The worst management ever!!! They lie and they just want to charge you fees. I hate talking to them and I am leaving before my lease ends. Roach problem.. it is disgusting. Please trust the reviews and do not live here.

HUGE COCKROACH PROBLEM (COCKROACHES SPOTTED DAILY). PLEASE READ BEFORE CONSIDERING LIVING AT THE PROMENADE TOWERS. My roommate and I moved into the Promenade in August of 2015. We started to see cockroaches show up around November 2015 and have been dealing with them ever since (it is now March 2016). Our apartment has been "treated" in one way or another probably close to 10 times, and my roommate and I still end up killing a cockroach or two every day. For several of the treatments, we have been required to empty all cabinets in the kitchen and bathrooms (1-2 hour process) and restock everything once the treatment is complete. Since we kept needing weekly treatments and the process took so long, our short-term solution was to keep our stuff out, resulting in our kitchen being sprawled out on our living room floor for several weeks at a time. When we asked management for possible compensation for the reduced standard of living we have been experiencing, we were denied. Their stance is that since they are acknowledging all of our requests for additional treatments, their hands are clean. Believe me, I understand the price looks nice. It is definitely one of the cheaper places you can live while still being close to Downtown. Growing up in the countryside, I thought I could handle a couple of bugs now and then (I was aware people had roach problems here before I moved in). But the problem is so much worse than I could have ever imagined it. We have been dealing with this roach problem for over 5 months now, and it appears that we will be dealing with it until we move out in August. Management is frustrating beyond belief. Please, please, PLEASE don't make the mistake I did and disregard the negative reviews. Once you see the first cockroach, it will already be too late.

It is a terrible place. It is full of insects and roaches, very ugly!!....the ladies in the leasing office are kind and nice but some of the ones in the mangement office are rude and aggressive, I don't recommend this place at all.

This was my second apartment experience in downtown and slighter better than the first. But bad nonetheless. Moving in and moving out was a bite in the butt. Paperwork took forever to get through and somehow we kept playing phone tag as whenever I called they were either out to lunch or gone for the day. Moving out was even worse with added paperwork for inspection and whatnot. Elevators were slow and always breaking down. Sometimes you'd find the occasional garbage or litter that someone from the other units (probably from a party or something as this was common on weekends) drunkenly misplaced. My friend lived in the apartment as well and their tower was worse than ours (I lived in South, my friend was in North). Some hallways smell like weed, some smell like dog piss (I thought no dogs were allowed?) Some just straight up smell weird and funky. I didn't have any bed bug or roach problems when I lived there. Maybe saw one roach out of the time I lived there. But a major problem was ALL OF THE DUST FROM THE FREEWAY. OMG SO MUCH DUST AND DUSTY AIR. I was on the upper floors and that ---- drafts in from the windows if you like to windows open, which you kind of have to during the summer since those rooms get SO HOT. And forget using the AC cuz that thing is E-X-P-E-N-S-I-V-E. and takes forever to actually get the room cool. The atrium was cool, but wasn't really necessary. It was cool to have when you have friends over and they want to smoke but are too lazy to go outside (and too sketchy) but other than that, pointless. Especially since the flooring is carpet so you can't even put plants out and it's not a patio so... yeah no point. Parking attendants were nice and after a while they remember you and your name. Very fun to talk to and they helped cheer up my day when I came home from work. If you don't have a designated parking spot, YOU WILL SUFFER. I had to wait 6 months for my spot and we had two cars (me and my roommate drove separately) and by the time we got it, it was pretty much pointless. The walk from the parking structure to the actual apartment building is FAR and sucks so bad if you have a ---- ton of groceries. Also, it's the whole front-to-back parking so if you want to go out and your roommate parked on the outer parking, you will have to go through the trouble of moving their car and then moving your car, then re-parking their car. UGH. The guy with the parking spot next to ours had two spaces (you can only get designated parking if you have two cars) for ONE FRIGGIN CAR. and what does management do? Nothing. They don't give a ---- if you've been waiting for months cuz some rich ------- who can pay for the two spots will take the spot just to be a ---- and you can't do anything about it. I saw this with a lot of parking spots actually, but then again the parking situation never seemed to be regulated so eh. Laundry was ok. Never really had a problem. Don't leave your stuff in there too long though, or someone WILL STEAL YOUR STUFF. Also some people don't take care of the laundry room too well... bunch of gunk stuck in there sometimes. You have to be careful. Overall, it was okay for the time being but not worth it for the price. Take your well-earned money and live somewhere else.

Bed bugs!!! Bad management and horrible manager. Very angry parking staff. Roaches everywhere.

This must be what living in the ------ feels like. I am writing this at 11:45pm getting ready to sleep while the people on the third floor of the South Tower are blasting their hip hop music and having a loud party. I called security an hour ago and they say they will handle it but I don't think they ever went over to tell them to keep it down because the music is louder than ever. The reason why I've been here for 2 years is only because it's the cheapest I can find close to downtown. But this noise thing is the last straw and I will move in a couple of months for sure. Roaches, ants, and the occasional beetle-like bugs that craw everywhere. Not to mention that the plumbing has overflowed twice within 2 years. I come home from work and I find dark dirty water coming out of the kitchen and bathroom sink and onto the carpet. What's funnier was right after the second time it overflowed they decide to send me a notice to raise my rent! The parking attendants use to be the one bright spot in this complex, but ever since they hired new attendants it has gone downhill. You have to give them your key since sometimes you have to double park. And when I give my key to them I get dirty looks from them because they were too busy listening to the radio or watching tv and didn't want to be disturbed. WTF? Also don't walk outside the South Tower at night, people from the upper floors of the South Tower throw eggs over the building as a practical joke.

Moved in 2 months ago and I'm counting the days until my lease is up. Cockroach infestation is out of control (my apartment is clean but they crawl in from the hallways...I can see them come inside so when I'm home I stuff a towel under the door but can't do anything when I'm not home). Today I've had no hot water for 2 days. I called about this 2 days ago and the management office said they'd send someone but nope. I called emergency maintenance but apparently no hot water for now a 3rd day is not considered an emergency so I have to wait to call from 8am-noon or 1pm-5 tomorrow to hear a BS answer about why no one can fix it then possibly wait until next week until I have hot water. In the meantime I shower at a friend's house. Parking is valet, it sucks. Guest parking is even worse. While it's available, they have to leave by 2am or pay $3 and past 8am it's something ridiculous like $1.50/ 20 mins...so careful with overnight guests. Visiting you can get expensive. There are no laundry "rooms". There is ONE washer and ONE dryer PER FLOOR!!! so your typical "laundry day" becomes a "laundry week". Yes rent is cheap but it's not worth it. The cockroaches alone are irritating especially if you're a clean person. One more thing. In the South Tower there are 3 elevators but only 2 are functional. When you tour the place they'll tell you that they're working to fix it...I've been here for 2 months and have yet to see it "fixed".

This has been the worse year at Promenade in my 12 years here. I've seen more roaches, the elevators have been down more than ever, and despite them trying to make things better by replacing the evelators, the one they are replacing, is still down after 4 months. What if there's an emergency? That's what happens when you hire the lowest bidder, instead of the better company. There was no water for six days while they tried to make things better but it was a bit too much for someone who works from home. The pros;the staff is friendly and ready to try to work with you even though I don't trust the property manager as far as I can see her. Also not sure why there are not people of other ethnic groups who are employed as staff. I am not being discrimatory but it is a bit suspicious. I was told by residents who have been here since the late 80's and early 90's that it was a beautififul, well kept community with a multi-ethnic staff. And now there's rumors of mold. Do your homework.

so many cockroaches. i live above the 5th floor in the north tower. can't wait till this lease is up. the leasing office will make you think they are helping. if you don't believe me, just come in and ask for theresa, beth, or beatriz. ask them if there is a cockroach problem. they'll tell you "the rain brought them in to the first floor, but we have a regular inspector on site every monday who sprays the common areas. if you do see any activity, we can schedule them to treat your apt." dewey pest control will come in and spray the apt, each and every time you notify , but that won't help. find more reviews about the cockroach problem on yelp. there are other problems, but this is the worst of em.

The Pros: - Probably the cheapest place downtown -Most of the parking attendants are friendly -Road noise is minimal, even right next to the 110 - Apartments are spacious The meh's: - I live in the 2nd floor and I've only seen 1 roach in 2 years The Cons: - They turn off the water a lot during the day Mon-Fri (problem if you're there a lot, I'm not so it never bothered me) - The laundry facilities are in convenient in the West Tower & limited in the North & South Towers - Parking is a pain if you don't have a reserved space - The walls are pretty thin and you can hear people in the pool if your apartment faces the pool - No dogs allowed but some peoplehave very yippy dogs
