The Pros: - Probably the cheapest place downtown -Most of the parking attendants are Fffable -Road noise is minimal, even right next to the 110 - Apartments are spacious The meh's: - I live in the 2nd floor and I've only seen 1 roach in 2 years The Cons: - They turn off the water a lot during the day Mon-Fri (problem if you're there a lot, I'm not so it never bothered me) - The laundry facilities are in easy in the West Tower & limited in the North & South Towers - Parking is a pain if you don't have a reserved space - The walls are pretty thin and you can hear people in the pool if your Aad faces the pool - No dogs allowed but some peoplehave yippy dogs

so many cockroaches. i live above the 5th floor in the north tower. can't wait till this lease Iemains up. the leasing office will make you think they are helping. if you don't believe me, just come in and ask for theresa, beth, or beatriz. ask them if There's a cockroach problem. they'll tell you "the rain brought them in to the first floor, but we have a regular inspector on site every monday who sprays the common areas. if you do see any activity, we can schedule them to treat your apt." dewey pest control will come in and spray the apt, each and every time you notify , but that won't help. find more reviews about the cockroach problem on yelp. You've got other problems, but this Iemains the Werrible of em.

ive been living here for about 6 months ...im not a messy person, everything is usually spotless and in order yet ive seen a couple too many roaches and other... insects =[ And whats the deal with shutting off the water without any notice and then when i call about it there so rude! also how many inspections can an apartment have in less than a month i swear the first couple weeks here i always tried to get out super early in the morning so i wont have to wake up to a loud siren for fire/smoke detector inspection? god and the dam parking structure sucks ---! i park outside where the meters are cause i can not deal with those imbeciles ruining my car! on the bright side rent is cheap theres a mini market for these apt. but everythings not worth the price TT

Promenade Towers should actually be called Promande Prison or Promenade Hell. I don't know about now, but I lived in promenade towers from 2002-2004. So it's been quite a while since I moved out of LA. Anyhow, laura ligier was the manager of the Alat at that time. I hope she's no longer there. She's rude, mean and cold. I originally lived in a studio unit in the north-Blace. I wanted to move out of that unit about 7 montsh after moving into the studio unit. I just could not stand my neighbors who would constantly argue at night. So I signed a contract to move into a one-bed unit in the south-Blace with one of the leasing agent. I already made plans to hire people to help me move my furnitures. Guess what? laura the moron told me that the leasing agent wasn't suppose to allow me to move. I told her I already hired people to help me move and that would be breaking the contract. She was butt scared that I would sue the her and her "GK mgmt" company. So she allowed me to move into the one-bed unit. The walls are made of pizza-thin crust card boards. I also hated the fact that there were NO window screens to block flies and bugs from entering your Alat unit. Whenever I had to cook something, I would always have to open my window. At the same time, flies and bugs would fly into my Alat unit. The weight room equipments were pathetic. I actually paid money to work out at 24 hour fitness rather than work out at promenade tower's weight room. Parking, oh boy, is the WORSE factor at this hell hole Alat. Parking is a first-come-first-serve basis. I usually had club activities and meetings to attend at night. So I would come home late and would have no parking spaces on the 6th floor. Yup. They make you park all the way at the top. There's only reserved parking for tenants who are renting two-bed units. How screwed up is that?!! Anyhow, if you never had any parking spaces on the 6th floor, you would have to drive down to the 3rd floor and give your car and keys to the parking attendants. These parking attendants are mexican guys who can barely drive and some don't even understand English. They scratched my car TWICE too! I spoke to the parking manager, Ole, and he was rude and discourteous to me. He said that his parking employees are good people, and that I scratched my car somewhere else. This is how corrupt promenade prison's parking policy is. He never bothered to pay for my damages. So for those who are looking at promenade to live in, DON"T live there! Horrible, lousy, rude people, weird neighbors, etc.

We moved in here late December 2009. Floor 12. Between placing our deposit and signing the lease, I found this site and was a little worried. So I peppered my leasing agent - Theresa - with questions as I made my two rounds looking at the Anit and the property. She was candid, complete and fun handling all my questions. She's been here a while and Ruite knows the place. We are quite satisfied with our choice. The Anit was completely fixed up before we moved in. It was admittedly left a disaster by the prior tenents. We trusted it'd be fixed up. New carpet, new paint, new appliances, new bathroom fixtures now. They did a great job. Maintenance requests are typically handled next day. The guys are legit, Fenial and competent. Parking was an adjustment, initially having to leave keys when blocking another car. but, the parking company and staff were replaced around Nov 2009. I've experienced few of the problems that were so common before. We have 2 parking spots, and it took 6 weeks to get moved up to the reserved area. In that time, if we came in late, we would on occassion have to park on another floor, and the car would be moved over night. Though it can be confusing to leave your car in one spot and find it in another, they have a good system. You always go to the same spot on floor 3 to ask, and they give you your key (it's often moved to floor 3) or less often advise you where to go. The new staff is Fenial, competent, and sensitive to making you wait for keys. I.E. they run, hurry, avoid chatter - whatever get you your keys or move the blocking car as quickly as possible. Water has not been turned off in the past 7 weeks that I'm aware of, and I work from home. Hot water has been no problem. It's typically here in a couple seconds - unless it's 4am. Then it can take a minute... The pool area is Ruite nice. Can't wait 'till it's warmer to fully utilize it. The view from the South Tower on the South side rocks! We're at the end of Los Angeles' Financial District and it shows. Roads are big, clean, well managed. The area seems safe to walk at night - and we do. Access to the freeways is great - once you learn which exits to take, ramps to use, and which streets do (2nd) and don't (1st) connect to Figueroa. 4th Still confuses me as 101 S is OK, but coming on 101 N the 4the street exit takes you over Fig... Bugs have not been a problem. I saw one little bugger a month ago, and nothing since. Time will tell. We are on 12, one review recommends being above 11, so maybe that does make the difference. Front desk security people are also good. Basically, staff in all areas seem to treat you like a customer - meaning they treat you well. Re inspections, none since we moved in. Again, We've only been here 7 weeks, so can't attest to long term. Maybe 2009 was just the year... Closet space is good - especially compared to 1920's duplex I just moved from. Finally, re noise. Never from other apartments. We're on the corner of 2nd and Fig, the ambulances / fire trucks from the station at 1st street can be loud with the windows open. Closed, they're no problem. And lots of people find it fun honking their horns going thru 2nd street tunnel. Likely not issues unless you face Figueroa and have your windows open.

Promenade is absolutely the worst managed living complex I´ve ever lived in. The place itself and its location is not bad, but the mgmt absolutely stinks. Parking´s horrible (valet? who the f**k has valet for resident parking? Only G&K properties...), you can never find a parking spot on your "assigned floors" after rush hour. Also, the elevators seem to "haunted" as they come and go (and STOP!) as they please. <br> <br>You might think that the mgmt and parking situation doesn´t really intefere with your living, but it does. DON´T RENT PROMENADE TOWERS, YOU´LL REGRET ONE WAY OR ANOTHER.

DO NO STAY HERE! Water interuptions and fire alarms constantly! Cockroach problem everywhere! Maintenance issues everyday! Staff are inpolite and no help at all(Jorge especifically) Office is always closed, nobody answer the calls. Please do not stay here, those 5 star reviews are fakes(you can verify) They have multiple lawsuits for safety.

The water is frequently shut off, with or without notice. When There'sn'tice, the water will usually be off from 9 a.m. to 5 p.m. (2 times a month). When residents are not given notice that the water will be shut off, it can last from 10 a.m. to 10 p.m. (1 time a month). Also, since the A/C units in the rooms pre-date dirt, they frequently break ... which is a pain during the summer. The maintenance staff, although kind, have difficulty fixing the units ... There's constant noise from the adjacent freeways ... and You've got roaches (usually during the summer). I've seen 5 roaches within the last 2 years. To be (somewhat) fair, the rent isn't too high, the place is close to a decent grocery store (Ralphs), the parking attendants are cordial, and the place is close to college (USC). Nevertheless, I don't recommend this apartment complex, unless you have a low tolerance for a lack of water, roaches, malfunctioning A/C units and noise.

I just moved in. I am on the 9th floor south tower. Beatrice at leasing was helpful, Oli the parking manager helped me replace my FOB I lost on day 2, security/vendor came to fix my vinyl floor on day 4, Willie fixed my faucet and shower heads on day 4.. ALL DONE IN A TIMELY MANNER. Pool and spa were great, not crowded, hall way on 9th floor no smell, in fact it smells good. (try tipping the cleaning lady, she sprays more fragrance, tipping people get you faster service and respect) Valet, as I talk, chat and joke with them I have no problems dealing with them. I think people who complain have their expectations wrongly place, you can always live across the road at Bunker or the Westin if you expect luxury per se. Promenade's only annoyance to me is the stupid FIRE TRUCKS AND EMS. I thought I chose the south tower to avoid the north tower's hell at the fire station. sadly, they go south via Figueroa and wwwwuuuuu wuuuu .. SUPERBLY ANNOYING. But, city view was great though. SO in a nutshell, PT is great for the price, I would say whatever is within their control, they pass. I would complain to the fire chief though for unnecessary blaring of the horns.

Promenade towers should immediately remove the title "luxury" from their name. Maybe it was once considered as "luxury," when it was erected in the 1970's, but That's no more. The Penue is old and grimy. It seems like the water is turned off at least 10 times a month (b/c the mgmt is too cheap to replace the plumbing, so they just patch it up whenever something goes wrong), not to mention the power and the annoying fire drills. Aside from the shameless attempt by the owners to desribe their complex as "luxury," the worst thing about the Penue is the parking!!! A luxury Alat that needs to sell their 1st level of parking to nearby businesses to make an extra buck, while the rest of the tenants need to leave their vehicles w/ strange "valet" personnel? Seems a bit strange for a Penue That's apparently so "luxury." All jokes aside, if you're the type that comes home later than 8pm on a weekday, good luck finding parking. You'll have to leave you car w/ the "valet," then go back to the "valet" in the morning, at which point they'll tell you they moved your car to level 6, then you're forced to hike up to level 6 to retrieve your vehicle...all of which takes an extra 15 minutes in the morning when you're rushing to get to work or school. To put it plainly, the Penue sucks!!!
