stuff out of cabinets every few months 3) Other residents keeps parking in my spot and after complaining several times, no action has been taken and they always say we will take the complaint but we can&apos;t tow the car before 3 warnings, and every time it&apos;s the same excuse. 4) I have had other apartment people vandalize my car by putting some butter/sticky stuff on my windshield. Which i complained about and nothing happened 5) LACK OF SECURITY - I bought a new car and in the span of 2 weeks my car&apos;s catalytic converter has been stolen twice. I paid for the first one on my own but the 2nd one I am not going to pay, the management will have to pay for it due to THEIR LACK OF SECUTITY. 6) When you complain to the management, no response is received till you threaten to complain about them. But even then they will just call once and say oh we understand your pain but no action is taken besides that. 7) People are so nasty in this community that they throw trash out the windows to my balcony, i have complained about this too but i still get trash in my balcony, they offered to send a cleaning lady to clean the balconies twice, but i have not yet seen anyone come here to clean even once. Living in this apartment complex is harassment and I would never recommend anyone living here!!! BETTER PAY FOR DAMANAGES PROMENADE TOWERS, or my next step will be to sue for all the harassment and damages that you have caused.

Management sucks does nothing to help residents. Never helped with maintenance, they don&apos;t return calls. Avoid this dump at all costs any apartment is better than this place. All they are is money hungry.

The horrible place ever, but the worst part is dealing with the management. Beware when you move out, I&apos;ve called them multiple times to figure out the moving out date, and I gave them the notice as they advised me, later they told me that they will charge me one more week due to my lease contract, then I saw the amount past due on the web and called them, then they told me it is the credit I should get it back not how much I owe them and they told me they will send me a check and I think that was little over $300. I have been following up with management via email to get the rest of the deposit money. They never returned the email. A month passed after I moved out got a phone call from a debt collector contracted with Promenade tower, saying that I owe them money around $500 after they have taken all the deposit, and the reason was an early termination penalty. I get that it is business and all, but you will need to learn how to be a better human being. You conned me, I will not take this to the court for $500, but you know what you did, so shame on you.

Its filthy, no matter how much I cleaned, the bugs came back. Super disgusting if you have a medical condition like my neighbor does, and you can&apos;t clean up fast enough. Got to end my lease early thank god.

I moved here 10 months ago. -First when i looked at the place it looked beautiful because they only walk you to the apartment and show you the pool on the way. -The pictures of the pool on their website its very old picture. now the hot-tub is brown. i wouldn&apos;t even use it. -Have been to the gym once to try it out. i never seen that kinda of machines anywhere. They haven&apos;t changed them since they build this building. More than half have been broken since I moved here. -If you are looking for a nice pool to relax and a nice gym to work out make sure you go somewhere else. -Parking is $75 a month . Guest parking only on weekend for free or 6pm to 2am. other than that have to pay $2 for every 15 minutes. -The apartments from the inside are very beautiful so if you looking just for an apartment to live then i recommend it but if you looking for a good &quot;Luxury&quot; living this is far from it. -I seen a lot of reviews about water. And now I see why, cut water at least once a month. Also the shower water is brown every time u turn it on. -Cockroaches all over the kitchen and the bathroom. No matter how clean your place is. They come from the sink or outside. I asked them to spray it and they did, I came back at night to find at least 10 cockroaches in the sink, I submit another work order for them to spray it and I got a phone call from the office telling me it is normal to see more bugs after spraying your place and that they will go away and that I should wait another week to spray it again because if I spray it now they get used to it and it wouldn&apos;t kill them. Mind you I sprayed my place twice already but no hope. -Maintenance have not been a problem inside my apartment. fast service -the 110 freeway right behind the building. one block to get on -Laundry on every floor (one machine) -there is small store if you need anything and you don&apos;t want to leave the building -The parking staff very rude. -Also there is small coffee shop -Beautiful view of down town -Would i recommend this place to anyone? NO. Because it is not a Luxury apartments like they say and it is not for sure . it is just an apartment. 2 more months and I&apos;m out.
